Peach Property Group begins construction of Peninsula Beach House in Wädenswil

Zurich, 2 April 2012 – Peach Property Group AG, a leading developer of high-value residential property in German-speaking Europe, is set to commence construction of its most exclusive property, the Peninsula Beach House in Wädenswil, Switzerland.
The ground-breaking ceremony will take place on 19 April 2012. With that, Peach Property Group will start one of the company’s most ambitious residential projects, which apart from Wädenswil also include major projects currently under way in Berlin, Hamburg and Kappl bei Ischgl (A).
The Peninsula Beach House will comprise 23 high-end condominiums with a total saleable floor space of 4745 m2. Responsible for the architecture are the internationally renowned Buchner Bründler architects, who over the past 10 years have received numerous awards and realised the Swiss pavilion at the World EXPO Shanghai in 2010.
The condominiums, with a sales price starting at CHF 2.2 million, are harmoniously nestled in an idyllic park designed for future owners by landscape architect Enzo Enea. The Peninsula Beach House also encompasses a private fitness and wellness area with spa, squash and exercise facilities, an aerobics room, as well as a 20-metre indoor pool and relaxation bath.
Sustainability of the Peninsula Beach House – heating and cooling by means of lake water
The Peninsula Beach House will be constructed in keeping with the requirements of the Swiss Minergie® standard and incorporate the most modern systems for sustainable energy use. By employing heat-exchange technologies to exploit the warmth of lake water, the equivalent of 1 litre of heating oil can be generated from just 4m³ of water drawn from the Lake of Zurich. Moreover, during the warm summer months, lake water can be used to cool the building. Through installation of a heat-recovery ventilation system and the clever construction of the building’s shell, a minimal consumption of energy is ensured. At the same time, owners will be able to control the ventilation, heating, window blinds, etc. of their units via the internet, which can also contribute to energy savings.
The anticipated sales volume from the 23 condominiums amounts to roughly CHF 102 million. 25% of the units have already been notarially deeded, and a further 19% are reserved. The construction plan foresees occupancy of the units in the spring of 2014. Implenia commissioned with civil engineering work
Implenia, Switzerland’s leading construction and construction services company, has been contracted to conduct the excavation work for the Peninsula Beach House. Financing of the construction work is secured by Peach Property Group AG. According to plan, the superstructure work is scheduled to commence in early 2013. Alfred Müller AG, Baar, a leading Swiss general contractor, has been charged with the Peninsula Beach House’s superstructure work, which will begin with the laying of ca. 95 cm-thick floor slabs at the start of 2013.
Extraordinary residential property construction, directly on the Lake of Zurich – 28,000 m3 of soil excavation
This very special lakeside location requires that a number of special measures be taken. As a result, time-consuming special excavation work on the part of Implenia Bau AG in Zurich will take roughly 9 months to complete.
In the first 2 months, 4,400 m2 of sheet-pile walls will be vibrated into the ground. Due to its proximity to railway tracks, the final section of the construction pit in that area will be reinforced with a 66 metre long and 16 metre deep overlapping bored pile wall. Fortification of the lateral construction pit will be accomplished with 193 strand anchors, which will be bored as much as 23 metres into the earth. The 3900 m2 wide final section of the horizontal construction pit will be fitted with a soft-gel base, which is approximately 1 metre thick and situated at a depth of 13 metres below ground level. This very exhaustive and for Switzerland entirely new process alone will take close to 3 months to complete.
Owing to the geologic composition of the shoreline, which mainly consists of lake sediment and stream debris, the entire building will be based on 223 pillars with diameters of up to 62 cm and an average length of 16 metres. Over the entire excavation phase, approximately 28,000 m3 of diggings will be hauled away. That work will be concluded with the pouring of the lean concrete layer.

The Peninsula Beach House condominiums will offer their owners a truly rare quality of living, with direct access to the water and a breath-taking view of the Lake of Zurich in its entire length. The units have floor spaces between 130 and 290 m2, and owners have at their disposal a lavish private wellness and fitness facility with an integrated hall for indoor golf, yoga, Pilates, aerobics and squash.
The Peninsula Beach House is arising from the remains of the historically significant Giessen industrial park in Wädenswil, Switzerland, on a ca. 30 000 m2 jetty into the Lake of Zurich.
