Peach Property Group übernimmt Portfolios mit 636 Wohnungen in Nordrhein-Westfalen

  • Strategiekonformer Ausbau der standardisierten, wertsteigernden Bestandshaltung
  • Steigerung der Anzahl Wohnungen der Peach-Gruppe um 72 % auf über 1.500
  • Soll-Miete erhöht sich um rund CHF 2,25 Mio. bzw. 20 Prozent auf rund CHF 12 Mio.

Zürich, 27. März 2015 – Die Peach Property Group, ein führender Investor im Bereich Wohn- und Geschäftsimmobilien, hat einen Vertrag für den Kauf von zwei Immobiliengesellschaften notariell beurkundet. Damit übernimmt die Peach Property Group zwei Portfolios mit insgesamt 636 Wohnungen nördlich von Düsseldorf im Westen von Nordrhein-Westfalen. Die Strategie einer verstärkten Bestandshaltung im Wohnbereich in Verbindung mit standardisierter Wertsteigerung wird damit weiter vorangetrieben. Mit dem Erwerb erhöht die Peach Property Group die Anzahl der Wohnungen im Bestand um 72 Prozent auf insgesamt 1.520 Einheiten. Die vermietbare Wohnfläche wird um 44.000 Quadratmeter auf über 100.000 Quadratmeter gesteigert. Die jährliche Soll-Miete der beiden Portfolios beträgt rund CHF 2,25 Mio. (EUR 2,1 Mio.); die Ist-Miete beläuft sich leerstandsbedingt aktuell auf CHF 0.9 Mio. (EUR 0,85 Mio.). Insgesamt erhöhen sich die jährlichen Sollmieteinnahmen der Peach Property Group damit auf über CHF 12 Mio. Über den Kaufpreis wurde Stillschweigen vereinbart. Mit dem finalen Closing der Transaktion wird im Laufe der kommenden 6-8 Wochen gerechnet.

Die Portfolios mit Mietwohnungen im mittleren Preissegment teilen sich auf drei Standorte im Düsseldorfer Umland auf. Aktuell weisen die Portfolios einen hohen Leerstand von rund 60% auf. Dies primär, da die Portfolios in den letzten Jahren aufgrund finanzieller Probleme der Voreigentümer unter Insolvenzverwaltung standen. Das Mietniveau in den Portfolios liegt aktuell zudem teils merklich unterhalb der ortsüblichen Marktmiete. Die Peach Property Group sieht entsprechend signifikante Wertsteigerungsmöglichkeiten durch ein professionelles, mieterorientiertes Asset Management basierend auf den geplanten Modernisierungen sowie weiteren Massnahmen. Die angestrebte Soll-Miete für den Bestand liegt bei über EUR 2,25 Mio. pro Jahr. Das Budget der geplanten Wertsteigerungsmassnahmen beläuft sich auf bis zu EUR 6 Mio. in den kommenden Jahren. So ist unter anderem vorgesehen, in Teilen des Portfolios die Sanitäranlagen zu erneuern, Bodenbeläge und Fenster auszutauschen und neue Elektroanlagen zu installieren. Auch die Aussenanlagen sollen mittelfristig aufgefrischt werden.

Hervorheben möchte ich dabei zum Beispiel unser Portfolio in Munster, bei dem wir den Leerstand innerhalb von gut drei Jahren um 80 Prozent auf drei Prozent reduziert und den Marktwert um knapp 20 Prozent erhöht haben. Auch künftig prüfen wir die Akquisition weiterer Portfolios, um den Anteil der Renditeliegenschaften in unserem Immobilienportfolio und die laufenden Mieteinnahmen weiter zu erhöhen.“

Peach Property Group to acquire two portfolios with 636 apartments in North Rhine-Westphalia

  • Expansion of the standardised, value-enhancing investment property portfolio in line with the business strategy

 Zurich, 27 March 2015 – Peach Property Group, a leading investor in residential and commercial real estate, today announced the notarisation of an agreement for the purchase of two property companies. Under this agreement, Peach Property will acquire two portfolios with a total of 636 apartments located north of Düsseldorf in western North Rhine-Westphalia. This will enable Peach Property Group to push ahead with its strategy of increasing the focus on the residential side of its investment property portfolio in conjunction with standardised value creation. The acquisition will raise the number of apartments in Peach Property Group’s portfolio by 72 percent to 1,520 units and increase the lettable floor area by 44,000 square metres to over 100,000 square metres. The annual target rent is around CHF 2.25 million (EUR 2.1 million); on account of the vacancies, actual rent is currently CHF 0.9 million (EUR 0.85 million). Altogether, Peach Property Group’s annual target rental income will therefore increase to over CHF 12 million. The parties agreed not to disclose the purchase price. The final closing of the transaction is expected to occur in the coming six to eight weeks.

The portfolios of rental apartments in the mid-price segment are divided among three sites in the greater Düsseldorf area. Currently, the portfolios have a high vacancy rate of around 60%, mainly because they were in administration in recent years owing to the previous owner’s financial difficulties. In many parts, the level of rent in the portfolios is also significantly lower than the market rent in this area at the present time. As a result, Peach Property Group sees considerable opportunities for appreciation through professional, tenant-orientated asset management based on the planned modernisation and other measures. The annual target rent Peach Property hopes to achieve for its portfolio is thus over EUR 2.25 million. Up to EUR 6 million has been earmarked for the measures to be taken in the coming years to increase the portfolio’s value. These include renovating the sanitary facilities, replacing the floor coverings and windows and installing new electrical systems in parts of the new portfolio. The exterior space will also be given a facelift in the medium term.

With selective investments in the new properties we will significantly increase not only the occupancy rate and hence our rental income, but also the value of the properties. This is something that we also managed to do in the past with other properties in our portfolio. Take, for example, our portfolio in Munster: here, we reduced the vacancy rate by 80 percent in just over three years to three percent and increased the market value by almost 20 percent. Going forward, we will look into acquiring additional portfolios so as to continue to increase the share of investment properties in our property portfolio and boost current rental income.“

Peach Property Group ändert Verwaltungsrat und konkretisiert Kostensenkungsprogramm

 Zürich, 20. März 2015 – Die Peach Property Group, ein führender Investor im Bereich Wohn- und Geschäftsimmobilien, gibt Veränderungen im Verwaltungsrat bekannt. Das Gremium soll von momentan sechs Mitgliedern auf drei Mitglieder verkleinert werden. Als Folge dieser Umbildung wird der Generalversammlung, die am 8. Mai 2015 in Zürich stattfindet, mit Reto A. Garzetti ein neuer Verwaltungsratspräsident mit hoher Expertise im Bereich Immobilien und Finanzen vorgeschlagen.

Reto A. Garzetti (55) hat Betriebswirtschaft mit dem Schwerpunkt Bank-wissenschaften / Handels- und Wertpapierrecht an der Universität Zürich studiert und ist schweizerischer und italienischer Staatsbürger. Sein Tätigkeitsgebiet ist fokussiert auf Immobilien, Pharma und Maschinenbau. So gehört er mehreren Verwaltungsräten von verschiedenen Unternehmen in der Schweiz und in den USA an. Seit 1999 ist er als Partner und Vizepräsident des Verwaltungsrats beim Anlageberatungsunternehmen SE Swiss Equities AG in Zürich tätig. Er gehört darüber hinaus dem Verwaltungsrat des global aufgestellten Pharmazeutika-Unternehmens Siegfried Holding AG an. Weitere Verwaltungsratsmandate in der Schweiz hat er im Immobilienbereich u.a. bei der Meili & Peter Architekten AG, der HFS Helvetic Financial Services AG sowie bei der AGI AG inne. In den USA ist Garzetti im Verwaltungsrat bei Southeastern Technologies Inc. sowie bei Setech Inc.

Die Präsidentin Dr. Corinne Billeter-Wohlfahrt sowie die Mitglieder des Verwaltungsrats der Peach Property Group Dr. Christian Wenger und Dr. Thomas Wolfensberger, werden sich auf der Generalversammlung nicht mehr zur Wiederwahl stellen. Dr. Thomas Wolfensberger wird sich damit vollständig auf die Position des Chief Executive Officer (CEO) der Gruppe konzentrieren und die Strategie einer verstärkten, auf Wertsteigerung ausgerichteten Bestandshaltung sowie einer standardisierten Immobilienentwicklung intensiv vorantreiben. Im Rahmen der organisatorischen Straffung legt Martin Eberhard sein Mandat als Mitglied des Verwaltungsrats mit sofortiger Wirkung nieder. Die weiteren Mitglieder des Verwaltungsrats, Peter E. Bodmer und Dr. Christian De Prati, werden zur Wahl für ein weiteres Amtsjahr vorgeschlagen.

Der Verwaltungsrat dankt den scheidenden Verwaltungsratsmitgliedern für ihren unermüdlichen Einsatz für die Gesellschaft.

Gleichzeitig gibt die Gesellschaft erste Details des bei der Bilanzmedienkonferenz am 10.3.2015 angekündigten Kosteneinsparungsprogramms bekannt. In Absprache mit dem Verwaltungsrat verzichtet der CEO Dr. Thomas Wolfensberger in diesem Zuge auf grosse Teile seines jährlichen Fixgehaltes. Dieses verringert sich um CHF 200‘000 auf jährlich CHF 350‘000. Durch diese und weitere Massnahmen soll bis zum Ende des ersten Halbjahres ein Paket geschnürt werden, welches vorerst zu jährlichen Kostensenkungen im Umfang von mindestens CHF 2.5 Mio. führen wird.

Dr. Thomas Wolfensberger kommentierte: „Peach hat es im vergangenen Jahr geschafft, mit den Mieteinnahmen die Grenze von CHF 10 Mio. pro Jahr zu überschreiten, gleichzeitig haben wir unsere jährlichen operativen Kosten bereits in den vergangenen beiden Jahren um CHF 4 Mio. reduziert. Nun, da die grössten Entwicklungsprojekte abgeschlossen sind, werden wir unsere Kostenbasis nochmals stark abbauen können. Peach Property Group changes Board of Directors and announces details of cost-cutting programme

  • Reduction of Board of Directors to three members

Zurich, 20 March 2015 – Peach Property Group, a leading investor in residential and commercial real estate, today announced changes on its Board of Directors. The Board will be downsized from currently six to three members. At the same time, Reto A. Garzetti, who has great property and finance expertise, will be nominated for election as the new President of the Board of Directors at the General Meeting to be held on 8 May 2015.

Reto A. Garzetti (55) studied business administration with an emphasis on banking sciences / commercial and securities law at the University of Zurich. He has dual Swiss/Italian citizenship. His work is focused on the property, pharmaceutical and mechanical engineering sectors. He is a member of several Boards of Directors of different companies in Switzerland and the United States. Since 1999, Mr. Garzetti has been a partner and a vice president of the Board of Directors of investment consulting company SE Swiss Equities AG in Zurich. He is also a member of the Board of Directors of global pharmaceutical company Siegfried Holding AG. Further Board of Director memberships in the real estate area in Switzerland include Meili & Peter Architekten AG, HFS Helvetic Financial Services AG as well as AGI AG. In the United States, Mr. Garzetti is a member of the Board of Directors of Southeastern Technologies Inc. and Setech Inc.

The Group’s President, Dr. Corinne Billeter-Wohlfahrt, as well as the members of Peach Property Group’s Board of Directors, Dr. Christian Wenger and Dr. Thomas Wolfensberger will not stand for re-election at the General Meeting. Going forward, Dr. Thomas Wolfensberger will fully devote himself to his work as the Group’s Chief Executive Officer (CEO). In this capacity he will be pushing ahead with the strategy of increasing the focus on investment properties aimed at increasing value and of implementing standardised property development. In the context of the organisational streamlining, Martin Eberhard resigns from his post as a Board member with immediate effect.  The other members of the Board of Directors, Peter E. Bodmer and Dr. Christian De Prati will be nominated for further one-year terms of office.

The Board of Directors thanks its departing members for their untiring work for the Group.

At the same time, the Group disclosed initial details of the cost-saving programme announced at its financials press conference on 10 March 2015. In agreement with the Board of Directors, CEO Dr. Thomas Wolfensberger will forgo a large portion of his annual fixed salary, which will be reduced by CHF 200,000 to CHF 350,000. Coupled with other measures, the Group aims to create a package by the end of the first half-year that will result in annual cost savings of at least CHF 2.5 Mio.

Dr. Thomas Wolfensberger commented: “Last year Peach managed to boost its rental income to more than CHF 10 million. At the same time, we reduced our annual operating expenses by CHF 4 million in the past two years. Now that the largest development projects have been completed, we will be able to reduce our cost base even further. At the same time, we will enhance our asset management expertise for property portfolios. The changes, which affect our entire Group, all aim to ensure a sustainable and profitable future.”

Peach Property Group publishes 2014 financial statements

  • Rental income up by 34 percent to CHF 7.7 million
  • Market value of investment properties up 32 percent to CHF 183 million
  • Reduction of financing liabilities by CHF 77 million

 Zurich, 10 March 2015 – Peach Property Group, a leading investor for residential and commercial real estate, has more than tripled its operating income in 2014 according to its final figures. This figure has lifted to CHF 196.6 million compared to CHF 61.6 million in the previous year. In particular the income generated from handing over apartments in the developments had a positive impact, as did value appreciations of the investment properties and increased rental income.

However, during the period under review there were unfavourable extraordinary effects from major projects in the luxury segment to be completed shortly, which had a negative impact of around CHF 16 million on earnings. Including these one-off expenses, the group had to book a loss of CHF 10.4 million after profits in the previous year of CHF 1.4 million. Downstream tax effects of CHF 2.0 million caused the net loss in the final figures for 2014 to be slightly lower than had been forecast when the preliminary figures were presented.

The extraordinary charges resulted from defective services provided by individual companies that had been engaged in the major projects “yoo berlin”, “Am Zirkus 1” and “H36”. These issues came to light during the final inspections of the properties and in preparations for their handovers. Peach Property Group has already initiated legal action against the companies responsible in order to obtain a refund for the extraordinary additional costs.

The affected projects in Germany have now mostly been completed as compensatory activities have been put in place, and the majority of the apartments sold have been handed over to their buyers. The sale of the “Am Zirkus 1” property to a special-purpose fund run by KanAm Grund has now also been closed.

Handing over apartments to buyers from the now mostly completed major projects resulted in a substantial income from development properties in the amount of CHF 126.7 million after CHF 5.7 million in the previous year.  Our portfolio of investment properties also exhibited significant growth: Rental income was up by around 34 percent from CHF 5.7 million to CHF 7.7 million. At the same time, the annual target rents passed the CHF 10 million mark at the end of 2014 with the acquisition of a residential portfolio in North Hesse and a hotel in Bad Reichenhall. The vacancy rate was cut once again and totalled 12.2 percent, down 2.3 percentage points year-on-year.

These two purchases and the operating and development progress in the two existing investment properties caused the income from the revaluation of investment properties to increase to CHF 30.4 million (net) compared to CHF 25.2 million in 2013. As a result of the value appreciation and acquisitions the market value of the investment portfolio increased by around 32 percent, up to CHF 183 million. The entire Peach investment portfolio recorded a gross return of almost 7 percent at the end of 2014, based on the revaluations.

The increases in value and the acquisitions for the Group’s investment properties also meant that the share of the investment portfolio within the total portfolio increased from 26 to 38 percent, in line with strategy. The Group is expecting a further increase in the current year 2015. This proportion has increased to a current total of around 46 percent purely as a result of the sale of the “Am Zirkus 1” project in Berlin, which has now been sold.

Development and construction management services also made a positive contribution to earnings. Income from this area was up year-on-year by 52 percent to CHF 24.9 million. The majority of this was due to the “Peninsula Beach House” project in Switzerland. Construction work for this project was completed at the end of 2014, on schedule, and all of the apartments that had been sold were handed over to their buyers.

As part of the completion work and handovers, total debt (mortgages, construction loans as well as current and non-current financing liabilities) were cut, as planned, by almost 27 percent to CHF 214 million (previous year: CHF 291 million).  In particular it was possible to reduce financing liabilities, which bear interest of over 7 percent, by around 42 percent (from CHF 23.8 to CHF 13.8 million). This process has continued at the start of 2015.  The average interest rate in 2014 was 3 percent for construction loans for development properties, 2.3 percent for mortgages for investment properties, and 7 percent for financing liabilities.

As a result of the consolidated net loss, the Peach Property Group’s equity fell to CHF 84.7 million (IFRS) at the end of 2014 or CHF 100.1 at market value (compared to CHF 95.8 million and CHF 126.4 million on 31 December 2013). At the same time, handovers of completed apartments to buyers also reduced total assets by a substantial amount. As a result, the equity ratio was on a par with the previous year. According to IFRS, this totalled 20 percent at the end of 2014, and 23 percent according to market values.

Peach Property Group is confident that it will record a profit again in the current fiscal year 2015. For example, the “Living 108” project is scheduled for completion in the second quarter of 2015 and will contribute substantially to the annual earnings in 2015. The Group is also expecting rental income to increase significantly as a result of the recent acquisitions in the investment portfolio. Finally, as a result of progress in the development of the two major investment projects “Gretag/Regensdorf” and “Rheinische Str. 173” in Dortmund, the Group is also expecting further value appreciation for these projects

The Group is holding to its target of increasing its equity ratio at market values to 40 percent over the medium term, i.e., in the next two years. Business activities continue to focus on investment properties. Specific investments will be made to further increase the value of the investment properties, and the portfolio will be further expanded. In order to make optimum use of the potential within its portfolio, the position of Chief Operation Officer (COO) /Head of Asset Management has been created in the Managing Board of the Group’s German subsidiary Peach Property Group (Deutschland) AG. A true industry expert has been engaged for this position – initially on a mandate basis.

Dr. Corinne Billeter-Wohlfahrt, President of the Board of Directors: “The Board of Directors had cost developments and workflows for our major projects in Germany reviewed by an independent expert in February 2015. This review confirmed that the costs estimated at the end of 2014 were adequate, and that financial controls were effective. In contrast, the Board of Directors sees potential for improvement with regard to technical project management on the basis of which the structural changes were implemented. The newly created COO position in Germany as well as a partnership with a leading technical company will do this potential justice. The assessment of the situation further revealed that no further action is required and, in particular, that the course we started to take last year is highly promising and is one we should continue to follow. We plan to continue to reduce the proportion of development projects in our overall portfolio in favour of investment properties – with a particular focus on Germany. This will minimise risks and stabilise income.”

In addition, implementing this strategy has allowed us to reduce our expense items and will also continue to do just that in 2015.”

Peach Property Group legt Jahresabschluss 2014 vor

Zürich, 10. März 2015 – Die Peach Property Group, ein führender Investor im Bereich Wohn- und Geschäftsimmobilien, hat den Betriebsertrag im Geschäftsjahr 2014 nach endgültigen Zahlen mehr als verdreifacht. Dieser belief sich auf CHF 196,6 Mio. nach CHF 61,6 Mio. ein Jahr zuvor. Positiv wirkten sich vor allem Erträge aus der Übergabe von Wohnungen der Projektentwicklungen, Wertsteigerungen des Bestandsportfolios sowie erhöhte Mieteinnahmen aus.

Allerdings fielen im Berichtszeitraum wie bereits vermeldet negative Sondereffekte aus auslaufenden Grossprojekten im Luxusbereich an, wodurch das Ergebnis mit rund CHF 16 Mio. belastet wurde. Einschliesslich dieser Einmalaufwendungen musste die Gesellschaft einen Verlust in Höhe von CHF 10,4 Mio. verbuchen nach einem Gewinn im Vorjahr von CHF 1,4 Mio. Aufgrund nachgelagerter Steuereffekte im Umfang von rund CHF 2,0 Mio. fiel der Fehlbetrag für das Gesamtjahr 2014 nach endgültigen Zahlen etwas geringer aus als mit Vorlage der vorläufigen Zahlen prognostiziert worden war.

Die Sonderbelastungen ergaben sich durch mangelnde Leistungen von einzelnen beauftragten Unternehmen bei den Grossprojekten „yoo berlin“, „Am Zirkus 1“ sowie „H36“, die im Zuge von Abnahmen der Gewerke und Übergabevorbereitungen der Objekte zutage getreten sind. Die Peach Property Group hat bereits rechtliche Schritte gegen die verantwortlichen Unternehmen eingeleitet, um die ausserordentlichen Mehrkosten erstattet zu bekommen.

Die betroffenen Projekte in Deutschland konnten durch Ersatzmassnahmen mittlerweile nahezu abgeschlossen und der Grossteil der Wohnungen an die Erwerber übergeben werden. Auch wurde der Verkauf des Objektes „Am Zirkus 1“ an einen Spezialfonds der KanAm Grund mittlerweile abgeschlossen.

Durch Wohnungsübergaben der weitgehend fertiggestellten Grossprojekte ergab sich 2014 ein erheblicher Ertrag aus Entwicklungsliegenschaften in Höhe von CHF 126,7 Mio. nach CHF 5,7 Mio. im Vorjahr. Erfreulich hat sich insbesondere auch das Bestandsportfolio entwickelt. So konnten die Mieterträge von CHF 5,7 Mio. um rund 34 Prozent auf CHF 7,7 Mio. erhöht werden. Gleichzeitig übersteigen die jährlichen Sollmieten mit der Akquisition eines Wohnportfolios in Nordhessen und eines Hotels in Bad Reichenhall Ende 2014 erstmals CHF 10 Mio. Die Leerstandsrate wurde erneut reduziert und lag mit 12,2 Prozent 2,5 Prozentpunkte unter dem Vorjahresniveau.

Durch die beiden Ankäufe sowie operative bzw. planerische Fortschritte bei den bestehenden Renditeliegenschaften belief sich der Ertrag aus der Neubewertung der Bestandsobjekte auf netto CHF 30,4 Mio. nach CHF 25,2 Mio. in 2013. Entsprechend konnte der Wert des Bestandsportfolios deutlich gesteigert werden und überstieg mit CHF 183 Mio. den Vorjahreswert um rund 32 Prozent. Das gesamte Peach-Bestandsportfolio erwirtschaftete Ende 2014 auf Basis der Neubewertungen eine Bruttorendite von knapp 7 Prozent.

Die Wertsteigerungen und Akquisitionen im Bestandsbereich liessen den Anteil an Renditeliegenschaften am Gesamtportfolio strategiekonform von 26 auf 38 Prozent ansteigen. Für das laufende Jahr 2015 erwartet die Gruppe eine weitere Zunahme. Alleine durch den inzwischen vollzogenen Verkauf des Projektes „Am Zirkus 1“ in Berlin erhöht sich der Anteil auf aktuell rund 46 Prozent.

Einen deutlich positiven Ergebnisbeitrag ergab sich schliesslich aus den Entwicklungs- und Baumanagement-Dienstleistungen. Der Ertrag aus diesem Bereich konnte im Vergleich zum Vorjahr um 52 Prozent auf CHF 24,9 Mio. gesteigert werden und betraf mehrheitlich das Projekt „Peninsula Beach House“ in der Schweiz. Die Bauarbeiten bei diesem Projekt wurden Ende 2014 planmässig abgeschlossen und sämtliche verkauften Wohnungen an die Erwerber übergeben.

Im Zuge der Fertigstellungen und Übergaben konnte die Gesamtverschuldung (Hypotheken, Baukredite sowie kurz- und langfristigen Finanzverbindlichkeiten) wie geplant um knapp 27 Prozent  auf rund CHF 214 Mio. reduziert werden (Vorjahr CHF 291 Mio.).  Insbesondere die mit über 7 Prozent verzinslichen Finanzverbindlichkeiten konnten dabei um rund 42 Prozent verringert werden (von CHF 23,8 auf CHF 13,8 Mio.). Dieser Prozess hat sich Anfang 2015 weiter fortgesetzt.  Der durchschnittliche Zinssatz betrug 2014 für 3 Prozent für Finanzierungen von Entwicklungsliegenschaften, 2,3 Prozent für Hypotheken für Bestandsliegenschaften  sowie 7 Prozent für Finanzverbindlichkeiten.

In Folge des Konzernfehlbetrages verringerte sich das Eigenkapital der Peach Property Group zum Ende Dezember 2014 auf CHF 84,7 Mio. nach IFRS bzw. CHF 100,1 Mio. zu Marktwerten (nach CHF 95,8 Mio. bzw. CHF 126,4 Mio. zum Vorjahresstichtag). Durch die Übergabe der fertiggestellten Wohnungen hat sich gleichzeitig die Bilanzsumme deutlich verkürzt. Daher lag die Eigenkapitalquote auf dem Niveau des Vorjahres. Nach IFRS belief sich diese per Ende 2014 auf 20 Prozent und nach Marktwerten auf 23 Prozent.

Für das laufende Geschäftsjahr 2015 ist die Peach Property Group zuversichtlich, wieder einen Gewinn zu erwirtschaften. So ist  u.a. für das zweite Quartal 2015 die Fertigstellung des Projektes „Living 108“ vorgesehen, woraus sich für die Peach Property Group ein signifikanter Beitrag für das Jahresergebnis 2015 ergeben wird. Ebenso erwartet die Gruppe auf Grund der jüngst erfolgten Akquisitionen im Bestandsportfolio eine deutliche Steigerung der Mieteinnahmen. Schliesslich wird aufgrund von Planungsfortschritten bei den Bestandsprojekten „Gretag/Regensdorf“ und „Rheinische Str. 173“ in Dortmund auch für 2015 eine operative Wertsteigerung des Bestandsportfolios erwartet.

Die Gesellschaft hält am Ziel fest, mittelfristig, d.h. im Laufe der nächsten 2 Jahre, die Eigenkapitalquote zu Marktwerten auf 40 Prozent zu erhöhen. Der Schwerpunkt der weiteren Geschäftstätigkeit liegt auf dem Bestandsbereich. Durch gezielte Investitionen soll der Wert der Renditeliegenschaften weiter gesteigert und das Portfolio nochmals ausgebaut werden. Um die Marktpotenziale optimal zu nutzen, wurde eine neue Position des Chief Operating Officer (COO) – Leiter Asset Management auf Vorstandsebene der deutschen Tochtergesellschaft Peach Property Group (Deutschland) AGgeschaffen. Auf Mandats-Basis konnte kurzfristig ein ausgewiesener Branchenexperte für diese Position gewonnen werden.

Dr. Corinne Billeter-Wohlfahrt, Präsidentin des Verwaltungsrates: „Der Verwaltungsrat hat die Kostenentwicklung und Prozesse bei den Grossprojekten in Deutschland im Februar 2015 durch eine unabhängige Untersuchung beleuchten lassen. Darin wurde die Angemessenheit der Kostenschätzung per Ende Jahr 2014 sowie ein effektives finanzielles Controlling bestätigt. Der Verwaltungsrat sieht im Bereich der technischen Projektleitung Verbesserungspotenziale auf Basis derer die entsprechenden strukturellen Massnahmen eingeleitet wurden.
Die neugeschaffene Stelle im Deutschen Vorstand sowie eine Partnerschaft mit einem marktführenden Unternehmen im technischen Bereich tragen  u.a. diesen Potenzialen Rechnung. Die umfassende Lagebeurteilung hat gezeigt, dass sich darüber hinaus keine Massnahmen aufdrängen und dass insbesondere der letztes Jahr eingeschlagene Weg erfolgsversprechend ist und weiter begangen werden soll: Der Anteil von Projektentwicklungen am Gesamtportfolio soll weiter reduziert werden, zugunsten von Bestandsliegenschaften – dies insbesondere in Deutschland. Das wird die Risiken minimieren und die Erträge stabilisieren.“

Im Zuge der Umsetzung dieser Strategie konnten wir zudem Aufwandspositionen reduzieren und werden dies auch im laufenden Jahr tun.“

Peach Property Group AG: Sale of major “Am Zirkus 1” project completed

  • Project sale to KanAm Grund Group special property fund executed
  • Cash return of CHF 13 million is slightly above the expected range

 Zurich, 19 February 2015 – Peach Property Group, a leading investor in residential and commercial real estate, today announced that it has completed the sale of its major “Am Zirkus 1” project in Berlin. The agreement concerning the sale of the property to a special property fund of KanAm Grund Group had been notarised in October 2014. Execution had been subject to several qualitative conditions, all of which have now been met. The transaction will generate a cash return of approx. CHF 13 million for Peach Property Group, which is slightly above the expected range. These funds are earmarked for the continued reduction of liabilities and for the expansion of the Group’s investment portfolio in line with its strategy, thus increasing current income further. In this sale, Peach Property Group was advised by Tylor Wessing and CBRE.

The “Am Zirkus 1” project was developed by a joint venture with Deutsche Immobilien AG (DIAG), in which Peach Property Group held a share of 80 percent. The building is situated in a central location directly on the River Spree in Berlin, next to Peach’s “yoo berlin” project of up-market condominiums. On an area of around 11,000 square metres, it comprises a 4-star hotel with 309 rooms operated by the Fattal Group under the “Leonardo” brand as well as several commercial and office units with a gross floor area of around 5,000 square metres. The anchor tenant is the strategy consulting firm Roland Berger Strategy Consultants. The remaining commercial spaces have also been rented out in the meantime. The Association of German Engineers (VDI) is another major tenant that signed a long-term lease at attractive market terms. As a result, the joint venture is handing over a fully occupied property.

Peach Property Group AG: Verkauf des Grossprojekts „Am Zirkus 1“ abgeschlossen

 Zürich, 19. Februar 2015 – Die Peach Property Group, ein führender Investor im Bereich Wohn- und Geschäftsimmobilien, hat den Verkauf ihres Grossprojekts „Am Zirkus 1“ in Berlin abgeschlossen. Der Vertrag über die Veräusserung des Objektes an einen Spezial-Immobilienfonds der KanAm Grund Group war im Oktober 2014 beurkundet worden. Der Vollzug hatte unter dem Vorbehalt von verschiedenen qualitativen Bedingungen gestanden, die nun vollumfänglich erfüllt worden sind. Die Peach Property Group erzielt durch die Transaktion einen Cash-Rückfluss von ca. CHF 13 Mio., was leicht über der erwarteten Spanne liegt. Diese Mittel sollen zur weiteren Reduktion der Verbindlichkeiten sowie zur strategiekonformen Erweiterung des Bestandsportfolios genutzt werden und damit die laufenden Einnahmen weiter erhöhen. Der Verkauf wurde seitens der Peach Property Group von Taylor Wessing und CBRE beratend begleitet.

Das Projekt „Am Zirkus 1“ wurde im Rahmen eines Joint Ventures mit der Deutschen Immobilien AG (DIAG) entwickelt, wobei sich der Anteil der Peach Property Group auf 80 Prozent belief. Das Gebäude befindet sich an zentraler Lage in Berlin direkt an der Spree, neben dem Peach-Projekt „yoo berlin“. Es umfasst auf einer Fläche von rund 11.000 Quadratmetern ein 4-Sterne-Hotel mit 309 Zimmern, das von der Fattal Group unter dem Label „Leonardo“ betrieben wird, sowie weitere Gewerbe- und Büroeinheiten mit einer Bruttogeschossfläche von ca. 5.000 Quadratmetern. Ankermieter ist das Strategieberatungsunternehmen Roland Berger Strategy Consultants. Mittlerweile konnten auch die restlichen Gewerbeflächen vermietet werden. Mit dem VDI (Verein Deutscher Ingenieure) wurde ein weiterer grosser Mieter langfristig und zu attraktiven Marktkonditionen gewonnen. Damit wird nun ein vollständig vermietetes Objekt übergeben.

Peach Property Group AG: Ausserordentliche Belastung des Jahresergebnisses 2014 durch auslaufende Projektentwicklung

Zürich, 30. Januar 2015 – Die Peach Property Group AG, ein führender Investor im Bereich Wohn- und Geschäftsimmobilien, hat 2014 ihr Portfolio an Bestands-liegenschaften strategiekonform ausgebaut; gegenüber dem Vorjahr erreicht es mit einem Marktwert von rund CHF 182 Mio. einen um rund 30 Prozent höheren Wert. Durch die Übergabe von Objekten an Käufer konnte der Marktwert des Portfolios an Entwicklungsliegenschaften um ebenfalls rund 30 Prozent auf knapp CHF 300 Mio. reduziert werden. Dieser an Gewicht verlierende Unternehmensteil hat das Ergebnis 2014 mit zusätzlich notwendigen Abschreibungen allerdings noch einmal signifikant belastet.

Die neuerliche Belastung betrifft drei Entwicklungsprojekte in Berlin und Hamburg, welche kurz vor dem Abschluss stehen. Aufgrund mangelhafter Leistung einzelner beauftragter Unternehmen, die nach der Insolvenz der Generalunternehmer und der damit notwendig gewordenen Nachbeauftragungen für die technische Gebäudeausrüstung in Berlin sowie für die technische Gebäudeausrüstung und den Innenausbau in Hamburg verantwortlich zeichneten, entstanden noch einmal signifikante Mehrkosten. Mit allen drei Unternehmen wurde die Zusammenarbeit im 2. Halbjahr 2014 vorzeitig beendet, um die Gebäude mit Ersatzvornahmen fertigzustellen.

Insgesamt wurde die Erfolgsrechnung der Peach Property Group für daraus realisierte und noch  zu erwartende Mehrkosten im 2. Halbjahr 2014 einmalig mit rund CHF 18 Mio. belastet, was 6 Prozent der gesamten Investitionskosten von rund CHF 310 Mio. entspricht. Die unmittelbar durch Kündigung und Ersatzvornahmen hervorgerufenen Mehrkosten betrugen etwa CHF 6,5 Mio. Diese zogen Kosten für Bauzeitverlängerung und Zinsen im Umfang von CHF 9 Mio. nach sich. Schliesslich ergaben sich aufgrund der Reduktion der zu erwartenden Gewinne Abschreibungen der aktivierten Verlustvorträge im Umfang von weiteren CHF 2,5 Mio. Peach wird versuchen, diese Kostensteigerungen auf die verantwortlichen Unternehmen zu überwälzen und hat entsprechende rechtliche Schritte eingeleitet.

Die notwendig gewordenen Neuvergaben bei den jeweiligen Projekten sind mittlerweile soweit beauftragt  bzw. abgeschlossen, dass keine weiteren Belastungen zu erwarten sind.  So konnten bis Ende Januar 2015 79 von 98 Einheiten beim Projekt „yoo berlin“ sowie 24 von 44 Wohnungen beim Projekt „H36“ in Hamburg übergeben werden.

Durch diese ausserordentliche Belastung resultiert für das Berichtsjahr 2014 ein voraussichtlicher Konzernverlust nach Steuern in Höhe von rund CHF 13 Mio.  Darin sind alle oben genannten Sonderkosten enthalten.

Das Bestandsportfolio der Peach Property Group entwickelte sich hingegen sehr erfreulich. Die Ist-Mieterträge aus den Bestandsliegenschaften stiegen nach vorläufigen Zahlen 2014 um mehr als 30 Prozent auf rund CHF 7,7 Mio. nach CHF 5,8 Mio. im Vorjahr.  Strategiekonform wurde der Bestand 2014 weiter ausgebaut. Nach dem im November 2014 vermeldeten Erwerb von 336 Wohnungen in Nordhessen verfügte die Peach Property Group zum Jahresende über 884 Wohnungen, verglichen mit 548 Einheiten ein Jahr zuvor. Die Gesamtfläche des Bestandsportfolios summierte sich zum Jahresultimo auf 117.603 Quadratmeter verglichen mit 87.986 Quadratmetern ein Jahr zuvor.  Details zum Portfolio sind dem heute erschienen Asset Reporting zu entnehmen.

Im Gleichschritt mit dem erwarteten Verlust wird sich auch das ausgewiesene Eigenkapital der Gruppe für 2014 reduzieren. Da sich aufgrund der Wohnungs-übergaben auch die Bilanzsumme verringert, rechnet die Peach Property Group in etwa mit einer gegenüber dem Vorjahr in etwa konstanten Eigenkapitalquote. Für das Jahr 2015 rechnet die Peach Property Group infolge der Quasi-Parität des Euro zum Schweizer Franken nach der Aufhebung des Mindestkurses durch die Schweizerische Nationalbank mit einer weiteren einmaligen Reduktion des Eigenkapitals um CHF 6-7 Mio., wobei sich gleichzeitig auch die Bilanzsumme reduzieren wird. Auf die Eigenkapitalquote wird die Schwäche des Euro damit nur geringe Auswirkungen haben. Trotz dieser aussergewöhnlichen Herausforderungen im Geschäftsjahr 2014 sowie im laufenden Jahr hält die Peach Property Group am kommunizierten Ziel einer Erhöhung der Eigenkapitalquote auf 40 Prozent fest und  ist zuversichtlich, 2015 wieder ein positives Ergebnis erzielen zu können. Ob zur Erreichung der vorgenannten Zielsetzungen weitere Massnahmen notwendig sind, ist aktuell Gegenstand einer Prüfung.

Diese Projekte  sind nunmehr annähernd abgeschlossen, und der Fokus der Peach Property Group wird zukünftig auf dem Portfolio an Bestandsimmobilien liegen.“

Peach Property Group AG: Extraordinary factors due to nearly completed project developments depress annual earnings for 2014

  • Net loss of around CHF 13 million based on preliminary figures

Zurich, 30 January 2015 – Peach Property Group AG, a leading investor in residential and commercial real estate, today announced that it expanded its investment property portfolio in accordance with its strategy in 2014. Compared with the previous year, the market value of the investment property portfolio increased by some 30 percent to around CHF 182 million. As a result of property handovers to buyers, the market value of the portfolio of development properties decreased by around 30 percent to just under CHF 300 million. However, this line of business, which is becoming less important for the company, had a significant negative impact on 2014 earnings due to additional write-downs. The additional negative impact concerns three development projects in Berlin and Hamburg, which will be completed shortly. The Group incurred significant additional costs due to inadequate services provided by some of the contractors who were responsible for the technical equipment of buildings in Berlin and the technical equipment and interior work in Hamburg. These companies have been commissioned after the general contractor had filed for bankruptcy in 2013. Collaboration with all three companies was terminated early in the second half of 2014 in order to complete the buildings by way of substitute performance. In the second half of 2014 additional costs incurred and expected in this connection had a one-time negative impact of around CHF 18 million on the income statement of Peach Property Group. This represents six percent of the total capital expenditure of around CHF 310 million. The additional costs caused directly by termination and substitute performance amounted to around CHF 6.5 million. However, these also resulted in costs of CHF 9 million due to the longer construction period and interest. The decrease in expected profits also resulted in write-downs of recognized loss carryforwards amounting to a further CHF 2.5 million. Peach will try to offload these cost increases to the companies responsible and has initiated legal action to this effect. The necessary commissioning of new contractors for the respective projects has been completed in the meantime so that no additional negative impact is to be expected.  By 25 January 2015, 79 of the 98 units at the “yoo berlin” project and 24 of the 44 apartments at the “H36” project in Hamburg were handed over to the buyers. These extraordinary factors are expected to result in a consolidated loss after taxes of around CHF 13 million for the 2014 reporting year.  This figure includes all extraordinary items mentioned above. In contrast, the investment portfolio of Peach Property Group performed very well. According to preliminary figures, rental income from the investment properties rose by more than 30 percent, from CHF 5.8 million in 2013 to around CHF 7.7 million in 2014.  Reflecting the Group’s strategy, the portfolio was expanded further in 2014. After the acquisition of 336 apartments in Northern Hesse, which was announced in November 2014, Peach Property Group had a portfolio of 884 apartments at year’s end. This compares to 548 units in the previous year. The total floor space of the investment portfolio amounted to 117,603 square metres, compared with 87,986 square metres in the previous year.  For detailed information about the portfolio, please also refer to the Asset Reporting published today. The Group’s equity shown for 2014 will decrease in line with the expected loss. Since the handover of apartments also reduces the Group’s total assets, Peach Property Group expects its equity ratio to remain at roughly the same level as in the previous year. For 2015, Peach Property Group expects an additional reduction in equity of CHF 6-7 million – with a simultaneous decrease in total assets – as a result of the quasi 1:1 parity of the Swiss franc to the Euro following the discontinuation of the minimum exchange rate by the Swiss National Bank. The Euro’s weakness will therefore only have a minor impact on the equity ratio. Despite these extraordinary challenges in the 2014 financial year and in the current year, Peach Property Group reiterates its previously announced goal of increasing its equity ratio to 40 percent and is confident that it will be able to report a profit again in 2015. The Group is currently in the process of reviewing whether additional action needs to be taken to achieve the targets mentioned above.
