Peach Property Group AG erweitert Portfolio; Soll-Mieteinnahmen übersteigen erstmals CHF 10 Mio. p.a.

  • Portfolio mit 336 Wohnungen in Nordhessen beurkundet

 Zürich, 6. November 2014 – Die Peach Property Group AG, ein führender Immobilien-Investor und Entwickler von hochwertigen Wohn- und Geschäfts-immobilien, baut durch die Übernahme eines in Nordhessen angesiedelten Immobilienunternehmens ihr Portfolio an Bestandsliegenschaften deutlich aus. Durch die Übernahme erweitert die Gruppe ihr Wohnportfolio um 336 Wohneinheiten. Diese sind auf drei Standorte im Einzugsgebiet von Kassel verteilt und befinden sich in einem guten baulichen Zustand. Insgesamt verfügen sie über eine vermietbare Fläche von knapp 23‘000 Quadratmetern. Die jährlichen Soll-Mieteinnahmen der Peach Property Group werden durch diese Akquisition um mehr als CHF 1,2 Mio. (ca. EUR 1 Mio.) auf leicht über CHF 10 Mio. (EUR 8,3 Mio.) erhöht.

Die Anfangsrendite des Portfolios liegt bei über 11 Prozent. Der Vollzug des Kaufs hängt noch von der finalen Zustimmung der finanzierenden Bank ab, welche im Laufe der kommenden Wochen erwartet wird.

Durch diese Transaktion erhöht die Peach Property Group ihren Wohnungsbestand auf insgesamt 884 Wohneinheiten. Sie forciert somit die Strategie, die Einnahmen durch eine verstärkte Bestandshaltung weiter zu verstetigen. Um die Mieteinnahmen weiter zu erhöhen und zudem eine Wertsteigerung zu erzielen, beabsichtigt die Gesellschaft gezielte Investition in die Modernisierung der Objekte, wie sie dies an anderen Standorten bereits erfolgreich praktiziert hat. Dadurch soll der aktuelle Vermietungsstand des neu erworbenen Wohnungsportfolios von derzeit 87 Prozent deutlich erhöht werden.

Darüber hinaus gibt die Peach Property Group den Vollzug des Kaufs und damit die grundbücherliche Übertragung eines Grundstücks in Wollerau in der Schweiz sowie eines Hotels in Bad Reichenhall in Deutschland bekannt. In Wollerau plant Peach auf dem neu erworbenen, rund 5‘300 Quadratmetern grossen Grundstücks zusammen mit dem angrenzenden bereits im Besitz stehenden Grundstück eine parkähnliche Bebauung mit Eigentumswohnungen. Die Beurkundung dieses Kaufvertrags hatte bereits Anfang 2013 stattgefunden. Kurz vor der Eigentumsübertragung ist auch die Baubewilligung für die Gesamtüberbauung erteilt worden. Weitere Details werden mit dem Vertriebsstart in einigen Wochen bekannt gegeben.

Beim Hotel in Bad Reichenhall mit rund 80 Zimmern sieht die Ankaufstrategie vor, dieses in ein Aparthotel mit rund 60 Wohnungen umzubauen und an interessierte Investoren und Selbstnutzer zu veräussern; entsprechende Planungen laufen. Auf Grund des guten Gebäudezustands und Anfragen verschiedener Betreiber ist alternativ auch eine weitere Nutzung als Beherbergungsbetrieb in Prüfung.

Schliesslich hat Peach den Kauf von vier Loft-Wohnungen am Bodensee in Rorschach in der Schweiz als Entwicklungsprojekt vollzogen. Diese Wohnungen werden nun durch Peach Property Group unter dem Namen „Seelofts Rorschach“ vermarktet.

Peach Property Group AG expands portfolio; target rental income to exceed CHF 10 million p.a.

Zurich, November 6, 2014 – Peach Property Group a leading property investor and developer of high-end residential and commercial real estate, today announced the acquisition of a property company based in northern Hesse, resulting in a major expansion of the company’s investment property portfolio. The acquisition will add a further 336 residential units to the Group’s residential portfolio. Situated in three locations in the Kassel area, these are in good structural condition and offer a total lettable space of just under 23,000 square metres. The acquisition will increase the target annual rental income of the Peach Property Group by more than CHF 1.2 million (approx. EUR 1 million) to just over CHF 10 million (EUR 8.3 million).

The portfolio’s initial yield is over 11 percent. The completion of the purchase still requires the final approval of the financing bank, which is expected during the next few weeks.

The transaction will bring the Peach Property Group’s residential property portfolio up to a total of 884 residential units. It is the company’s strategy to further improve income stability by increasing the total number of properties owned. In order to increase rental income still further while at the same time adding value, the company intends to implement a modernisation and refurbishment programme similar to ones it has already successfully implemented in other locations. This is expected to significantly increase the present 87 percent occupancy rate of the newly acquired portfolio.

The Peach Property Group also announces the completion of the purchase and land register transfer of a plot of land in Wollerau, Switzerland, as well as a hotel in Bad Reichenhall, Germany. Peach plans to consolidate the newly acquired 5,300 square metre plot in Wollerau with an adjacent plot already in the company’s possession in order to construct condominiums within a park-like development. The purchase agreement was notarised at the beginning of 2013. Planning permission for the development was granted shortly before the transfer of ownership took place. Further details will be provided at the marketing launch in a few weeks‘ time.

The acquisition strategy for the 80-room hotel in Bad Reichenhall encompasses the refurbishment into a 60 room apart-hotel and the subsequent individual sale. However, due to the good condition of the hotel and several requests from potential operator, the Company is also considering continuing to operate it as a hotel.

In Rorschach on Lake Constance in Switzerland, Peach has finally completed the purchase of four loft apartments for development. The apartments will be marketed by Peach Property Group as “Seelofts Rorschach”.

Peach Property Group announces notarisation of sales agreement for “Am Zirkus 1” project in Berlin

Zurich, 7 October 2014 – Peach Property Group a leading property investor and developer of high-end residential and commercial real estate, today announced the notarisation of the agreement to sell its major “Am Zirkus 1” project in Berlin to a special property fund of KanAm Grund. Situated in a unique location right on the banks of the Spree river, the building was developed in an 80:20 joint venture together with Deutsche Immobilien AG (DIAG) (Peach share: 80 percent). The building received silver certification from the German Sustainable Building Council (DGNB). On an area of around 11,000 square metres, it hosts a 4 star “Leonardo” hotel with 309 rooms. The designer hotel, which opened in August 2014, is operated by the Fattal Group. The building also comprises commercial and office space with a total gross floor area of around 5,000 square metres. The anchor tenant is Roland Berger Strategy Consultants, one of the world’s leading strategy consulting firms.

Both parties agreed not to disclose the purchase price. The execution of the sale is subject to the fulfilment of several qualitative conditions, some of which are outside the control of Peach Property Group. Based on today’s knowledge, fulfilling these conditions will take at least two to four months. The execution of the sale will allow Peach Property Group to generate a cash flow of CHF 10 to CHF 12 million.

Peach Property Group beurkundet Verkaufsvertrag für das Projekt „Am Zirkus 1“ in Berlin

Zürich, 7. Oktober 2014 – Die Peach Property Group, ein führender Immobilien-Investor und Entwickler von hochwertigen Wohn- und Geschäftsimmobilien, hat einen Vertrag über den Verkauf ihres Berliner Grossprojekts „Am Zirkus 1“ an einen Spezial-Immobilienfonds der KanAm Grund beurkundet. Das in einzigartiger Lage direkt an der Spree gelegene Gebäude wurde in einem 80:20 Joint Venture mit der Deutschen Immobilien AG (DIAG) entwickelt (Anteil Peach: 80 Prozent). Das Gebäude wurde von der Deutschen Gesellschaft für Nachhaltiges Bauen e.V. (DGNB) mit Silber zertifiziert. Auf etwa 11.000 Quadratmetern Fläche beherbergt es ein 4-Sterne-Hotel des Labels „Leonardo“ mit 309 Zimmern. Das Designhotel wurde im August 2014 eröffnet und wird von der Fattal Group betrieben. Daneben umfasst das Gebäude Gewerbe- und Büroflächen mit insgesamt rund 5.000 Quadratmetern Bruttogeschossfläche (BGF). Ankermieter ist mit Roland Berger Strategy Consultants eines der weltweit führenden Strategieberatungsunternehmen.

Zum Kaufpreis wurde zwischen den beiden Parteien Stillschweigen vereinbart. Der Vollzug des Verkaufs ist vom Eintritt verschiedener qualitativer Bedingungen abhängig, welche teils ausserhalb des Einflussbereichs der Peach Property Group stehen. Aus heutiger Sicht wird es zwischen zwei und vier Monate dauern, bis alle Bedingungen für den Vollzug erfüllt sind. Durch den Verkauf wird die Peach Property Group wie geplant einen Cash-Rückfluss von CHF 10 Mio. bis 12 Mio. realisieren.

The share of investment properties in the overall portfolio is scheduled to grow to around 50 percent by the end of 2014. Furthermore, Peach Property Group AG anticipates significant payback from its major projects in Berlin and Hamburg during the remainder of 2014. Together with the handover of apartments under these two projects, this should enable the company to once again reach the target equity ratio at market values of around 40 percent by the end of 2014.

September 2014 –Die Peach Property Group AG, ein führender Immobilien-Investor und Entwickler von hochwertigen Wohn- und Geschäftsimmobilien, führt heute in Zürich eine Investoren- und Analystenkonferenz durch. Unter anderem werden die bereits vermeldeten Fortschritte bei den Renditeliegenschaften und den laufenden Entwicklungsprojekten näher erläutert. Darüber hinaus wird die Fokussierung der Gesellschaft auf eine verstärkte Bestandshaltung dargestellt und ein Ausblick gegeben:

Der Anteil der Bestandsimmobilien am Gesamtportfolio soll bis Ende 2014 auf rund 50 Prozent steigen. Peach Property Group AG celebrates topping-out ceremony for residential project Living 108 in Berlin’s Mitte district

Berlin/Zurich, 4 September 2014 – Peach Property Group AG today celebrated the topping-out ceremony for its residential project Living 108 on Chausseestraße, in Berlin’s Mitte district. Construction is proceeding quickly and according to plan. At the same time, Peach Property Group AG has also been successful in marketing the exclusive, owner-occupied flats, reporting high demand: More than 85 percent of the expected sales volume of EUR 36 million (CHF 44 million) has already been notarised.

Living 108, a continuation of the completed neighbouring project Living 106, is being built in immediate proximity to the new Federal Intelligence Service (Bundesnachrichtendienst – BND) building. This is Peach Property Group’s fourth Berlin project. The apartments are expected to be handed over to their new owners in spring 2015. Living 108 is a collection of 128 high-quality, owner-occupied flats and three commercial units with a total saleable area of 7,569 m². Potsdam-based agency Axthelm Architekten is responsible for the design.

„The consistently high level of buyer interest since the project launch and the quick progression of the build have turned Living 108 into a huge success for us,“ stresses Bernd Hasse, Managing Director of Peach Property Group (Deutschland) AG, „and it shows, as with our neighbouring project Living 106, how positively our Living concept for modern, quality city apartments is being received. We are also planning on developing further Living projects in the future.“ As it stands, only 12 apartments are left for sale. Apart from owner-occupied apartments and penthouses with roof terraces, there is a strong demand for urban living suites – a popular investment choice for private investors.

The Living 108 apartments have two to four rooms and surface areas of between 38m2 and 121m2. Prices for apartments still currently on the market range from EUR 269,500 to EUR 749,500. Residents will have access to their own community space with fitness area, a common roof terrace with a panoramic view of Berlin, and underground parking with spaces for 54 vehicles.

Peach Property Group AG feiert Richtfest für Wohnungsprojekt Living 108 in Berlin-Mitte

Berlin/Zürich, 4. September 2014 – Die Peach Property Group AG  hat heute das Richtfest für ihr Wohnprojekt Living 108 in der Chausseestraße in Berlin-Mitte gefeiert. Damit schreiten die Baumassnahmen zügig und planmässig voran. Gleichzeitig ist die Peach Property Group AG auch beim Vertrieb der exklusiven Eigentumswohnungen erfolgreich und verzeichnet weiterhin eine grosse Nachfrage: Mehr als 85 Prozent des erwarteten Vertriebsvolumens von EUR 36 Mio. (CHF 44 Mio.) sind bereits beurkundet.

Living 108, mit dem das erfolgreich abgeschlossene Nachbarprojekt Living 106 fortgesetzt wird, entsteht in unmittelbarer Nähe des Neubaus des Bundes-nachrichtendienstes (BND). Es ist das vierte Berliner Projekt der Peach Property Group. Im Frühjahr 2015 sollen die Wohnungen an die neuen Bewohner übergeben werden. Living 108 ist ein Ensemble von 128 hochwertigen Eigentumswohnungen und drei Gewerbeeinheiten mit einer totalen verkaufbaren Fläche von 7.569 m². Verantwortlich für den Entwurf zeichnet das Potsdamer Büro Axthelm Architekten.

Die Wohnungen im Living 108 besitzen zwei bis vier Zimmer und Flächen zwischen 38m2 und 121m2. Die Preisspanne der aktuell noch verfügbaren Wohnungen reicht von EUR 269.500 bis EUR 749.500. Peach Property Group AG mit deutlichem Gewinnanstieg im 1. Halbjahr 2014

Zürich, 21. August 2014 – Die Peach Property Group, ein führender Immobilien-Investor und Entwickler von hochwertigen Wohn- und Geschäftsimmobilien, hat die positive Geschäftsentwicklung im ersten Halbjahr 2014 fortgesetzt und einen deutlichen Gewinnanstieg verzeichnet. Das Periodenergebnis erhöhte sich im Vergleich zum Vorjahr um rund 17 Prozent auf CHF 4,4 Mio. Das Ergebnis vor Steuern ist um 12 Prozent auf CHF 5,9 Mio. gestiegen.

Dieser Gewinnanstieg wurde realisiert, obwohl im ersten Halbjahr 2014 noch die Auswirkungen der Insolvenzen der Generalunternehmer bei Grossprojekten in Berlin und Hamburg einen Belastungsfaktor darstellten. Dadurch fielen im Berichtszeitraum netto Wertberichtigungen von rund CHF 5,6 Mio. an. Zusammen mit den im Geschäftsjahr 2013 verbuchten CHF 13,9 Mio. beliefen sich die zusätzlichen Mehrkosten damit auf CHF 19,5 Mio.

Der betriebliche Ertrag stieg in den ersten sechs Monaten 2014 im Jahresvergleich um 57 Prozent auf CHF 42,6 Mio. Dies resultierte vor allem aus den operativen Fortschritten bei den Bestandsimmobilien und den damit einhergehenden Wertsteigerungen sowie erhöhten Mieteinnahmen. Insgesamt summierten sich die Werterhöhungen der Renditeliegenschaften auf CHF 17,3 Mio. Der Ausbau des Bestandsportfolios, die Reduzierung des Leerstandes sowie Mieterhöhungen führten zu einem Anstieg der Mieteinnahmen um 54 Prozent auf CHF 3,8 Mio.

Die Peach Property Group hat im Berichtszeitraum die strategische Fokussierung mit einer verstärkten Bestandshaltung und der weiteren Verstetigung der Einnahmen weiter vorangetrieben. Insbesondere bei den Objekten „Gretag Wohnen“ in Regensdorf bei Zürich in der Schweiz und „Dortmund RS 173“ in Deutschland wurden wichtige Meilensteine in der Planung erreicht und dadurch erhebliche Wertsteigerungen erzielt. Beim Gretag-Areal wurde der Gestaltungsplan zur Ausnutzung der Landreserven im Entwurf fertiggestellt und bei Gemeinde und Kanton eingereicht. Bei der Immobilie in der Rheinischen Strasse 173 in Dortmund wurde basierend auf der positiv beschiedenen Bauvoranfrage die detaillierte Planung weitergetrieben. Voraussichtlich im dritten Quartal 2014 wird der Bauantrag eingereicht. Gleichzeitig laufen bereits Gespräche mit potenziellen Generalunternehmern.

Weiter hervorzuheben sind die drei Grossprojekte in Berlin und Hamburg, „Am Zirkus“, „yoo berlin“ und „Harvestehuder Weg 36“, die weitestgehend abgeschlossen sind. Bei „Am Zirkus“ konnten die Innenausbauten der Gewerbeeinheiten fertiggestellt und die Unternehmensberatung Roland Berger Strategy Consultants ist Mitte Juni als Ankermieterin eingezogen. Am 14. August 2014 wurde das von der Fattal Group unter dem Namen „Leonardo Berlin Mitte“ betriebene Hotel eröffnet. Bei „yoo berlin“ erfolgte im Juli 2014 die bautechnische Abnahme durch die Stadt Berlin; seither konnten bereits die ersten Eigentumswohnungen an die Erwerber übergeben werden. Auch in Hamburg wurden die ersten Wohnungen bereits von den Erwerbern übernommen.

Das Vertriebsvolumen lag im ersten Halbjahr 2014 mit CHF 23 Mio. erwartungsgemäss unter dem Vorjahreswert von CHF 42 Mio. Dies hauptsächlich wegen der bereits hohen Vertriebsquote der Grossprojekte. Davon wurden CHF 3 Mio. aus dem Verkauf der letzten beiden Wohnungen im Projekt „Schooren des Alpes“ im Berichtszeitraum erfolgswirksam verbucht, der Rest entfällt auf das zweite Halbjahr 2014 sowie das Geschäftsjahr 2015. Das Projekt „Schooren des Alpes“ ist damit abgeschlossen.

Der Gewinnanstieg im Berichtszeitraum spiegelte sich auch bei der Entwicklung des Eigenkapitals wider. Zum Ende Juni 2014 erhöhte es sich nach IFRS um 4 Prozent auf CHF 99,9 Mio. von CHF 95,8 Mio. Ende Dezember 2013. Das Eigenkapital zu Marktwerten verbesserte sich um 1 Prozent auf CHF 127,1 Mio. Aufgrund der nahezu fertiggestellten Projekte in Berlin und Hamburg hat sich die Bilanzsumme allerdings weiter erhöht, so dass die Eigenkapitalquote nach IFRS von 18,8 Prozent auf 17,5 Prozent und zu Marktwerten von 23,4 Prozent auf 21,2 Prozent gesunken ist. Dies ist allerdings ein temporärer Effekt, denn mit der Übergabe der Wohnungen der Grossprojekte im zweiten Halbjahr 2014 wird sich die Bilanzsumme signifikant reduzieren und die Eigenkapitalquote entsprechend steigen.

Basierend auf den starken Ergebnissen im ersten Halbjahr 2014 ist die Peach Property Group zuversichtlich für das Gesamtjahr 2014. Signifikante Kapitalrückflüsse erwartet die Gesellschaft aus den Grossprojekten in Berlin und Hamburg. Im weiteren Jahresverlauf stehen der Ausbau des Portfolios an Renditeliegenschaften und der Abbau der Verbindlichkeiten im Fokus. Auch im Entwicklungsbereich werden Opportunitäten geprüft. So hat die Peach Property Group im Juli 2014 den Zuschlag für den Kauf eines Hotels in Süddeutschland in der Nähe von Salzburg erhalten und plant, diese Immobilie in ein Appartementhaus umzubauen. Der Kaufpreis betrug knapp CHF 1 Mio.

Peach Property Group AG with significant profit growth in the first half-year 2014

  • Net profit for the period of CHF 4.4 million 17 percent over last year’s half-year result

Zurich, 21 August 2014 – Peach Property Group, a leading property investor and developer of high-end residential and commercial real estate, continued its positive business performance in the first half of 2014 and reported a sharp jump in profits. Net profit for the period was up around 17 percent on the previous year to CHF 4.4 million. Earnings before taxes grew 12 percent to CHF 5.9 million.

This growth in profits was achieved despite the ongoing effects of the insolvency of the general contractors involved in the large-scale projects in Berlin and Hamburg, which put downward pressure on the results in the first half-year 2014. As a result, net impairment losses totalled some CHF 5.6 million in the reporting period. Along with the CHF 13.9 million incurred in the 2013 financial year, additional costs thus amounted to CHF 19.5 million.

In the first six months of 2014, operating income rose by 57 percent year-on-year to CHF 42.6 million. This was primarily due to operational progress achieved with the investment properties, and the resulting value appreciation and increased rental income. The total increase in value of the investment properties was CHF 17.3 million. Rental income was increased by 54 percent to CHF 3.8 million by expanding the portfolio of investment properties, lowering vacancy rates and raising rents.

In the reporting period, Peach Property Group further pursued the implementation of its strategy to strengthen its investment property portfolio and to increase recurring income. In the case of the „Gretag Wohnen“ property in Regensdorf near Zurich, Switzerland, and the „Dortmund RS 173“ property in Germany, key planning milestones were reached, resulting in considerable appreciation in value. The design plan for the use of undeveloped land at the Gretag site was completed in draft form and submitted to the municipality and canton. Based on acceptance of the outline building application, detailed planning continued on the property located at Rheinische Strasse 173 in Dortmund. The application for a building permit is expected to be submitted in the third quarter of 2014. At the same time, discussions are already underway with potential general contractors.

Also notable is the progress of the three major projects in Berlin and Hamburg – „Am Zirkus“, „yoo berlin“ and „Harvestehuder Weg 36“ – which have mostly been completed. At the „Am Zirkus“ property, the interior work in the commercial units was finished, and anchor tenant Roland Berger Strategy Consultants moved into the space in mid-June 2014. The hotel operated by the Fattal Group under the name „Leonardo Berlin Mitte“ opened on 14 August 2014. In addition, the city of Berlin approved the construction work on the „yoo berlin“ property in July 2014; in the meantime, first condominiums have been handed over to buyers. The first buyers in Hamburg also have already started taking ownership of their apartments.

As expected, the sales volume in the first half of 2014 at CHF 23 million dropped below the prior-year figure of CHF 42 million. This was primarily due to the already high rate of sales achieved by the major projects. Of this amount, CHF 3 million from the sale of the last two apartments of the „Schooren des Alpes“ project was reflected in earnings in the period under review, while the rest is attributable to the second half of 2014 and the 2015 financial year. These sales mark the end of the „Schooren des Alpes“ project.

The growth in profits in the reporting period was also mirrored in changes in equity according to IFRS, which increased by 4 percent from CHF 95.8 million at the end of December 2013 to CHF 99.9 million at the end of June 2014. Equity at market values improved by 1 percent to CHF 127.1 million. However, due to the nearly completed projects in Berlin and Hamburg, total assets increased again, causing the equity ratio according to IFRS to drop from 18.8 percent to 17.5 percent and at market values to decline from 23.4 percent to 21.2 percent. This is however a temporary effect: With the transfer of ownership of apartments in the large-scale projects in the second half of 2014, total assets will decrease sharply and the equity ratio will rise accordingly.

Based on the strong results achieved in the first half-year of 2014, Peach Property Group is optimistic about 2014 as a whole. The Group anticipates significant payback from its major projects in Berlin and Hamburg. Over the course of the year, the focus will be on expanding the portfolio of investment properties and reducing liabilities. The Group also investigates opportunities for development projects. In July 2014 Peach Property Group was chosen as buyer of a hotel in southern Germany near Salzburg and plans to convert this property into an apartment building. The purchase price was slightly below CHF 1 Mio.

At the same time, we achieved operational progress on our investment property portfolio. This is reflected in a substantial increase in the value of the portfolio and the further increase in rental income. With the flow back of funds from our projects in Berlin and Hamburg we will reduce liabilities and further invest in our investment portfolio.“
