Weitere Entscheide zum „Mews & Gardens“-Projekt der Peach Property Group (German only)

Zürich, 11. September 2012 – Die Peach Property Group AG, ein führender Entwickler von hochwertigem Wohneigentum im deutschsprachigen Europa, begrüsst die Klärung des Rekurses gegen das Projekt „Mews & Gardens“ durch das Baurekursgericht (BRG). Die Peach Property Group vertritt die Ansicht, dass der breit abgestützte Bewilligungsprozess unzureichend gewürdigt wurde und zieht das Urteil an das Verwaltungsgericht weiter.

„Mews & Gardens“ ist ein Teilprojekt der „Peninsula“-Neugestaltung, die auf der Giessen-Halbinsel in Wädenswil auf vier Baufeldern ein Investitionsvolumen von über CHF 200 Mio. umfasst. „Mews & Gardens“ ist mit einen Zehntel des avisierten Vertriebsvolumens der „Peninsula“-Projekte der kleinste Bauabschnitt. Bis zum definitiven Baubeginn bleiben die bestehenden Liegenschaften vermietet. Das „Peninsula Beach House“ befindet sich als erstes Projekt auf der Giessen-Halbinsel schon im Bau und wird gemäss Planung im Sommer 2014 fertiggestellt.

Durch vorangegangene BRG-Entscheide sind bereits die Inventarentlassung der bestehenden Kosthäuser sowie die Verlegung des Reidbachs als Hochwasserschutzmassnahme klar geschützt. Damit wurde die Erstellung von drei Ersatzneubauten auf der Giessen-Halbinsel gutgeheissen. Im neusten Entscheid zum Projekt hat das BRG nun auch die vorgesehene Fassadengestaltung sowie die leichte Standortverschiebung des Ensembles befürwortet. Das BRG beanstandet jedoch die Gebäudeprofile der geplanten Liegenschaften und befindet, diese würden sich zu wenig an den zu ersetzenden bisherigen Kosthäusern orientieren.

Bewilligungsprozess zu wenig gewürdigt

Dr. Thomas Wolfensberger, CEO der Peach Property Group AG, kommentiert: „Selbstverständlich können wir ‚Mews & Gardens‘ auch mit veränderten Gebäudeprofilen attraktiv umsetzen. Wir sind jedoch der Meinung, dass das BRG den jahrelangen, umfassenden und breit abgestützten Bewilligungsprozess zu wenig gewürdigt hat, bei dem alle relevanten kommunalen und kantonalen Instanzen sowie verschiedene Interessenvertretungen einbezogen wurden und auf dessen Basis die Baubewilligung erteilt wurde.“

Für das Vorhaben wurde zunächst auf Anordnung des Kantons Zürich eine Testplanung durchgeführt. Gestützt darauf wurden in einer zweiten Phase Studienaufträge an vier ausgewählte Architekturbüros vergeben. Eine hochkarätige Jury mit Vertretern der Natur- & Heimatschutzkommission des Kantons Zürich, des kantonalen Denkmalschutzes und der Stadt Wädenswil wählte schliesslich einstimmig das Projekt von Meletta Strebel Architekten aus, die unter anderem auch für den Umbau des Bahnhofs Wädenswil verantwortlich sind. Ein Entscheid des Verwaltungsgerichts zum Projekt „Mews & Gardens“ dürfte in rund neun Monaten vorliegen.

Peach Property Group im ersten Halbjahr 2012 auf Kurs

Zürich, 23. August 2012 – Die Peach Property Group AG, ein führender Entwickler von hochwertigen Wohnimmobilien im deutschsprachigen Europa, steigerte im ersten Halbjahr 2012 den Net Asset Value (NAV) zu Marktwerten im Vergleich zum Jahresende 2011 um CHF 4,3 Mio. auf CHF 134,4 Mio. Das entspricht einem NAV Marktwert je Aktie von CHF 27.62.

Der Ertrag erhöhte sich im ersten Semester 2012 auf insgesamt CHF 16,5 Mio., gegenüber CHF 6,2 Mio. in der Vergleichsperiode des Vorjahrs. Die deutliche Zunahme ist auf Verkaufserträge aus abgeschlossenen Projekten, die erstmals über eine volle Berichtsperiode anfallenden Mieterträge sowie auf Aufwertungseffekte bei den Bestandsliegenschaften zurückzuführen.

Der Betriebsgewinn (EBIT) für das erste Halbjahr 2012 beläuft sich auf CHF 3,0 Mio., gegenüber einem negativen Resultat von CHF –5,3 Mio. für die ersten sechs Monate 2011. Das Periodenergebnis verbesserte die Peach Property Group von CHF –6,3 Mio. im Vorjahr auf TCHF 140. Dies entspricht einem verwässerten Ergebnis je Aktie von CHF 0.03.

Portfoliowert über CHF 360 Millionen

Der Marktwert des Immobilienportfolios der Peach Property Group beläuft sich auf Basis der Bewertung des unabhängigen Immobilienschätzers Wüest & Partner per 30. Juni 2012 auf CHF 364,5 Mio. Die Differenz zum Wert per Jahresende 2011 von CHF 292,4 Mio. ist einerseits auf die Fortschritte und entsprechend geringeren Risiken bei den Entwicklungsprojekten, andererseits auf den Kauf eines zusätzlichen Renditeportfolios in Deutschland sowie einen Landerwerb für das Projekt «Candy Factory» zurückzuführen. Vom gesamten Immobilienportfolio entfallen CHF 307,0 Mio. oder 84% auf Entwicklungsliegenschaften (inklusive Joint Ventures), und CHF 57,5 Mio., beziehungsweise 16%, auf Bestandsimmobilien.

Projekte im Plan, gute Vertriebsleistung

Die Peach Property Group hat in der Berichtsperiode ihre Entwicklungsprojekte in der Schweiz, Deutschland und Österreich planmässig vorangebracht: Mit der «Candy Factory» in Wollerau am Zürichsee trat ein weiteres Projekt in die Konkretisierungsphase. Das Baugesuch wurde Ende Mai 2012 eingereicht; der Verkaufsstart ist für Winter 2012/2013 geplant. Beim «Peninsula Beach House» in Wädenswil bei Zürich ist nach längerer Vorbereitung der Start des Tiefbaus erfolgt. Von den 23 Wohnungen sind 13 bereits verkauft. Beim Grossprojekt «yoo berlin/Am Zirkus 1» in Berlin kam der Hochbau planmässig voran und erreichte Ende Juni bereits das dritte Geschoss. Beim «Harvestehuder Weg 36» wurde der erste Bauabschnitt (Alsterkamp 43) abgeschlossen und die Wohnungen teilweise übergeben. Im Mai 2012 erfolgte die Grundsteinlegung für den zweiten Bauabschnitt mit weiteren 44 Wohnungen. «Schooren des Alpes» in Kappl bei Ischgl steht vor der Fertigstellung. Nur noch drei Wohnungen sind frei.

Bei allen Projekten konnte die Peach Property Group die notariell beurkundeten Wohnungsverkäufe signifikant erhöhen. Die gesamte Vertriebsleistung für die ersten sechs Monate betrug rund CHF 48,7 Mio., gegenüber 20,4 Mio. im ersten Halbjahr 2011.

Bestandsportfolio strategiekonform ausgebaut

Ende Januar 2012 hat die Peach Property Group ein weiteres renditestarkes Portfolio in Erkrath-Hochdahl bei Düsseldorf erworben. Damit wurde das Bestandsportfolio der Gruppe um 143 Wohnungen und 28 Gewerbeeinheiten erweitert. Der Kauf steht im Einklang mit der Strategie, zur Verstetigung der Erträge ein Portfolio von Bestandsliegenschaften mit regelmässigen Mieteinnahmen aufzubauen. Zur Jahresmitte verfügte die Peach Property Group über ein Bestandsportfolio mit 519 Wohnungen, Gewerbeflächen von knapp 15 000 m2 und jährlichen Soll-Mieteinnahmen von CHF 4,6 Mio.

Fokus auf Operational Excellence

Mit Blick auf Kundennähe, optimale interne Prozesse und eine effiziente Kostenstruktur hat die Peach Property Group im ersten Halbjahr 2012 Projekte in den Bereichen Marketing und Vertrieb sowie Baumanagement umgesetzt. Das CRM-System, das die gesamtheitliche Kundenbetreuung und Anbindung von Vertriebspartnern und Maklern ermöglicht, wurde weiter ausgerollt und mit zusätzlichen Funktionalitäten für den Kunden ergänzt. Das Marketing für die laufenden Projekte wurde intensiviert mit Events, Website-Relaunches, Werbung, Baustellengestaltung und Showrooms. Ein weiterer Fokus lag auf der Einführung eines firmenweiten Systems für das integrierte Baukostenmanagement.

Ausblick

Bei den Entwicklungsprojekten der Peach Property Group stehen gemäss aktueller Planung im zweiten Halbjahr 2012 folgende Meilensteine an: Die Tiefbauarbeiten für das Projekt «Peninsula Beach House» werden bis Anfang 2013 abgeschlossen; der Hochbau startet unmittelbar danach. Bei «yoo berlin» findet im Winter 2012 das Richtfest statt. Die Wohnungen des Projekts «Schooren des Alpes» werden im Dezember 2012, rechtzeitig zur Skisaison, an die Eigentümer übergeben. Bereits im ersten Quartal 2013 wird schliesslich die zweite Etappe des Projekts «Harvestehuder Weg 36» abgeschlossen. Aus diesen laufenden Projekten wird die Peach Property Group über die nächsten Jahre umfangreiche Cashflows generieren. Die Rückflüsse sichern eine solide Kapitalbasis für die Peach Property Group und schaffen Freiraum für die Realisierung neuer Projekte. Entsprechend wird die Peach Property Group die Evaluation von attraktiven Entwicklungsobjekten in den Zielgebieten weiterverfolgen. Parallel dazu wird die Gruppe das Bestandsportfolio weiter ausbauen, wenn dafür attraktive Möglichkeiten bestehen. Die bestehenden Renditeliegenschaften werden aktiv gepflegt, um die Mieterträge zu steigern.

Peach Property Group on track in first half of 2012

  • NAV at market values up by 3.3 percent to CHF 134.4 million
  • Operating income of CHF 16.5 million well above previous year’s CHF 6.2 million

  • Sales performance more than double that of previous year
  • Purchase of second investment property portfolio boosts regularity of rental income
  • Substantial cash flows from current projects over the next few years

Zurich, 23 August 2012 – Peach Property Group AG, a leading developer of top-quality residential property in the German-speaking region of Europe, increased net asset value (NAV) at market values by CHF 4.3 million compared to the end of 2011 to CHF 134.4 million. This corresponds to a NAV market value of CHF 27.62 per share.

Operating income rose during the first half of 2012 to reach CHF 16.5 million, compared to CHF 6.2 million in the same period of the previous year. This marked rise is due to sales proceeds from completed projects, rental income generated for the first time during the complete reporting period, and the appreciation of investment properties.

Operating profit (EBIT) for the first half of 2012 stands at CHF 3.0 million, against the negative result of CHF –5.3 million in the first six months of 2011. Peach Property Group improved its net result during the reporting period from CHF –6.3 million in the previous year to CHF 140,000. This corresponds to a diluted profit per share of CHF 0.03.

Portfolio value above CHF 360 million

On the basis of the valuation prepared by independent property appraisers Wüest & Partner as per 30 June 2012, the market value of Peach Property Group’s property portfolio stands at CHF 364.5 million. The difference compared to the value of CHF 292.4 million at the end of 2011 is attributed, on the one hand, to the progress – and the corresponding decreasing risk – of the development projects, and on the other hand to the purchase of an additional investment property portfolio in Germany, as well as the acquisition of land for the “Candy Factory” project. Of the overall property portfolio, development properties account for CHF 307.0 million or 84% (including joint ventures), with the remaining CHF 57.5 million or 16% accounted for by investment properties.

Projects on schedule; good sales performance

During the reporting period, Peach Property Group has progressed its development projects in Switzerland, Germany and Austria as planned. “Candy Factory” in Wollerau on Lake Zurich represents yet another project entering its firming-up phase. The application for planning permission was submitted at the end of May 2012; sales are scheduled to commence during the winter of 2012/2013. Following lengthy preparations, civil engineering work has begun on the “Peninsula Beach House” in Wädenswil, near Zurich. Of the 23 apartments, 13 have already been sold. Superstructure work on the major “yoo berlin/Am Zirkus 1” project in Berlin is progressing to plan and had already reached the third floor by the end of June. The first phase of the construction (Alsterkamp 43) has been completed at Hamburg’s “Harvestehuder Weg 36” and a number of the apartments were handed over. Construction phase two, involving a further 44 apartments, began in May 2012. The “Schooren des Alpes” project in Kappl, near Ischgl, Austria, is nearing completion. Only three apartments are still available.

Peach Property Group has increased its notarised apartment sales by a significant margin across all its projects. Overall sales for the first six months of 2012 stood at approximately CHF 48.7 million, compared to 20.4 million for the same period in the previous year.

Investment property portfolio expanded in line with corporate strategy 

At the end of January 2012, Peach Property Group acquired another high-yield investment property portfolio, this time in Erkrath-Hochdahl, near Düsseldorf, Germany. This added 143 apartments and 28 commercial units to the Group’s portfolio of investment properties. The purchase is in line with the strategy of forging a portfolio of investment properties generating regular rental income. By mid-year, Peach Property Group was in possession of a portfolio of investment properties comprising 519 apartments, commercial space amounting to almost 15 000 m2 and annual rental income budgeted at CHF 4.6 million.

Focus on operational excellence

In the interests of customer orientation, optimised internal processes and an efficient cost structure, Peach Property Group implemented projects in the area of marketing and sales, as well as construction management during the first half of 2012. The Group continued rolling out its CRM system, which facilitates integrated customer relations and links with sales partners and brokers, and equipped it with additional customer functionalities. Marketing activities for current projects were intensified with events, website relaunches, advertising, construction site design and showrooms. A further focus lay on the introduction of a company-wide system of integrated construction cost management.

Outlook

With regard to its development projects, Peach Property Group is currently planning the following milestones for the second half of 2012: civil engineering work on the “Peninsula Beach House” project will be completed by early 2013; superstructure work will follow on immediately. The topping out ceremony at “yoo berlin” will take place in winter 2012. The “Schooren des Alpes” apartments will be handed over to their owners in time for the skiing season in December 2012. Finally, the second phase of the “Harvestehuder Weg 36” project will be completed during the first quarter of 2013. These ongoing projects will generate substantial cash flows for Peach Property Group over the next few years. The returns are designed to secure a solid capital base for Peach Property Group and generate the means to realise new projects. Accordingly, Peach Property Group will continue with its evaluation of attractive development opportunities in the target regions. At the same time, the Group intends to further expand its portfolio of investment properties as and when attractive opportunities arise. The existing investment properties will undergo an active maintenance process with a view to increasing rental yields.

Peach Property Group AG outlines its half-year results 2012 – earnings and EBIT up significantly

Zurich, 31 July 2012 – Peach Property Group AG, a leading developer of high-value residential property in German-speaking Europe, today issued provisional indications of its half-year results 2012. Total revenues in the first six months of 2012 showed a marked rise compared to the same period in 2011 to approximately CHF 16.0 to 16.5 Mio. (H1 2011: 6.2 Mio.). This is due to sales revenues generated by the handover of apartments at Harvestehuder Weg 36, Hamburg, additional rental income from the portfolios acquired in Germany in 2011 and 2012, and appreciation in the value of the existing property portfolios. Based on provisional figures for the first six months of 2012, Peach Property Group is expecting to report operating profit (EBIT) in the area of CHF 2.0 to 2.5 Mio, following a negative half-year result in 2011 of -5.3 Mio. Net profit is expected to be around break-even.

According to the second-quarter 2012 asset report also published today, the market value of the property portfolio based on a valuation by independent property appraisers Wüest & Partner on 30 June 2012 has risen to CHF 364.5 million (Q2 2011: 272.2 million). Of this figure, development properties account for CHF 307.0 million (84% of the portfolio), with the remaining CHF 57.5 million (16%) accounted for by existing properties.

In addition, sales status (notarized apartment sales relative to expected overall sales volume) for the current developments could be significantly increased during the first 6 months of 2012 (e.g. Beach House from 25% to 45%; Schooren des Alpes from 13% to 60% or yoo berlin from 42% to 56%). Total sales for the first 6 months of 2012 amounted to roughly CHF 49 Mio. (H1 2011: 20.4 Mio).

Zürich, 31. Juli 2012 – Die Peach Property Group AG, ein führender Entwickler von hochwertigen Wohnimmobilien im deutschsprachigen Europa, gibt heute einen vorläufigen Ausblick zum Halbjahresergebnis 2012. Der Gesamtertrag konnte in den ersten sechs Monaten des Jahres 2012 auf rund CHF 16.0 Mio. bis CHF 16.5 Mio.  (1. Halbjahr 2011: CHF 6.2 Mio.) wesentlich gesteigert werden. Gründe dafür sind Verkaufserträge anlässlich von Wohnungsübergaben des Projekts „Harvestehuder Weg 36“ in Hamburg, zusätzliche Mieterträge der 2011 und 2012 akquirierten Bestandsportfolios in Deutschland sowie Aufwertungseffekte bei den Bestandsliegenschaften. Auf Basis der vorläufigen Zahlen rechnet die Peach Property Group damit, auf Stufe Betriebsgewinn (EBIT) nach einem negativen Halbjahresergebnis 2011 von CHF -5.3 Mio. für die ersten sechs Monate 2012 ein positives Resultat in der Grössenordnung von CHF 2.0 Mio. bis CHF 2.5 Mio. ausweisen zu können. Auf Stufe Periodenergebnis (Reingewinn nach Steuern) erwartet die Peach Property Group auf Grund der vorläufigen Zahlen ein in etwa ausgeglichenes Ergebnis.

Gemäss dem ebenfalls heute publizierten Asset Reporting für das 2. Quartal 2012 hat sich der Marktwert des Immobilienportfolios auf Basis der Bewertung des unabhängigen Immobilienschätzers Wüest & Partner per 30. Juni 2012 insgesamt auf CHF 364.5 Mio. erhöht (1. Halbjahr 2011: 272,2 Mio.). Davon entfallen CHF 307.0 Mio., beziehungsweise 84% des Portfolios, auf Entwicklungsliegenschaften und CHF 57.5 Mio., beziehungsweise 16%, auf Bestandsimmobilien.

Darüber hinaus konnten im ersten Halbjahr 2012 für die meisten Projekte die Vertriebsstände (notariell beurkundete Wohnungsverkäufe) signifikant erhöht werden (z.B. Beach House von 25% auf 45%; Schooren des Alpes von 13% auf 60% oder yoo berlin von 42% auf 56%). Die gesamte Vertriebsleistung für die ersten 6 Monate betrug rund CHF 49 Mio. (1H 2011: 20.4 Mio).

Cologne, Zurich, 2 July 2012 – Peach Property Group (Deutschland) GmbH has reached a subscription volume of EUR 10.3 million (CHF 12.4 million) following expiry on 30 June 2012 of the subscription period for its corporate bond, which has a maturity date of 30 June 2016 and an interest coupon of 6.6% p.a. Alongside institutional investors, subscribers included funds. The proceeds from the bond will be deployed for the future growth of Peach Property Group in the German market. The intention is to develop a portfolio of investment properties to smoothen out the earnings volatility of development properties, and to finance current and forthcoming projects. The bond has been awarded an investment-grade rating of BBB- by respected rating agency Creditreform Rating AG, and is being traded in the Entry Standard of Deutsche Börse AG (ISIN: DE000A1KQ8K4; WKN: A1KQ8K).

Peach Property Group AG CEO Thomas Wolfensberger comments: „Despite the challenges currently facing Europe’s capital market environment, we have succeeded in attracting new investors and funds to the Peach Property Group business model and driving additional growth for the company through the bond subscription.“

Two sizeable portfolios of investment properties have already been acquired, one in Munster in the Lunenburg Heath south of Hamburg, the other in Erkrath near Düsseldorf. Further acquisitions are being considered on an ongoing basis. The overall market value of the group’s investment property portfolio currently stands at around EUR 47.7 million (CHF 57.5 million), with target rental income as per the end of January 2012 rising to EUR 3.8 million (CHF 4.6 million).
