Peach Property Group legt neue Zuständigkeiten im Bereich Finanzen fest

  • Dr. Marcel Kucher, bisher Chief Information Officer, wird neu Chief Financial Officer der Peach Property Group

Zürich, 11. April 2012 – Die Peach Property Group, ein führender Entwickler von hochwertigen Wohnimmobilien im deutschsprachigen Europa, gibt interne Wechsel im Management bekannt: Ruedi Adler (61), seit knapp fünf Jahren Chief Financial Officer (CFO) und Mitglied der Geschäftsleitung der Peach Property Group, hat sich entschieden, die operative Rolle des CFO auf den 15. April 2012 an den Geschäftsleitungskollegen Dr. Marcel Kucher zu übergeben. Ruedi Adler wechselt seine Funktion und steht der Gruppe als Senior Advisor Konzern-Controlling und als Mitglied der erweiterten Geschäftsleitung weiterhin zur Verfügung.

Dr. Marcel Kucher (40), seit September 2011 Chief Information Officer der Peach Property Group, übernimmt  die Funktion des Chief Financial Officer von Ruedi Adler. Er hat sich innerhalb des Konzerns mit diversen Projekten zur Effizienzsteigerung und Automatisierung der Kernprozesse profiliert und unter anderem ein gruppenweites Customer-Relationship-Management-System eingeführt. Marcel Kucher wird die Verantwortung für diese Projekte behalten. Zuvor war er fünf Jahre als CFO am internationalen Aufbau der Beratungsfirma a-connect beteiligt. Unter seiner Führung standen unter anderem die Einführung von IFRS als Rechnungslegungsstandard und der weltweite Roll-out eines SAP-basierten Informationssystems. Seine Laufbahn begann Marcel Kucher bei der Credit Suisse und bei McKinsey & Company. Er studierte Wirtschaft an der Universität Zürich und der London School of Economics und schloss mit dem Doktortitel ab.

Gleichzeitig wird Denise Gull (34) neue Leiterin Konzernrechnungswesen. Sie ist seit 2010 für die Peach Property Group tätig und hat nach dem Börsengang der Gruppe die Qualität des Rechnungswesens, der Konsolidierung sowie des Reportings massgeblich mitgeprägt. Davor war sie als Mandatsleiterin und Wirtschaftsprüferin für KPMG tätig. Sie hat einen Abschluss in Wirtschaftswissenschaften der Universität Zürich. Mit der Etablierung dieser neuen Rolle legt die Peach Property Group einen verstärkten Fokus auf den Ausbau des Management-Informations-Systems (MIS) sowie auf interne und externe finanzielle Transparenz.

Die Verbreiterung der finanziellen Führung schafft für die Peach Property Group optimale Voraussetzungen für das weitere Wachstum – bei gleichzeitigem Erhalt von vorhandenem Fachwissen und Erfahrung. Zurich, 11 April 2012 – Peach Property Group AG, a leading developer of high-value residential property in German-speaking Europe, announces the following internal management changes: Ruedi Adler (61), Chief Financial Officer (CFO) and a member of executive management of Peach Property Group for close to five years, has decided to hand over the operational role of CFO to fellow management member Dr. Marcel Kucher with effect from 15 April 2012. Ruedi Adler is taking on a new role and will continue to serve the company as Senior Advisor Group Controlling and member of the extended executive management.

Dr. Marcel Kucher (40), Chief Information Officer of Peach Property Group since September 2011, is assuming the role of Chief Financial Officer from Ruedi Adler. Marcel Kucher has made a name for himself within the Group with a number of projects designed to increase efficiency and automate core processes, including the introduction of a Group-wide Customer Relationship Management system. He will remain in charge of these projects. Prior to joining Peach Property Group, Marcel Kucher was involved in building up the international operations of consultancy company a-connect over a period of five years in his capacity as CFO. Among his management tasks, he oversaw the adoption of IFRS as accounting standard and the global rollout of an SAP-based information system. Marcel Kucher began his career with Credit Suisse and McKinsey & Company. He studied economics at the University of Zurich and the London School of Economics and holds a PhD.

With effect from the same date, Denise Gull (34) has been appointed new Head of Group Accounting. She joined Peach Property Group in 2010 and has been instrumental in assuring the quality of accounting, consolidation and reporting following the Group’s IPO. Before that, Denise Gull was a lead auditor and accountant with KPMG. She has a degree in economics from the University of Zurich. In establishing this new role, Peach Property Group is placing a stronger focus on building up its management information system (MIS) as well as on internal and external financial transparency.

By broadening the financial management team, Peach Property Group is creating an optimal base for further growth, while retaining the available wealth of expertise and experience. According to Peach Property Group CEO Dr. Thomas Wolfensberger: “The newly designated responsibilities within the finance area signify a strengthening of our central functions. Peach Property Group im Jahr 2011 mit operativen Fortschritten und Ergebnis im Rahmen der Erwartungen

  • Marktwert des Portfolios auf CHF 292,4 Mio. gesteigert.

Zürich, 2. April 2012 – Die Peach Property Group AG, ein führender Entwickler von hochwertigen Wohnimmobilien im deutschsprachigen Europa, weist für das Geschäftsjahr 2011 Erträge von insgesamt CHF 19,7 Mio. aus, gegenüber CHF 84,4 Mio. im Vorjahr. Grund für den Rückgang ist, dass im Berichtsjahr, wie auf der Zeitachse vorgesehen, keine grösseren Immobilienprojekte abgeschlossen wurden. Entsprechend liegt der Ertrag aus Entwicklung von Liegenschaften mit CHF 12,1 Mio. unter Vorjahresniveau. Zudem waren 2010 umfangreiche Übrige Betriebserträge aus der Neubewertung von Akquisitionen sowie dem Verkauf von Anteilen an der Beach House AG angefallen. 2011 beläuft sich der Übrige Betriebsertrag auf CHF 3,6 Mio. Der Ertrag aus Neubewertung von Renditeliegenschaften von CHF 3,3 Mio. ist auf den Kauf des Portfolios von Renditeimmobilien im deutschen Munster im Dezember 2011 zurückzuführen. Die Peach Property Group hat im Berichtsjahr einen Ertrag aus der Vermietung von Renditeliegenschaften im Umfang von CHF 0,7 Mio. realisiert.

Aufgrund der geringeren Erträge resultiert für das Geschäftsjahr 2011 ein Betriebsverlust (EBIT) von CHF 12,0 Mio. Auf Stufe Ergebnis weist die Peach Property Group für das Geschäftsjahr 2011 einen Verlust von CHF 11,1 Mio. aus. Das entspricht einem Ergebnis je Aktie von CHF -2.31.

Fortführung der Dividendenpolitik

Der Verwaltungsrat beantragt der Generalversammlung der Peach Property Group AG, für das Geschäftsjahr 2011 eine Dividende von CHF 0.30 je Aktie auszuschütten. Das entspricht einer Dividendenrendite von 2,7 Prozent zum Jahresende. Damit führt die Peach Property Group ihre Dividendenpolitik fort, die darauf abzielt, den Aktionären eine regelmässige Dividende über den langfristigen Geldmarktzinsen auszuzahlen. Die Ausschüttung erfolgt in Form einer steuerlich vorteilhaften Kapitalrückzahlung.

Portfoliowert nahe der 300-Millionen-Grenze

Gestützt auf die Bewertung des unabhängigen Immobilienschätzers Wüest & Partner beläuft sich der Marktwert des gesamten Immobilienportfolios der Peach Property Group per 31. Dezember 2011 auf CHF 292,4 Mio. Davon entfallen CHF 270,8 Mio. oder 93 Prozent auf Entwicklungsimmobilien (inklusive Joint Ventures) und CHF 21,6 Mio. oder 7 Prozent auf Bestandsimmobilien.

Gemäss der unabhängigen Marktbewertung des Portfolios beträgt der Substanzwert oder Net Asset Value (NAV) der Peach Property Group AG zum Jahresende 2011 CHF 130,0 Mio. Auf Basis der IFRS-Vorgaben, die eine Bewertung der Entwicklungsliegenschaften zu Anschaffungs- respektive Herstellkosten verlangen, beläuft sich der NAV auf CHF 95,2 Mio. Die Differenz gegenüber den NAV-Vorjahreswerten ist auf den für das Geschäftsjahr 2011 zu verzeichnenden Verlust, inklusive Mehrkosten aus dem Projekt «yoo berlin»/Am Zirkus 1, und auf die Dividendenausschüttung zurückzuführen. Diese NAV-reduzierenden Effekte konnten durch die auf dem Portfolio erzielte Wertsteigerung nicht kompensiert werden.

Solide Eigenkapitalbasis

Per 31. Dezember 2011 waren die Entwicklungsliegenschaften der Peach Property Group auf Basis der Anschaffungs- respektive Herstellkosten mit einem Wert von
CHF 153,4 Mio. bilanziert. Die Wertsteigerung gegenüber dem Vorjahr beruht auf der im Berichtszeitraum erfolgten Bautätigkeit bei den bestehenden Projekten abzüglich des Projekts Living 106 in Berlin, bei dem die letzten Wohnungen an die Käufer übertragen wurden, wodurch das Projekt aus der Bilanz ausscheidet. Aufgrund des Erwerbs des Bestandsportfolios im deutschen Munster erhöhen sich die Renditeliegenschaften auf CHF 21,6 Mio. Das Eigenkapital der Peach Property Group betrug zum Jahresende CHF 95,2 Mio. Das entspricht einer soliden Eigenkapitalquote von 42 Prozent; auf Basis des NAV Marktwerts beträgt die Eigenkapitalquote 48 Prozent.

Planmässige Fortschritte bei Entwicklungsprojekten

Die Peach Property Group hat im Geschäftsjahr 2011 alle im Bau befindlichen Projekte planmässig vorangetrieben. Zu den Meilensteinen gehören unter anderem:

  • der Abschluss des Projekts Living 106 in Berlin;
  • der Beginn der Hochbauarbeiten bei «yoo berlin»/Am Zirkus 1;
  • das Richtfest für die erste Bauetappe Harvestehuder Weg 36 in Hamburg (Alsterkamp 43);
  • das Erreichen der Vorvertriebsquote für den Baustart der zweiten Etappe Harvestehuder Weg 36;
  • das Richtfest beim Projekt Schooren des Alpes in Kappl bei Ischgl.

Bei den Projekten im Entwicklungsstadium wurden ebenfalls wichtige Fortschritte erzielt. So wurde für das Peninsula-Areal in Wädenswil eine exklusive Kooperation mit dem renommierten Landschaftsdesigner Enzo Enea für die gesamte Park- und Gartengestaltung abgeschlossen. Als erste Phase im Bauprozess wurde die rückwärtige Lärmschutzwand erstellt.

Die Rekurse des Heimatschutzes gegen einzelne Projekte auf dem Peninsula-Areal wurden im März 2012 vom Baurekursgericht des Kantons Zürich beurteilt. Die von der Peach Property Group geplante Verlegung des Reidbachs und die Inventarentlassung der früheren Kosthäuser wurden geschützt. Damit kommt die Realisierung des Projekts Mews & Gardens einen wichtigen Schritt weiter. Beim Projekt Aquatica müssen zwei weitere Bestandsbauten einbezogen werden, wodurch sich das gesamte Bauvolumen reduziert. Dennoch geht die Peach Property Group davon aus, dass sie das Aquatica-Projekt profitabel erstellen kann. Sie behält sich jedoch eine Beschwerde beim Verwaltungsgericht als nächster Instanz vor.

Strategiekonformer Aufbau des Renditeportfolios

Im Geschäftsjahr 2011 hat die Peach Property Group zusätzlich zur bestehenden Gewerbeliegenschaft Bakery in Wädenswil ein Bestandsportfolio im deutschen Munster, im Einzugsgebiet der Grossstädte Hamburg und Hannover, akquiriert. Ende Januar 2012 erwarb die Peach Property Group ein weiteres, renditestarkes Portfolio mit Wohnungen und Gewerbeeinheiten in Erkrath-Hochdahl bei Düsseldorf.

Insgesamt verfügt die Peach Property Group somit per Ende Januar 2012 über ein Bestandsportfolio mit einem Marktwert von CHF 58 Mio. mit 519 Wohnungen und einer Gewerbefläche von knapp 15 000 m2 sowie jährlichen Mieteinnahmen von rund CHF 4,6 Mio. Damit hat die Gruppe wichtige Schritte zur strategiekonformen Verstetigung der Erträge umgesetzt.

Integration und Automatisierung der Geschäftsprozesse

Die Peach Property Group legte im Geschäftsjahr 2011 einen Fokus auf die Integration und Automatisierung der Geschäftsprozesse. So wurden an allen Standorten IT-Systeme für das Customer Relationship Management und das Baukosten-Management eingeführt. Ziel ist es, die Prozesse entlang der Wertschöpfungskette der Immobilienentwicklung in einem Disziplinen-übergreifenden Informationssystem abzubilden. Gestützt auf eine solche integrierte Plattform kann die Peach Property Group ihre Projekte effizienter und transparenter abwickeln.

Positives Fazit zum Geschäftsjahr 2011

CEO Thomas Wolfensberger zieht ein positives Fazit für das Geschäftsjahr 2011: „Das finanzielle Ergebnis der Peach Property Group für 2011 liegt im Rahmen der Erwartungen. Wichtig ist, dass die Gesellschaft operativ auf allen Ebenen gut vorangekommen ist: Wir haben bei den im Bau befindlichen Projekten die vorgesehenen Meilensteine erreicht und die Projekte im Entwicklungsstadium vorangetrieben. Wir haben den angekündigten Aufbau eines Bestandsportfolios umgesetzt. Und nicht zuletzt haben wir die Effizienz unserer Prozesse verbessert. Damit haben wir die Weichen für die künftige profitable Entwicklung der Peach Property Group gestellt.“ 

Ausblick auf 2012

Die Peach Property Group geht davon aus, dass sich die Immobilienmärkte im deutschsprachigen Europa auch im laufenden Jahr gut entwickeln. Mit ihren Projekten für die anspruchsvollsten Kundensegmente ist die Peach Property Group im Markt gut positioniert. Die im März in der Schweiz angenommene Volksinitiative, welche den Bau von Zweitwohnungen begrenzt, stellt keine Einschränkung für das Geschäftsmodell der Peach Property Group dar.

Die Peach Property Group strebt 2012 auf Projektebene wiederum verschiedene Meilensteine an: Beim Zwillingsprojekt „yoo berlin“/Am Zirkus 1 wird der Bau des zehn Stockwerke hohen Solitärs vorangetrieben. In Hamburg werden die Wohnungen der ersten Bauetappe ab Frühjahr 2012 an die Eigentümer übergeben. Der Start für den Hochbau der zweiten Etappe wird im April erfolgen. Die zwölf Luxusferienwohnungen von Schooren des Alpes werden rechtzeitig auf die nächste Wintersaison fertiggestellt. Und beim Projekt Beach House findet im April 2012 der Spatenstich statt. Parallel zur Realisierung der Entwicklungsprojekte wird die Peach Property Group auch 2012 die Akquisition renditestarker Bestandsportfolios prüfen.

Peach Property Group reports operational progress and result for 2011 in line with expectations

  • Market value of portfolio increased to CHF 292.4 million
  • Consolidated income of CHF 19.7 million lower than previous year since, as planned, no major projects were concluded

Zurich, 2 April 2012 – Peach Property Group AG, a leading developer of high-value residential property in German-speaking Europe, reports consolidated operating income of CHF 19.7 million for the financial year 2011, against CHF 84.4 million in the previous year. The reason for the decrease is that, as planned on the timeline, no major real estate projects were completed in the year under review. Accordingly, income from property development of CHF 12.1 million was lower than in the previous year. Furthermore, in 2010, substantial other operating income was accrued from the re-evaluation of acquisitions as well as from the sale of shares in Beach House AG. Other operating income amounts to CHF 3.6 million in 2011. Income from re-evaluation of investment property of CHF 3.3 million is attributable to the acquisition of an investment property portfolio in Munster (Germany) in December 2011. In the year under review, Peach Property Group generated income from the lease of investment properties in the amount of CHF 0.7 million.

The lower operating income leads to an operating loss (EBIT) of CHF 12.0 million for the financial year 2011. At the net result level, Peach Property Group reports a loss of CHF 11.1 million for the financial year 2011. This corresponds to a result of CHF -2.31 per share.

Continuation of dividend policy

The Board of Directors proposes to the annual general meeting of Peach Property Group AG that a dividend of CHF 0.30 per share be distributed for the financial year 2011. This represents a dividend yield of 2.7 percent as at the year-end and is in line with Peach Property Group’s dividend policy, which aims to pay shareholders a regular dividend that is above long-term money market rates. The dividend will be distributed in the form of a tax-privileged capital repayment.

Portfolio value close to the 300 million mark

Based on the valuation by the independent real estate valuer Wüest & Partner, the market value of the total real estate portfolio held by Peach Property Group as at 31 December 2011 amounts to CHF 292.4 million, CHF 270.8 million, or 93 percent, of which is attributable to development properties (including joint ventures) and CHF 21.6 million, or 7 percent, to investment properties.

According to this independent market valuation of the portfolio, the net asset value (NAV) of Peach Property Group AG at year-end 2011 amounts to CHF 130.0 million. In line with IFRS guidelines, which require an assessment of development properties at their acquisition or production costs, the NAV amounts to CHF 95.2 million. The difference compared to the previous year’s NAV figures is attributable to the loss reported for the financial year 2011, including additional costs incurred on the “yoo berlin”/Am Zirkus 1 project, and the dividend distribution. These negative effects on NAV could not be offset by the increase in value of the portfolio.

Solid equity base

On the basis of acquisition or production costs, the development properties of Peach Property Group as at 31 December 2011 are accounted for at CHF 153.4 million. The year-on-year increase in value is due to the construction work carried out on existing projects, factoring out the Living 106 project in Berlin, which was derecognised after ownership of the last apartments had been transferred to their buyers. The acquisition of the portfolio in Munster (Germany) increases the value of investment properties to CHF 21.6 million. Peach Property Group’s equity amounted to CHF 95.2 million at year-end. This corresponds to a solid equity ratio of 42 percent; on the basis of the NAV market value, the equity ratio amounts to 48 percent.

Development projects progressing according to plan

Peach Property Group pressed on according to plan with all projects under construction in the financial year 2011. Milestones include:

  • completion of the Living 106 project in Berlin;
  • start of structural engineering work on “yoo berlin”/Am Zirkus 1;
  • topping-out ceremony for the first construction stage of Harvestehuder Weg 36 in Hamburg (Alsterkamp 43);
  • off-plan sales reached for the start of the second construction phase at Harvestehuder Weg 36;
  • topping-out ceremony for the Schooren des Alpes project in Kappl (near Ischgl).

Significant progress was also achieved in projects in the development phase, including the exclusive cooperation agreement signed with renowned landscape architect Enzo Enea to design the entire park and garden area for the Peninsula site in Wädenswil. The rear noise barrier was installed, marking the first phase of the construction process.

Appeals by the Heritage Society against individual projects on the Peninsula site were assessed by the Construction Appeal Tribunal (Baurekursgericht) of Canton Zurich in March 2012. Approval for Peach Property Group’s plans to divert the Reidbach watercourse and to remove former lodging houses from the inventory has been upheld. This brings the Group a major step closer to realising its Mews & Gardens project. The Group is being required to incorporate two further existing buildings into its Aquatica project, which reduces the entire construction volume. Peach Property Group is nevertheless confident of being able to ensure the profitability of the Aquatica project, but reserves the right to file an appeal with the Administrative Tribunal (Verwaltungsgericht) as court of the next higher instance.

Investment portfolio expanded in line with strategy

In addition to the existing Bakery commercial property in Wädenswil, Peach Property Group in 2011 has acquired an investment property portfolio in Munster (Germany) within the catchment area of the major cities of Hamburg and Hanover. At the end of January 2012, Peach Property Group acquired another high-yield portfolio of apartments and commercial units in Erkrath-Hochdahl near Düsseldorf.

As at the end of January 2012, Peach Property Group therefore has an overall investment property portfolio (market value: CHF 58 million) which comprises 519 apartments and commercial space of almost 15 000 m2 and generates annual rental income of approximately CHF 4.6 million. The Group has thus implemented important steps towards stabilising income while adhering to strategy.

Integration and automation of business processes

Peach Property Group focussed on the integration and automation of business processes in the financial year 2011. IT systems for customer relationship management and construction cost management were introduced at all locations. The aim is to replicate the processes along the property development value added chain in a cross-disciplinary information system. On the basis of such an integrated platform Peach Property Group can execute its projects more efficiently and transparently.

Positive assessment of financial year 2011

CEO Thomas Wolfensberger is positive on the financial year 2011: “Peach Property Group’s financial result for 2011 is in line with expectations. It is important that the company has made good operational progress at all levels: We have reached the specified milestones for all projects under construction and pressed on with projects in the development stage. Outlook for 2012

Peach Property Group expects real estate markets in German-speaking Europe to also perform well in the current year. With its projects for the most discerning of client segments Peach Property Group is well positioned in the market. The popular initiative limiting the construction of second homes that was passed by the Swiss electorate in March does not impose any constraints on Peach Property Group’s business model.

Peach Property Group is again targeting various milestones at project level in 2012: Under the twin project “yoo berlin”/Am Zirkus 1 construction work is progressing on the ten-storey freestanding building. In Hamburg, title to the apartments in the first construction stage is to be transferred to the owners from spring 2012 on. Structural engineering work for the second phase is scheduled to commence in April. The twelve luxury holiday apartments in the Schooren des Alpes property will be ready in time for the next winter season. The foundation stone for the Beach House project is to be laid in April 2012. In parallel with the realisation of development projects, Peach Property Group will also examine the acquisition of high-yield investment property portfolios in 2012.

Der Spatenstich findet am 19. April 2012 statt. Damit startet die Peach Property Group eines der ambitioniertesten Wohnprojekte des Unternehmens, das neben Wädenswil derzeit unter anderem Grossprojekte in Berlin, Hamburg und Kappl bei Ischgl (A) umsetzt.

Das Peninsula Beach House umfasst 23 Wohnungen der Extraklasse mit einer gesamten Verkaufsfläche von 4745 m2. Für die Architektur zeichnet das international renommierte Büro Buchner Bründler Architekten verantwortlich, welches in den letzten zehn Jahren mit verschiedenen Preisen ausgezeichnet wurde und 2010 den Schweizer Pavillon an der Weltausstellung in Shanghai realisiert hatte.

Nachhaltigkeit des Peninsula Beach House – Heizung und Kühlung über Seewasser

Das Peninsula Beach House wird nach den Anforderungen des Schweizer Minergie®-Standards ausgeführt und berücksichtigt modernste Systeme der nachhaltigen Energienutzung. Durch die Nutzung der Wärme des Seewassers mittels Wärmetauschsystemen kann aus 4 m³ Seewasser die Energie von 1 Liter Heizöl gewonnen werden. Zudem kann in den warmen Sommermonaten das Seewasser zur Kühlung des Gebäudes verwendet werden. Durch die Installation einer Lüftung mit Wärmerückgewinnung und entsprechender Konstruktion der Gebäudehülle ist ein minimaler Verbrauch an Energie gesichert. Zudem werden die Eigentümer Lüftung, Heizung, Storen usw. über das Internet bedienen können, was ebenfalls zu einer energiesparenden Nutzung beitragen kann.

Das erwartete Vertriebsvolumen der 23 Wohnungen beläuft sich auf rund CHF 102 Mio. Davon sind bereits 25% notariell beurkundet, weitere 19% sind reserviert. Die Bauplanung sieht einen Bezug der Wohnungen im Frühjahr 2014 vor. Implenia mit Tiefbau beauftragt

Für den Tiefbau wurde mit Implenia das führende Bau- und Baudienstleistungsunternehmen der Schweiz beauftragt. Die Finanzierung des Bauvorhabens ist über die Peach Property Group AG sichergestellt. Der Hochbau ist gemäss Planung auf Anfang 2013 vorgesehen. Für den Hochbau wird mit der Alfred Müller AG, Baar, eine der schweizweit führenden Generalunternehmungen beauftragt, welche Anfang 2013 mit dem Einbringen der rund 95 cm dicken Bodenplatte ihre Arbeiten aufnehmen wird.

Ausserordentlicher Wohnungsbau direkt am Zürichsee – 28 000 m3 Aushub

Die spezielle Lage am See erfordert einige Sondermassnahmen. So werden die aufwändigen Spezialtiefbauarbeiten der Implenia Bau AG in Zürich rund neun Monate in Anspruch nehmen.

In den ersten zwei Monaten werden 4 400 m2 Spundwände in den Boden vibriert. Auf Grund der Baugrubennähe zur Bahn wird der Baugrubenabschluss in diesem Bereich mit einer 66 Meter langen und 16 Meter tiefen überschnittenen Bohrpfahlwand ergänzt. Die Verankerung der seitlichen Baugrubenabschlüsse erfolgt mit 193 Litzenankern, welche bis zu 23 Meter ins Erdreich eingebohrt werden. Der 3900 m2 grosse horizontale Baugrubenabschluss wird mit einer Weichgelsohle, welche rund 1 Meter dick ist und in einer Tiefe von 13 Metern unter Terrain zu liegen kommt, ausgeführt. Dieses sehr aufwändige und in der Schweiz neuartige Verfahren dauert alleine rund drei Monate.

Auf Grund der geologischen Gegebenheiten der Uferzone, welche hauptsächlich aus Seeablagerungen und Bachschutt besteht, wird das komplette Gebäude mit 223 Pfählen, welche einen Durchmesser von bis zu 62 cm und eine durchschnittliche Länge von 16 Metern haben, fundiert. Über die ganze Zeitspanne des Tiefbaus werden rund 28 000 m3 Aushub abgeführt. Abgeschlossen werden die Tiefbauarbeiten mit dem Einbringen der Magerbetonschicht.

Lebensqualität am Zürichsee

Die Peninsula Beach House-Wohnungen werden ihren Eigentümern eine selten zu findende Lebensqualität mit direktem Seezugang und einer atemberaubenden Aussicht auf den Zürichsee in seiner gesamten Länge bieten. Die Wohneinheiten umfassen Flächen zwischen 130 bis 290 m2. Den Bewohnern steht ein grosszügiger privater Wellness- und Fitness-Bereich mit integrierter Halle für Indoor-Golf, Yoga, Pilates, Aerobic und Squash zur Verfügung.

Peach Property Group begins construction of Peninsula Beach House in Wädenswil

Zurich, 2 April 2012 – Peach Property Group AG, a leading developer of high-value residential property in German-speaking Europe, is set to commence construction of its most exclusive property, the Peninsula Beach House in Wädenswil, Switzerland.

The ground-breaking ceremony will take place on 19 April 2012. With that, Peach Property Group will start one of the company’s most ambitious residential projects, which apart from Wädenswil also include major projects currently under way in Berlin, Hamburg and Kappl bei Ischgl (A).

The Peninsula Beach House will comprise 23 high-end condominiums with a total saleable floor space of 4745 m2. Responsible for the architecture are the internationally renowned Buchner Bründler architects, who over the past 10 years have received numerous awards and realised the Swiss pavilion at the World EXPO Shanghai in 2010.

The condominiums, with a sales price starting at CHF 2.2 million, are harmoniously nestled in an idyllic park designed for future owners by landscape architect Enzo Enea. The Peninsula Beach House also encompasses a private fitness and wellness area with spa, squash and exercise facilities, an aerobics room, as well as a 20-metre indoor pool and relaxation bath.

Sustainability of the Peninsula Beach House – heating and cooling by means of lake water

The Peninsula Beach House will be constructed in keeping with the requirements of the Swiss Minergie® standard and incorporate the most modern systems for sustainable energy use. By employing heat-exchange technologies to exploit the warmth of lake water, the equivalent of 1 litre of heating oil can be generated from just 4m³ of water drawn from the Lake of Zurich. Moreover, during the warm summer months, lake water can be used to cool the building. Through installation of a heat-recovery ventilation system and the clever construction of the building’s shell, a minimal consumption of energy is ensured. At the same time, owners will be able to control the ventilation, heating, window blinds, etc. of their units via the internet, which can also contribute to energy savings.

The anticipated sales volume from the 23 condominiums amounts to roughly CHF 102 million. 25% of the units have already been notarially deeded, and a further 19% are reserved. The construction plan foresees occupancy of the units in the spring of 2014. Implenia commissioned with civil engineering work

Implenia, Switzerland’s leading construction and construction services company, has been contracted to conduct the excavation work for the Peninsula Beach House. Financing of the construction work is secured by Peach Property Group AG. According to plan, the superstructure work is scheduled to commence in early 2013. Alfred Müller AG, Baar, a leading Swiss general contractor, has been charged with the Peninsula Beach House’s superstructure work, which will begin with the laying of ca. 95 cm-thick floor slabs at the start of 2013.

Extraordinary residential property construction, directly on the Lake of Zurich – 28,000 m3 of soil excavation

This very special lakeside location requires that a number of special measures be taken. As a result, time-consuming special excavation work on the part of Implenia Bau AG in Zurich will take roughly 9 months to complete.

In the first 2 months, 4,400 m2 of sheet-pile walls will be vibrated into the ground. Due to its proximity to railway tracks, the final section of the construction pit in that area will be reinforced with a 66 metre long and 16 metre deep overlapping bored pile wall. Fortification of the lateral construction pit will be accomplished with 193 strand anchors, which will be bored as much as 23 metres into the earth. The 3900 m2 wide final section of the horizontal construction pit will be fitted with a soft-gel base, which is approximately 1 metre thick and situated at a depth of 13 metres below ground level. This very exhaustive and for Switzerland entirely new process alone will take close to 3 months to complete.

Owing to the geologic composition of the shoreline, which mainly consists of lake sediment and stream debris, the entire building will be based on 223 pillars with diameters of up to 62 cm and an average length of 16 metres. Over the entire excavation phase, approximately 28,000 m3 of diggings will be hauled away. That work will be concluded with the pouring of the lean concrete layer.

Quality of life on the Lake of Zurich

The Peninsula Beach House condominiums will offer their owners a truly rare quality of living, with direct access to the water and a breath-taking view of the Lake of Zurich in its entire length. The units have floor spaces between 130 and 290 m2, and owners have at their disposal a lavish private wellness and fitness facility with an integrated hall for indoor golf, yoga, Pilates, aerobics and squash.

The Peninsula Beach House is arising from the remains of the historically significant Giessen industrial park in Wädenswil, Switzerland, on a ca. 30 000 m2 jetty into the Lake of Zurich. Baurekursgericht (BRG) beurteilt Rekurse des Heimatschutzes zu Projekten der Peach Property Group

  • Projekt „Mews & Gardens“ erhält Auftrieb durch Stützung von Inventarentlassungen und Reidbach-Verlegung.

Zürich, 26. März 2012 – Das Baurekursgericht (BRG) des Kantons Zürich hat Rekurse des Heimatschutzes zu Projekten auf der Giessen-Halbinsel in Wädenswil beurteilt. Die Verlegung des Reidbachs und die Inventarentlassung der früheren Kosthäuser werden geschützt. Damit ist die Peach Property Group der Realisierung des Projekts „Mews & Gardens“ einen wesentlichen Schritt näher. Für das Projekt „Aquatica“ wird der Einbezug von zwei weiteren Bestandsbauten verlangt. Im Zuge der vorbereitenden Planung hatte die Peach Property Group bereits Vorprojekte erarbeitet, welche die Anforderungen des Urteils vollumfänglich erfüllen. Sie geht davon aus, das „Aquatica“-Projekt auch mit verändertem Bauvolumen profitabel erstellen zu können,  behält sich jedoch eine Beschwerde beim Verwaltungsgericht vor.

„Mews & Gardens“ kommt voran

Im Baufeld Mitte plant die Peach Property Group das 22 Wohnungen umfassende Projekt „Mews & Gardens“. Dieses erhält durch die Entscheide des Baurekursgerichts Auftrieb, weil sie die nötige Verlegung des Reidbachs und die Inventarentlassung der bestehenden Kosthäuser schützen. Offen ist damit noch ein weiterer Rekurs des Heimatschutzes gegen die bereits erteilte Baubewilligung für „Mews & Gardens“.

Profitable Optionen für „Aquatica“

Vom Urteil betroffen ist das „Aquatica“-Projekt im Nordteil der Giessen-Halbinsel; die vorhandene Bewilligung wird vom BRG in dieser Form nicht gestützt. Hier verlangt das Baurekursgericht in seinem Entscheid den Beibehalt von zwei bestehenden Bestandsbauten. Bereits in der Vorplanung hatte die Peach Property Group

Projektvarianten entwickelt, welche den aktuellen Vorgaben vollumfänglich gerecht werden. Dennoch behält  sich die Peach Property Group den Weiterzug des Urteils an die nächste Instanz, das Verwaltungsgericht, vor. Denn mit der Projektänderung wäre eine Reduktion der Verkaufsfläche von rund 7‘600 m2 auf rund 5‘400 m2 und damit eine schlechtere Ausnützung des Geländes verbunden. Die Peach Property Group geht davon aus, dass die Profitabilität der „Aquatica“-Projekte auch mit einer redimensionierten Variante sichergestellt wäre, welche in den Bestandsbauten attraktive Wohnungen vorsähe. Die ersten Umsätze aus dem  Projekt „Aquatica“ werden  weiterhin frühestens ab Ende 2015 erwartet.

Fortschritte für Projekte

Um den Interessen der Stadt Wädenswil auf dem Giessen-Areal gerecht zu werden, hat der Kanton Zürich die Unter-Schutz-Stellung der historischen Bauten der Architekten Albert Kölla und Robert Maillart sowie der früheren Fabrikantenvilla veranlasst. Gegen die entsprechende Schutzverfügung ist ebenfalls noch ein Rekurs des Heimatschutzes hängig, der einen weitergehenden Schutz verlangt.

Dr. Thomas Wolfensberger, CEO der Peach Property Group, zu den Urteilen: „Wir sehen uns durch die aktuellen Entscheide des Baurekursgerichts darin bestätigt, die Projekte auf der Giessen-Halbinsel in Wädenswil zügig voranzutreiben, allen voran das „Peninsula Beach House“, dessen Baustart im ersten Halbjahr 2012 vorgesehen ist. Bezüglich Rahmenbedingungen für die Folgeprojekte und die Giessen-Gesamtüberbauung  sind wir einen grossen Schritt weitergekommen.“

Verwaltungsgericht als mögliche nächste Instanz

Gegen die Urteile des Baurekursgerichts kann innert einer Frist von dreissig Tagen Beschwerde beim Verwaltungsgericht des Kantons Zürich erhoben werden. Die Peach Property Group AG wird das vorliegende Urteil betreffend Baubewilligung für die „Aquatica“-Bauetappe detailliert analysieren und behält sich den Weiterzug an das Verwaltungsgericht vor.

Construction Appeal Tribunal has assessed appeals by the Heritage Society concerning projects of Peach Property Group AG

  • Mews & Gardens project boosted by support for removal from inventory and Reidbach diversion
  • Aquatica project required to preserve two existing buildings
  • Appeal to the Tribunal’s decision under consideration
  • First revenues from the Aquatica project still expected from late 2015 at the earliest 

Zurich, 26 March 2012 – The Construction Appeal Tribunal (Baurekursgericht) of Canton Zurich has appraised appeals filed by the Heritage Society concerning projects on the Giessen peninsula in Wädenswil. The approval granted for the diversion of the Reidbach watercourse and the removal of former lodging houses from the inventory has been upheld. This brings Peach Property Group a major step closer to realising its Mews & Gardens project. The Group is being required to incorporate two existing buildings into its Aquatica project. During preparatory planning for this project, Peach Property Group had already developed preliminary scenarios that would meet the requirements of the tribunal in every respect. The Group is confident of being able to ensure the profitability of the Aquatica project even with an eventual change of the construction volume, but reserves the right to appeal against the Construction Appeal Tribunal’s decision to the Administrative Tribunal (Verwaltungsgericht).

Preparatory construction work for the first project – the Peninsula Beach House, for which approval has been obtained – is underway.

Mews & Gardens a step closer

Peach Property Group is planning to build 22 apartments in the centre of the site: this is the Mews & Gardens development. Its realisation has received a boost as a result of the Construction Appeal Tribunal’s decision which supports the necessary diversion of the Reidbach watercourse and the removal from the inventory of the existing former lodging houses. This leaves open a further appeal by the Heritage Society against the already granted building permit for the Mews & Gardens development.

Profitable options for Aquatica

The Construction Appeal Tribunal’s decision affects the Aquatica project in the northern part of the Giessen peninsula. Here, the tribunal is requiring the Group to preserve two existing buildings; the granted construction permit is not being supported in its current form. During preparatory planning, Peach Property Group had already developed options that would meet the current requirements in every respect. Even so, Peach Property Group is reserving the right to appeal against the tribunal’s decision to a tribunal of second instance: the Administrative Tribunal (Verwaltungsgericht). An amendment to the project would reduce the sales volume from around 7600 m2 to around 5400 m2, which would represent a sub-optimal utilisation in terms of land use. Peach Property Group assumes that the profitability of the Aquatica project would be assured even in a re-dimensioned scenario, which would envisage attractive apartments in the existing buildings. First revenues from the Aquatica project are still expected from late 2015 at the earliest.

Projects progressing

To meet the interests of the town of Wädenswil in the Giessen site, Canton Zurich has added the historic buildings of architects Albert Kölla and Robert Maillart as well as the former factory owner’s villa to its inventory of protected monuments. Still outstanding is an additional appeal filed by the Heritage Society against this decision of the Canton: the Heritage Society is demanding more far-reaching protection.

Administrative Tribunal as possible next instance

Appeals against the Construction Appeal Tribunal’s decisions may be filed with the Administrative Tribunal of Canton Zurich within thirty days. Peach Property Group AG will analyse in detail the decisions of the lower tribunal with respect to the building approvals for the Aquatica project and reserves the right to appeal to the Administrative Tribunal.

Berlin saw a record number of tourists last year, but Germany’s capital also is becoming a place where more people want to live.

Demand for condominiums in Berlin is rising, driving sale prices higher. In the middle-market districts of Friedrichshain-Kreuzberg, Steglitz-Zehlendorf and Lichtenberg, apartment prices rose more than 10% last year. Upscale areas such as Mitte and Prenzlauer Berg have seen significant price increases for several years. The strong demand and resulting price increases make apartments in Berlin the most attractive residential investment among 27 major European cities, according to a recent PricewaterhouseCoopers survey of real-estate and finance experts.
