Peach Property Group publiziert Asset Reporting für das 1. Quartal 2012

Die Peach Property Group publiziert ihr Asset Reporting für das 1. Quartal 2012. Die Entwicklungsprojekte des Unternehmens haben sich in der Berichtsperiode plangemäss weiterentwickelt: Alle Bauprojekte liegen im Plan und verzeichneten teils signifikante Fortschritte im Vertrieb. Die grösste Portfolioveränderung fand im Bestandsbereich statt, wo mit den Liegenschaften in Erkrath-Hochdahl bei Düsseldorf ein renditestarkes Portfolio erworben werden konnte.

In der Berichtsperiode wurden Baufortschritte bei allen im Bau befindlichen Projekten erzielt. Besonders erwähnenswert sind die folgenden baulichen Meilensteine:

  • Abschluss TU-Vertrag für die zweite Bauetappe H36 in Hamburg
  • Beginn Erdarbeiten zweite Bauetappe H36 in Hamburg
  • Übergabe der ersten Wohnung für A43 in Hamburg
  • Beginn Rohbau bei „yoo Berlin“/Am Zirkus 1
  • Beginn Innenausbau bei Schooren des Alpes in Kappl/Ischgl
  • Beginn Ankerversuche für den bevorstehenden Baustart beim Projekt Peninsula Beach House in Wädenswil

Im Bestandsbereich verfügt die Peach Property Group mit dem Erwerb der Wohn- und Geschäftsliegenschaften in Erkrath-Hochdahl über ein Portfolio von insgesamt 519 Wohnungen, Gewerbeflächen von knapp 15,000 m2 sowie jährliche Ist-Mieteinnahmen von rund CHF 4.6 Mio. Der Marktwert des Bestandsportfolios wurde auf CHF 57.5 Mio. gesteigert. Damit hat die Peach Property Group einen weiteren wichtigen Schritt zur angestrebten Verstetigung der Erträge und Liquidität umgesetzt.

Peach Property Group has published its Asset Reporting for the first quarter of 2012. During the period under review, the company’s development projects progressed according to plan: all projects currently under construction are on schedule and have registered what in part are significant gains in sales. The largest portfolio change took place in the investment segment through the acquisition of a high-yield property in Erkrath-Hochdahl near Düsseldorf.

In the first quarter of 2012, progress was made on all construction projects: of particular note are the following milestones:

  • Conclusion of general contractor agreement for the second building stage of H36 in Hamburg
  • Start of the excavation work for the second building stage of H36 in Hamburg
  • Handover of the first unit of A43 in Hamburg
  • Commencement of structural work on “yoo Berlin”/Am Zirkus 1
  • Start of interior construction at Schooren des Alpes in Kappl/Ischgl
  • Initiation of anchoring tests for the upcoming construction start of the Peninsula Beach House project in Wädenswil

In the investment segment, Peach Property Group – through its recent acquisition of residential and commercial units in Erkrath-Hochdahl – now has an investment portfolio that encompasses a total of 519 apartments as well as commercial floor space of close to 15,000 m2, all of which generates annual rental/lease income of roughly CHF 4.6 million. The market value of the investment portfolio has increased to CHF 57.5 million. Consequently, Peach Property Group has taken a further important step in its efforts to maintain a consistent flow of revenues and liquidity.

Spatenstich für Peninsula Beach House mit 23 exklusiven Wohnungen in Wädenswil erfolgt.

Zürich, 19. April 2012 – Die Peach Property Group AG, ein führender Entwickler von hochwertigen Wohnimmobilien im deutschsprachigen Europa, hat zusammen mit Vertretern des Stadtrates Wädenswil, den ausführenden Architekten Buchner Bründler sowie geladenen Gästen und künftigen Eigentümern den Spatenstich des Peninsula Beach House in Wädenswil feierlich begangen. Somit ist der Bau der exklusivsten Wohnanlage, welche derzeit am Zürichsee entsteht und 23 Wohnungen der Extraklasse umfassen wird, offiziell gestartet.

Das Peninsula Beach House wird seinen Eigentümern eine selten zu findende Lebensqualität mit direktem Seezugang und einer atemberaubenden Aussicht auf den Zürichsee in seiner gesamten Länge bieten. Dies auf einer Verkaufsfläche von 4‘745 m2. Die Wohnungen mit einem Verkaufspreis ab CHF 2,2 Mio. sind zwischen 130 und 290 m2 gross und harmonisch in eine Parklandschaft eingebettet, welche Landschaftsarchitekt Enzo Enea gestaltet hat. Das Peninsula Beach House beinhaltet zudem eine private Fitness- und Wellnessanlage mit Spa, Squash- und Bewegungshalle, Indoor-Golf, Aerobicraum und einen 20-m-Indoor-Pool sowie ein Relaxbad. Die Bauplanung sieht den Bezug der Wohnungen im Frühjahr 2014 vor.

Heini Hauser, Bauvorstand der Stadt Wädenswil: „Dieser Spatenstich bedeutet den Beginn der Revitalisierung der Halbinsel vor Wädenswil, welche bislang für die Öffentlichkeit nicht zugänglich war und nun geöffnet wird. Ich bin überzeugt, dass Wädenswil an Attraktivität gewinnt und für die Öffentlichkeit ein Mehrwert entsteht.“

Für den Tiefbau wurde mit Implenia das führende Bau- und Baudienstleistungsunternehmen der Schweiz beauftragt. Die Finanzierung des Bauvorhabens ist über die Peach Property Group AG sichergestellt. Der Hochbau ist gemäss Planung auf Anfang 2013 vorgesehen. Für den Hochbau wird mit der Alfred Müller AG, Baar, eine der führenden Schweizer Generalunternehmungen beauftragt, welche Anfang 2013 mit dem Einbringen der rund 95 cm dicken Bodenplatte ihre Arbeiten aufnehmen wird.

Die spezielle Lage am See erfordert einige Sondermassnahmen. So werden die aufwändigen Spezialtiefbauarbeiten der Implenia Bau AG in Zürich rund neun Monate in Anspruch nehmen.

In den ersten zwei Monaten werden 4‘400 m2 Spundwände in den Boden vibriert. Auf Grund der Baugrubennähe zur Bahn wird der Baugrubenabschluss in diesem Bereich mit einer 66 Meter langen und 16 Meter tiefen überschnittenen Bohrpfahlwand ergänzt. Die Verankerung der seitlichen Baugrubenabschlüsse erfolgt mit 193 Litzenankern, welche bis zu 23 Meter ins Erdreich eingebohrt werden.

Der 3‘900 m2 grosse horizontale Baugrubenabschluss wird mit einer Weichgelsohle, welche rund 1 Meter dick ist und in einer Tiefe von 13 Metern unter Terrain zu liegen kommt, ausgeführt. Dieses sehr aufwändige und in der Schweiz neuartige Verfahren dauert alleine rund drei Monate.

Auf Grund der geologischen Gegebenheiten der Uferzone, die hauptsächlich aus Seeablagerungen und Bachschutt besteht, wird das komplette Gebäude mit 223 Pfählen, welche einen Durchmesser von bis zu 62 cm und eine durchschnittliche Länge von 16 Metern haben, fundiert. Über die ganze Zeitspanne des Tiefbaus werden rund 28‘000 m3 Aushub abgeführt. Abgeschlossen werden die Tiefbauarbeiten mit dem Einbringen der Magerbetonschicht.

Das Peninsula Beach House entsteht im geschichtsträchtigen ehemaligen Industriepark Giessen in Wädenswil auf einer rund 30 000 m2 grossen Halbinsel im Zürichsee. Die Peach Property Group revitalisiert das Areal und ergänzt die zum Teil denkmalgeschützten Gebäude durch neue Wohnliegenschaften von hohem architektonischem Wert.

Das Peninsula Beach House wird nach den Anforderungen des Schweizer Minergie®-Standards ausgeführt und berücksichtigt modernste Systeme der nachhaltigen Energienutzung. Durch die Nutzung der Wärme des Seewassers mittels Wärmetauschsystemen kann aus 4 m³ Seewasser die Energie von 1 Liter Heizöl gewonnen werden. Zudem kann in den warmen Sommermonaten das Seewasser zur Kühlung des Gebäudes verwendet werden. Durch die Installation einer Lüftung mit Wärmerückgewinnung und entsprechender Konstruktion der Gebäudehülle ist ein minimaler Verbrauch an Energie gesichert.

Ground broken for Peninsula Beach House: 23 exclusive condominiums in Wädenswil.

Zurich, 19 April 2012 – Peach Property Group AG, a leading developer of high-value residential property in German-speaking Europe, has conducted the ground-breaking ceremony for the Peninsula Beach House in Wädenswil in the presence of representatives of the Wädenswil Town Council, the architects responsible for the project, Buchner Bründler, and invited guests and prospective owners. The ceremony marks the official start of construction of what is the most exclusive residential development currently underway on Lake Zurich.

The 23 condominiums in the Peninsula Beach House will offer their owners a truly rare quality of living, with direct access to the water and breathtaking views along the entire length of Lake Zurich. The saleable floor area amounts to 4745 m2. With floor areas of between 130 and 290 m2, the units nestle harmoniously in a park setting designed by landscape architect Enzo Enea and come with a price tag starting at CHF 2.2 million. The Peninsula Beach House development also comprises a private gym and wellness facility containing a spa, an indoor squash/exercise hall, indoor golf, an aerobics room, a 20 m indoor pool and a relaxation tub. The construction plan foresees occupancy of the units in the spring of 2014.

Peach Property Group CEO Thomas Wolfensberger: „In terms of its location, amenities and sustainable energy concept, the Peninsula Beach House is in many ways a pioneering development. By complying with the Swiss Minergie® standard and exploiting the latent heat of the lake water, both owners and the environment will benefit from the minimal use of non-renewable energy. Commencement of construction on the Peninsula Beach House also marks the beginning of work on the overall project encompassing the Giessen peninsula. Heini Hauser, Head of Wädenswil’s Construction Department: „This ground-breaking ceremony heralds a revitalisation of Wädenswil’s peninsula: historically, this has not been accessible by the public, but now it will be. Implenia Bau AG, Zurich, Switzerland’s leading construction and construction services company, has been entrusted with the excavation work. Financing of the construction work is secured by Peach Property Group AG. Superstructure work is scheduled to commence early in 2013. This is to be undertaken by Alfred Müller AG, Baar, a leading Swiss general contractor, which will begin by laying of floor slabs approximately 95 cm in thickness.

This unique lakeside location requires that a number of special measures be taken. As a result, Implenia will be carrying out specialised and intricate excavation work in a process scheduled to take nine months.

The first two months will be spent vibrating 4400 m2 of sheet-pile walls into the ground. Due to its proximity to a railway line, the section of the excavation pit closest to the railway will be reinforced with a 66 metre long, 16 metre deep overlapping bored pile wall. Reinforcement of the lateral excavation pit will be accomplished using 193 strand anchors bored as much as 23 metres into the soil.

The 3900 m2 wide final section of the horizontal excavation pit will receive a soft gel base approximately one metre in depth at a depth of 13 metres below ground level. This hugely exhaustive and, for Switzerland, entirely new process will alone take close to three months to complete.

Owing to the geological composition of the shoreline, which mainly consists of lake sediment and stream debris, the entire building will stand on 223 pillars featuring diameters of up to 62 cm and an average length of 16 metres. Approximately 28,000 m3 of spoil will need to be hauled away during the excavation phase. That work will be concluded with the pouring of the lean concrete layer.

The Peninsula Beach House is emerging from the remains of Wädenswil’s historically significant Giessen industrial estate, which occupies a 30,000 m2 peninsula on Lake Zurich. Peach Property Group is breathing new life into the site and complementing what, in part, are heritage-protected buildings through the addition of new residential units possessing architectural and aesthetic merit.

The Peninsula Beach House will meet the requirements of the Swiss Minergie® standard and incorporate the latest sustainable energy systems. By employing heat-exchange technologies to exploit the latent heat of the water in Lake Zurich, energy equivalent to one litre of heating oil can be generated from 4 m³ of lake water. Moreover, during the warm summer months, the lake water can be used to cool the building. Energy consumption is kept to a minimum thanks to the installation of a heat-recovery ventilation system and the ingenious design of the building’s envelope.

Peach Property Group’s first Diplomacy Lunch in Berlin

12 April 2012 – In association with the magazine Business & Diplomacy, Peach Property invited Berlin’s diplomatic community to join it for lunch at the yoo berlin showroom: the occasion was an opportunity to meet and greet the new ambassadors in the capital. At the start of the event, Dr. Thomas Wolfensberger, CEO of Peach Property Group, was delighted to welcome His Excellency Takeshi Nakana, the new Japanese Ambassador, to the exclusive ambience of the showroom. LUXUSOBJEKT «yoo» IN BERLIN By David Strohm

So ein Grundstück findet sich auch in der deutschen Hauptstadt nur noch selten. Am Spreeufer mitten im Berliner Zentrum, gegenüber dem Regierungsviertel und neben Brecht-Theater und Bahnhof Friedrichstrasse, erstellt die Schweizer Immobiliengesellschaft Peach Property derzeit eine Grossüberbauung mit 95 Luxuswohnungen, Hotel, Restaurant und Spa sowie Büroflächen.

Das vom Designer Philipp Starck mitgestaltete Objekt wird als Teil der weltweiten Gebäudelinie «yoo» vermarktet, zu der gegenwärtig 38 Wohnhäuser in 31 Ländern gehören. Entsprechend international ist auch die Käuferschaft des «yoo Berlin».

Zwei Drittel der 60 bis 280 m² grossen Eigentumswohnungen seien bereits vergeben, berichtet Markus Spielberger, Verkaufsleiter bei der beauftragten Firma Real Value Living. Die Preise für die sechs erhältlichen Wohnungsvarianten reichen von rund 5000 € bis 15 000 € je m² und sind damit am oberen Rand des Preisspektrums in Berlin.

Im angeregten Gespräch kamen insgesamt vierzig Gäste, darunter Attachés aus Frankreich, Kanada, Finnland, Tschechien und Argentinien sowie Vertreter der Berliner Wirtschaft, zusammen.
