Zürich, 9. Dezember 2011 – Die Peach Property Group, ein führender Entwickler von hochwertigen Wohnimmobilien im deutschsprachigen Europa, hat für den zweiten Bauabschnitt des Immobilienprojekts Harvestehuder Weg 36 (H36) an der Hamburger Aussenalster eine Vorverkaufsquote von 41% erreicht. Allein in den vergangenen vier Wochen sind Wohnungen im Wert von CHF 14,3 Mio. (EUR 11,4 Mio.) beurkundet worden, wodurch sich der Beurkundungsstand in kurzer Zeit um 16% erhöhte. Damit wird Anfang 2012 mit dem Bau der verbleibenden drei Alstervillen mit 50 exklusiven Wohnungen begonnen; die 13 Wohnungen des ersten Bauabschnitts befinden sich im Innenausbau und sind bereits im Frühjahr 2012 bezugsbereit. Das Vertriebsvolumen des Gesamtprojektes beträgt CHF 105,7 Mio.

Das Projekt Harvestehuder Weg 36 umfasst eine Wohnfläche von 8.929 m2. Die 63 Wohnungen mit Flächen von 80 bis 340 m2 sind auf fünf viergeschossige Villen verteilt. Die Verkaufspreise beginnen bei EUR 7.500/m2. Ein eigener Fitness- und Spabereich, 125 Garagenplätze, Räumhöhen über 3 Meter, eine ausgewählte Innenausstattung sowie die hohe architektonische Qualität und exklusive Lage direkt an den Parkanlagen der Aussenalster charakterisieren das Ensemble.

Zurich, 9 December 2011 – The Peach Property Group, one of the leading developers of top-quality residential property in the German-speaking part of Europe, has achieved an advance sales rate of 41% for the second stage of construction of the Harvestehuder Weg 36 (H36) real estate project on the Outer Alster in Hamburg. In the past four weeks alone, the deeds have been drawn up for apartments worth a total value of CHF 14.3 million (EUR 11.4 million), thereby increasing the initial registration level by 16% in only a short time. With that, construction of the last three Alster villas will be launched at the beginning of 2012 with 50 exclusive apartments; the interiors are now being implemented in the 13 apartments built during the first stage of construction which will be ready for occupation as early as spring 2012. The total sales volume for the entire project amount to CHF 105.7 million.

The Harvestehuder Weg 36 project offers 8,929 m2 of living space. The 63 apartments, ranging in size from 80 to 340 m2, are located in five four-storey villas. Sales prices begin at EUR 7,500/m2. A private fitness and spa area, 125 garage spaces, ceiling heights of more than 3 metres and exclusive interiors as well as the high level of architectural quality and exclusive location directly adjacent to the parkland of the Outer Alster provide the properties with their unique character.

According to an independent study, the Peach Property Group is the second biggest developer of luxury properties in Germany. On 24 November, the foundation stone was laid for the ‚yoo berlin‘ project, a luxury property in a unique location on the banks of the River Spree in the Berlin Mitte district. Together with the designer Philippe Starck, the company is developing a total of 87 top quality owner-occupied apartments. Two weeks earlier, the topping out ceremony was held in Kappl, near Ischgl, for the Schooren des Alpes lifestyle property project with its 12 exclusive residential units. The Group’s most extensive project at present is the ‚Peninsula‘ development, a 30,000 m2 site on the shores of Lake Zurich.

Neben den Baubeteiligten nehmen auch zahlreiche Gäste am Anlass teil. Das Projekt „yoo berlin“ umfasst eine verkaufbare Wohnfläche von 12.800 m2, die Preise beginnen bei EUR 4.100 pro m2. Das Innendesign der Wohnungen gestaltet „yoo inspired by Starck“, die Designfirma, die unter der kreativen Leitung von Philippe Starck steht. Derzeit sind 40% des geplanten Vertriebsvolumens von „yoo berlin“ beurkundet, 15% sind reserviert. Der Hochbau ist angelaufen. Bereits im Februar 2012 wird das erste Geschoss erstellt sein.

Berlin: luxurious “yoo berlin” residential development by the River Spree. Foundation stone now laid by Peach Property Group.

Berlin, 24 November 2011 – The exceptional “yoo berlin” residential project is currently being built in a unique location on the bank of the River Spree in central Berlin. The Swiss Peach Property Group Ltd, European leader in luxurious residential buildings, has developed this project with interiors designed by “yoo inspired by Starck”. Today sees the laying of the foundation stone of the 10 story building which will accommodate a total of 87 premium apartments and commercial floor space upon completion in early 2013.

The traditional ceremony to mark the laying of the foundation stone is an occasion for words of welcome from Berlin Senate Building Director, Regula Lüscher, the architect, Eike Becker, and the Chief Executive of the Peach Property Group for Germany, Ralf Vorrink. Many guests are attending the event alongside the people directly involved in the building work. The “yoo berlin” project comprises 12,800 m2 of residential floor space with prices starting from EUR 4,100 per m2. The interior design of the apartments is by ”yoo inspired by Starck”, from design company yoo, under the Creative Directorship of renowned designer Philippe Starck. Deeds of sale have already been signed for 40% of the planned accommodation in “yoo berlin” with reservations for a further 15%. Structural engineering work has begun. The first floor will already be completed in February 2012.

Eike Becker, the architect, has this to say about the laying of the foundation stone: “22 years since the wall came down, after 27 years of an unattractive vacant site, after 2 competitions with 27 design projects for this site and after many, many negotiations, I am so happy that the foundation stone is being laid today! The foundation stone of “yoo berlin“ is being laid for the Peach Property Group just a few weeks after the topping out ceremony for the “Harvestehuder Weg 36” project, a luxurious property with 63 apartments directly on the Außenalster in Hamburg, and a similar ceremony for the “Schooren des Alpes” project. This is being built by the company at Kappl near Ischgl in the Tyrol, one of the top winter sports resort areas of the Alps. Topping-out ceremony for luxurious Tyrolean lifestyle apartments of Peach Property Group AG

Zurich, Switzerland/Kappl, Austria, 11 November 2011 – Peach Property Group AG, one of the leading developers of quality residential projects in Europe, is today holding a topping-out ceremony for the Schooren des Alpes lifestyle property development in Kappl near Ischgl, Tyrol – one of the top winter sports areas in the Alps. Already 40 per cent of the 12 luxury residential units have been sold or reserved. Completion is planned for Autumn 2012.

Firstfeier für luxuriöse Tiroler Lifestyle-Immobilie der Peach Property Group AG

November 2011 – Die Peach Property Group AG, einer der führenden Entwickler für luxuriösen Wohnungsbau in Europa, feiert heute die Firstfeier für die Lifestyle-Immobilie Schooren des Alpes in Kappl bei Ischgl, Tirol – einem der Top-Wintersportgebiete der Alpen. Bereits 40 Prozent der 12 Luxus-Wohneinheiten sind verkauft oder reserviert. Die Fertigstellung ist zum Winter 2012 geplant.

Peach Property Group confirms development projects progressing as planned and announces cash flow expectations

  • Around CHF 80 million of cash flow expected by 2013 from projects now under construction

Zurich, 8 November 2011 – Peach Property Group Ltd, a leading developer of high-quality residential property in German-speaking Europe, is hosting an investor conference today. On this occasion, for the first time, the Group has quantified expected cash flows from its current development projects. Overall, Peach Property Group expects its projects’ portfolio – broadly based across all stages of development – to generate cash flows to the tune of CHF 170 million over the period from 2012 to 2016. Just under half of this figure – around CHF 80 million – is expected as early as 2012 and 2013, when projects now under construction will be completed.

Development projects forging ahead

Peach Property Group is progressing its development projects in Switzerland, Germany and Austria on schedule. Peach Property Group commenced surface construction works on its Berlin projects “yoo berlin” and “Am Zirkus 1” in September. The ground floors are to be completed by the end of 2011. Currently 39% of the planned sales volume have been registered with the notary at “yoo berlin”, with a further 14% subject to contract. In Hamburg, buyers move into the first completed apartments in Stage One of the “Harvestehuder Weg 36” project in January 2012. Here, 63% of the sales volume is already notarized, with a further 9% subject to contract. As for Stage Two, sales already stand at 36% (25% completed; 11% subject to contract): construction should begin in early 2012. Surface construction work is progressing according to schedule on the “Schooren des Alpes” project in Kappl, near Ischgl (13% of sales completed, 27% subject to contract). The topping-out ceremony will take place on 11 November 2011.

The proportion of properties sold at the “Beach House” project now stands at 43% of planned sales volume (25% completed; 18% subject to contract). Construction goes ahead as soon as around 43% of sales have been completed. The “Aquatica” project was approved in October 2010, though an appeal is currently pending. Further hearings take place in December. If the appeal goes further, the Administrative Court, as the next instance, would have to rule in the matter, and this might be expected by the end of 2012. As the court of last instance, the Federal Supreme Court might be expected to reach a final judgement in 2013. A building permit application for the “Mews & Gardens” project was filed in the summer of 2011, and Peach Property Group expects to obtain this permit before the end of this year. The “Dockside” project, too, has recorded progress: the preservation agreement for the historic building has been finalised with the canton. As soon as it is signed and legally binding, the detailed planning work can commence for submission of the application for a building permit.

Finance assured for current projects

The financing of all projects on sale in Switzerland and Germany is guaranteed. Peach Property Group needs no further equity in order to finish these current projects. Thanks to the expected cash flows from “Harvestehuder Weg 36” Stage One and “Schooren des Alpes” from as early as 2012 plus an equity ratio of 51% on book value (57% on market value basis), Peach Property Group is on a firm financial footing to further pursue its growth strategy. Active management of investment properties serves as an extension of the Group’s strategy, with the focus on total return on investment. In future, steady income from rental properties with attractive yields is expected to even out project returns, which tend to be realised in a concentrated manner.

Quarterly asset reporting enhances transparency

Peach Property Group is planning to publish asset reporting quarterly from 2012 on. This will include detailed data on construction progress and sales levels for individual projects. The aim is to regularly comment on and update the quantitative and qualitative aspects of the portfolio. Peach Property Group thereby intends to enhance the transparency of its reporting at project level.

Outlook

Peach Property Group is concentrating on completing its projects under construction and continues to consider acquisitions of suitable development projects and portfolio properties yielding high income. At present, four projects are at an advanced stage in the acquisition pipeline. On current project level, the aim is to reach various milestones in the next few months. They include the “Peninsula” site in Wädenswil, where permission to build the “Mews & Gardens” project should be obtained, and a ruling on the “Aquatica” appeal. Completion of the surface construction stages of the projects “Harvestehuder Weg 36” (Stage One), “yoo berlin”, “Am Zirkus 1” and “Schooren des Alpes” is expected during 2012 or in the first quarter of 2013.

November 2011 – Die Peach Property Group AG, ein führender Entwickler von hochwertigen Wohnimmobilien im deutschsprachigen Europa, quantifiziert heute anlässlich eines Investorentags erstmals die aus den laufenden Entwicklungsprojekten erwarteten Mittelrückflüsse. Insgesamt rechnet die Gruppe damit, dass ihr in allen Projektphasen breit abgestütztes Portfolio im Zeitraum von 2012 bis 2016 Rückflüsse in der Grössenordnung von CHF 170 Mio. zufliessen werden. Knapp die Hälfte davon, rund CHF 80 Mio., werden mit Abschluss der im Bau befindlichen Projekte bereits 2012 und 2013 erwartet.

Fortschritte bei Entwicklungsprojekten

Die Peach Property Group treibt ihre Entwicklungsprojekte in der Schweiz, Deutschland und Österreich gemäss Terminplanung voran.  Bei den Berliner Projekten „yoo berlin“ und „Am Zirkus 1“ hat die Peach Property Group im September mit den Hochbauarbeiten begonnen. Die Erdgeschosse werden bis Ende 2011 fertiggestellt. Derzeit sind 39% des geplanten Vertriebsvolumens von „yoo berlin“ beurkundet, 14% sind reserviert. In Hamburg werden im Januar 2012 die ersten Wohnungen der ersten Bauetappe des Projekts „Harvestehuder Weg 36“ an die Käufer übergeben. Hier wurden 63% des Verkaufsvolumens bereits beurkundet, 9% sind reserviert. Bei der zweiten Bauetappe beträgt der Vertriebsstand 36% (25% Beurkundungen, 11% Reservationen); der Baubeginn ist auf Anfang 2012 terminiert. Beim Projekt „Schooren des Alpes“ in Kappl bei Ischgl kommt der Hochbau gemäss Zeitplan voran (13% Beurkundungen, 27% Reservationen), so dass am 11. November 2011 das Richtfest gefeiert werden kann.

Der Vertriebsstand beim Projekt „Beach House“ beträgt 43% des geplanten Vertriebsvolumens (25% Beurkundungen, 18% Reservationen). Der Bau wird ausgelöst, sobald rund 43% des Volumens beurkundet sind. Das Projekt „Aquatica“ wurde im Oktober 2010 bewilligt, doch liegt zurzeit ein Rekurs vor. Im Dezember erfolgen weitere Verhandlungen. Bei einem Weiterzug des Rekurses, müsste – schätzungsweise bis Ende 2012 – in nächster Instanz das Verwaltungsgericht eine Beurteilung vornehmen. Letztinstanzlich wäre mit einem abschliessenden Entscheid durch das Bundesgericht voraussichtlich 2013 zu rechnen. Für das Projekt „Mews & Gardens“ wurde im Sommer 2011 das Baugesuch eingereicht. Die Peach Property Group erwartet die Baubewilligung noch im laufenden Jahr. Beim  Projekt „Dockside“ sind ebenfalls Fortschritte zu verzeichnen: Mit dem Kanton wurde der Schutzvertrag für das historische Gebäude bereinigt. Sobald dieser rechtskräftig unterzeichnet ist, beginnen die detaillierten Planungsarbeiten für die Einreichung der Baueingabe.

Finanzierung der laufenden Projekte gesichert

Die Finanzierung aller im Verkauf stehenden Projekte in der Schweiz und Deutschland ist gesichert. Für die Abwicklung dieser laufenden Projekte benötigt die Peach Property Group keine weiteren Eigenmittel. Dank den ab Anfang 2012 erwarteten Mittelrückflüssen aus der ersten Bauetappe von „Harvestehuder Weg 36“ sowie „Schooren des Alpes“ und einer Eigenkapitalquote von 51% auf Basis Buchwerte beziehungsweise  57% auf Basis Marktwerte verfügt die Peach Property Group über ein solides finanzielles Fundament, um ihre Wachstumsstrategie weiter voranzutreiben. Das als Erweiterung der Strategie betriebene aktive Bestandsmanagement, das den Fokus künftig auf den Total Return einer Investition legt und damit auch gut rentierende Bestandsimmobilien einschliesst, trägt zusätzlich zur Glättung der konzentriert auftretenden Projekterträge durch stetige Mieteinnahmen bei.

Quartalsweises Asset Reporting steigert Transparenz

Die Peach Property Group plant ab 2012 die vierteljährliche Publikation eines Asset Reportings, das unter anderem detaillierte Angaben zu den Baufortschritten und Vertriebsständen der einzelnen Projekte enthält. Ziel ist die regelmässige Erläuterung und Aktualisierung quantitativer und qualitativer Aspekte des Portfolios. Damit will die Peach Property Group die Transparenz ihrer Berichterstattung auf Projektstufe steigern.

Ausblick

Die Peach Property Group konzentriert sich auf den Abschluss der im Bau befindlichen Projekte und prüft weiterhin die Akquisition von geeigneten Entwicklungsprojekten sowie renditestarken Bestandsportfolios. Derzeit sind vier Projekte in fortgeschrittenem Stadium in der Akquisitions-Pipeline. Daneben werden auf Projektebene in den nächsten Monaten verschiedene Meilensteine angestrebt. Dazu gehören auf dem „Peninsula“-Areal die Baubewilligung für das Projekt „Mews & Gardens“ sowie die Beurteilung des „Aquatica“-Rekurses. Die Hochbauphasen der Projekte „Harvestehuder Weg 36“ (erste Bauetappe), „yoo berlin“, „Am Zirkus 1“ und „Schooren des Alpes“ werden voraussichtlich 2012 respektive im ersten Quartal 2013 abgeschlossen.
