“Festival of Lights”: yoo berlin optical enchantment

17 October 2011 – Passers-by are dumbfounded: since yesterday, the showcase of the “yoo berlin” residential complex Peach Property Group is realizing just a few steps away from Friedrichstrasse, directly on the Spree, has been drenched in a warm, green shimmer. As a part of Berlin’s long-standing “Festival of Lights“, the illumination luminaries of spice graphics have also undertaken to transform Bertolt-Brecht-Platz and the “yoo berlin” complex, which is enshrouded with huge semitransparent canvases, into an awe-inspiring landscape.

Yet again this year, fully committed citizens and companies are lending wings to and fostering the “Festival of Lights”. Governing mayor Klaus Wowereit noted in his introductory comments: “My sincere thanks go to all of you for this fascinating endeavor, one that repeatedly demonstrates with surprising illumination and coloration the adaptability of our city. Let there be light! Let there be color! Let there be Berlin!“

In its illuminated showroom, Peach Property Group will be presenting its “yoo berlin” project in detail through 23 October. At a historically preeminent location on the Spree in Berlin Mitte, this Swiss company is collaborating with designer Philippe Starck in the construction of 87 “yoo berlin” condominiums with a total residential floor space of 12,800 m2. Additional features are a lobby, wellness and spa areas, as well as a bar and café. The dwellings ranges from 62 to 339 m2 in size (www.yooberlin.com).

„Festival of Lights“: Lichtkunst verzaubert yoo berlin

Oktober 2011 – Passanten staunen: Der Showroom des Wohnungsbauprojektes „yoo berlin“, das die Peach Property Group unweit der Friedrichstraße direkt an der Spree realisiert, ist seit gestern in warmes, grünes Licht getaucht. Im Rahmen des schon traditionellen Berliner „Festival of Lights“ haben sich die Lichtkünstler von spice graphics auch den Bertolt-Brecht-Platz und den mit einer großen, halbtransparenten Plane verhüllten Showroom von „yoo berlin“ vorgenommen und das Ganze in eine phantastische Szenerie verwandelt.

Das „Festival of Lights“ wird auch in diesem Jahr wieder von engagierten Bürgern und Unternehmen Berlins auf die Beine gestellt und gefördert. Der Regierende Bürgermeister Klaus Wowereit sagt dazu in seinem Grußwort: „Ihnen allen gilt mein herzlicher Dank für diese faszinierende Aktion, die mit immer wieder überraschenden Licht- und Farbeffekten die Verwandlungskunst unserer Stadt unter Beweis stellt. Sei Licht. Sei Farbe. Sei Berlin.”

Im noch bis zum 23. Oktober illuminierten Showroom präsentiert die Peach Property Group das Projekt „yoo berlin“ im Detail. An einmaliger, historischer Lage an der Spree in Berlin Mitte, errichtet das Schweizer Unternehmen hier derzeit zusammen mit dem Designer Philippe Starck 87 Wohnungen. „yoo berlin“ umfasst eine verkaufbare Wohnfläche von 12.800 m2. Zurich, Switzerland/Munich, Germany, 4 October 2011 – According to a recent study conducted by BulwienGesa, the Swiss real estate developer Peach Property Group AG (www.peachproperty.com), a Zurich-domiciled company with branch offices in Cologne, has continued to build on its leadership in the German luxury real estate sector. The Swiss company scores particularly well with respect to the quality of area and location of its construction projects and reveals good to very good value for money. All projects are centrally located and close to cultural facilities in top German locations. The additional services offered are further testimony to Peach Property Group’s broad experience in this field. The company has established Swiss quality standards in Germany; standards that are very much appreciated by the very demanding clientele of the luxury property sector.

BulwienGesa AG, one of Germany’s largest independent market research and consultancy companies, has analysed Peach Property’s „yoo berlin“ project and the „Harvestehuderweg 36“ project in Hamburg. The study looked at a number of companies active in the luxury real estate sector and compared them. 13 projects were included in the ranking in Berlin, including „Belle Etage“ by Groth Development GmbH & Co. KG and „Palais Theising“ by Frankonia Eurobau AG. Among the eight luxury real estate projects analysed in Hamburg were the „Altsterwohnen“ and „Alstervillen“ projects undertaken by Belvedere Vermögensverwaltung GmbH and „Sophienstrasse“ by Frankonia Eurobau AG. The benchmarks used by the study included the quality of the area and location, image, marketing concept, product design and additional service. Such benchmarks set the luxury real estate projects assessed apart from the rest of the market and highlight the differences in quality they offer.

The Swiss developer Peach Property Group, which looks back only on a very short history on the German property market, has performed particularly well in this comparison. As well as the quality of location and the high standard of service, Peach Property Group’s projects also reveal an especially strong image and brand. In particular, the Berlin project, conceived in collaboration with the renowned London-based real estate design company „yoo“, currently enjoys especial prominence on the market as Berlin’s highest quality product. In Hamburg, the „Harvestehuderweg 36“ project reveals the second highest brand quality after the Sophienterrassen by Frankonia Eurobau AG. According to BulwienGesa, the „yoo berlin“ project also currently reveals the best value for money compared with other luxury properties in Berlin. In Hamburg, the „Harvestehuderweg 36“ project ranks 2nd with good value for money.

Premiere in Munich: Peach Property Group AG for the first time with own stand at EXPO REAL

Zurich, Switzerland/Munich, Germany, 4 October 2011 – Swiss company, Peach Property Group AG, leading developer of luxury residential property in German-speaking Europe, will for this first time participate in Munich’s EXPO REAL trade fair (4-6 October 2011) with its own stand.

Peach Property Group will present its current luxury accommodation construction projects on a 80m2 stand in Hall A2. Focal points will be provided by the „Harvesterhuder Weg 36“ project in Hamburg, „yoo berlin“ and „Am Zirkus 1“. In Hamburg, Peach Property Group AG – which has been active on the German property market since 2009 – is currently in the process of realising a project on the shores of Hamburg’s Outer Alster. The project, which is located in a traditional villa region, comprises of 63 apartments of between 80 and 280 m2 in five newly constructed villas. In Berlin, the Group will build 87 apartments of between 62 and 339 m2 over a ten-storey standalone building on the banks of the River Spree. „you berlin“ will be completed in collaboration with world renowned designer Philippe Starck. The same building complex will also house a new 311-room hotel and 5,000 m2 of commercial space.

„Our customers expect the most exclusive living standards with an individual touch. Our projects satisfy these demands to the highest level,“ Dr Thomas Wolfensberger says, CEO of Peach Property Group. It comes as no surprise then that the design of the Peach stand at the EXPO REAL must also satisfy these high standards.

In response to the question as to why Peach Property Group AG presents itself at the trade fair as a company specialised in luxury residential property, Dr Wolfensberger cites several reasons. „As a quoted company – we have been listed on the SIX Swiss Exchange in Zurich since November 2010 – the trade fair is a good platform for us to establish and maintain contact with investors, analysts and industry experts. In addition, there’s also the fact that residential property is increasingly becoming a central topic at the Expo Real,“ Wolfensberger goes on. „Last year too, the issue was a focus of many trade fair participants. And we note here that investor interest in upscale residential real estate has risen sharply in the wake of current economic developments.“

According to an independent study, Peach Property Group is the second largest developer of luxury real estate in Germany and according to a current analysis by BulwienGesa is a leader in this sector. The foundation stone will be laid this year for the „yoo berlin“ project in the German capital, a luxury real estate project in prime location on the shores of the river Spree, Berlin-Mitte. The topping out ceremony was also recently celebrated for the first phase of construction for the Hamburg flagship project, Harvesterhuder Weg 36. For the „Living 106“ project, a complex of buildings in the direct vicinity of the BND house on Berlin’s Chausseestrasse, all 76 luxury apartments were sold on completion. The largest project at present, the „Peninsula“ project, spans 30,000 m2 on the shores of Lake Zurich.

Topping-out ceremony on the Aussenalaster in Hamburg

Zurich, Switzerland/Hamburg, Germany, 27 September 2011 – Only a few months after laying the foundation, the topping-out ceremony at Harvestehuder Weg 36 is being held today. At this unique location, directly on Hamburg’s Aussenalster Lake, the Swiss Peach Property Group Ltd is developing a total of 63 luxury freehold apartments in the upper price range in two building stages. The first villas are scheduled for completion in the spring of 2012.

The site comprises two developments, at Harvestehuder Weg 36 and Alsterkamp 43. Its attraction lies in its unrivalled position on the Aussenalster Lake, in a district of traditional Hamburg villas. There will be a total of 63 apartments, housed in five newly built villas. Sizes range from 80 to 280 square metres. The architecture at Harvestehuder Weg 36 uses unadorned lines, big expanses of glass and gradated terraces, in a reinterpretation of the classic white Alster villa model. The five buildings have been named after traditional ships of the Hamburg shipping company Hapag – Arcadia, Belgravia, Columbia, Hammonia and Rhaetia.

“With the special location and the quality we offer, we are meeting an obvious demand,” states Dr. Thomas Wolfensberger, CEO of Peach Property Group Ltd. “More than 70% of the apartments at Alsterkamp have already been sold, and the second building stage will commence this year.”

The amenities for the new inhabitants include a dedicated fitness area with spa, and underground parking for 125 cars, in some cases with direct access to the apartments by lift. The ceiling heights are 3 metres, rising to approximately 3.2 metres for the ground floors. Two tower rooms even have room heights reaching 4 metres. The apartments’ sales prices start at EUR 7,500 per square metre. One of the largest penthouses of Harvestehuder Weg 36 – with a surface area of 340 square metres – has already been sold. All in all, Peach Property Group is expecting a sales volume of EUR 85 million from Harvestehuder Weg 36.

“The concept is authentic, emotional and oriented towards the future,” says architect Jürgen Göttsch, who, together with Alexandra Czerner, was responsible for drawing up the plans. Alexandra Czerner adds, “Through the buildings’ construction we have formed individual, urban rooms of the highest quality which convey an open and communicative attitude towards life. The architecture of the building ensemble radiates serenity and beauty. Each villa is an original.”

An independent study ranks Peach Property Group as Germany’s second-largest developer of luxury properties. This year, the foundations for its “yoo berlin” project will be laid, a luxury residence at a unique location directly on the River Spree in Berlin Mitte. Here, together with the designer Philippe Starck, Peach Property Group is developing a total of 87 freehold apartments with penthouses, townhouses and suites. Another development is “Living 106”, near the new headquarters of the German Federal Intelligence Service (BND), on Berlin’s Chausseestrasse, where, following its completion, all 76 apartments in the upper price range have been sold. The Group’s largest project at present is the “Peninsula”, a site covering 30,000 square metres on the shore of Lake Zurich.

Richtfest an der Außenalster in Hamburg

Zürich, Schweiz/Hamburg, Deutschland, 27. September 2011 – Nur wenige Monate nach der Grundsteinlegung wird heute am Harvestehuder Weg 36 das Richtfest gefeiert. An einzigartiger Lage, direkt an der Hamburger Außenalster, errichtet hier die schweizerische Peach Property Group AG in zwei Bauabschnitten insgesamt 63 luxuriöse Eigentumswohnungen im oberen Preissegment. Die Fertigstellung der ersten von fünf Villen ist für das Frühjahr 2012 geplant.

Das Areal, bestehend aus zwei Teilen am Harvestehuder Weg 36 und am Alsterkamp 43, fasziniert durch eine unvergleichliche Lage an der Außenalster, in einer traditionellen Hamburger Villengegend. Verteilt auf fünf neu errichtete Villen entstehen insgesamt 63 Wohnungen mit Flächen von 80 bis 280 m2. Peach Property Group closes first half of 2011 in line with expectations

  • Market value of portfolio managed by the Group increased by 3% to CHF 272.2 million

Zurich, 26 August 2011 – The market value of the property portfolio managed by Peach Property Group Ltd, a leading developer of high-quality residential property in German-speaking Europe, has increased in the first half of 2011. A 3% rise since 31 December 2010 takes the portfolio’s total market value to CHF 272.2 million. The strong rise in the Swiss franc acted as a constraint on value growth. Had exchange rates remained steady, a 5% increase would have resulted, taking the total to CHF 278.5 million.

As expected, there were no major project closeouts or bargain purchases in the first half of 2011. The company’s operating income of CHF 6.2 million is therefore below the one for the comparable prior-year period (first half of 2010: CHF 34.5 million). Deriving from the lower level of operating income, a loss of CHF 5.3 million (2010: CHF 24.6 million) was recorded under the heading of operating profit (EBIT). The result for the period, affected by net foreign exchange losses of CHF –1.9 million, amounts to CHF –6.3 million (2010: CHF 16.6 million). This corresponds to diluted earnings of CHF –1.30 per share (2010: CHF 6.18).

As of 30 June 2011, consolidated shareholders’ equity stands at CHF 99.4 million. This equates to a sound equity ratio of 51% (31 December 2010: 53%).

Important project milestones passed

In the first half of 2011, Peach Property Group forged ahead with its development projects in Switzerland, Germany and Austria according to schedule. Works preparatory to construction began on the “Peninsula” site in Wädenswil, near Zurich. In an exclusive cooperation agreement, the well-known landscape designer, Enzo Enea, was commissioned to design the park and gardens. Peach Property Group has also held talks with all appellants against its “Aquatica” project. The appeal process is not yet concluded. On time at the end of June, an application was finally filed for building permission for the “Mews & Gardens” project. Peach Property Group brought “Living 106”, its first project in Berlin, to a successful conclusion. Civil engineering works for “yoo berlin” were completed in July. 1 August 2011 then marked the start of the building construction. A 20-year lease with Fattal Group, which operates 24 hotels in Germany, has been concluded for the hotel which will be built in the adjacent wing of “yoo berlin” as part of the “Am Zirkus 1” project. In Hamburg, the foundation stone was laid in May for the first of the two stages of the “Harvestehuder Weg 36” building project. Finally, building construction work on the “Schooren des Alpes” project in Kappl, near Ischgl, Austria, progressed according to schedule.

Strategy extension

Peach Property Group developed its strategy further in the first half of the year. Maintaining its existing focus on project developments in the luxury and top-quality residential property segment, the Group will also invest in future in portfolio properties yielding good returns, using ongoing rental income to even out the income peaks from the project business.

The first step in the implementation of the strategy was already taken in mid-July, with the acquisition of a first set of portfolio properties in Germany. The portfolio comprises 376 residential units, with total floor space of 26,000 square metres. The properties are located in Munster, within commuting distance from the two major cities of Hamburg and Hanover. The purchase price of EUR 9 million, including purchase-related costs, will lead to annual rental income of around EUR 1.2 million. This represents a gross return in excess of 13%. After deduction of maintenance costs, the result is a net return of 9.75%.

Euro bond issue

In line with its long-term goals and adjusted strategy, the German subsidiary Peach Property Group (Deutschland) GmbH is issuing a euro bond. Proceeds from this will be used primarily to finance existing and new projects and add to its portfolio properties in Germany. Publicly offered for up to EUR 50 million, the bond has a coupon of 6.6% and a term of five years. It is listed on the Open Market of the German Stock Exchange (ISIN code: DE000A1KQ8K4, WKN: A1KQ8K). The bond is placed largely with institutional investors in Germany and Switzerland. The issue opened on 4 July 2011 and continues until the end of the year.

Prospects

Peach Property Group will continue to examine the acquisition of suitable, high-return portfolio properties in the second half of 2011. At project level, its sights are again set on a number of milestones. On the “Peninsula” site in Wädenswil, building permission should be received this winter for the “Mews & Gardens” project, while the “Peninsula Beach House” project continues parallel to this. During the second half of the year, the Building Appeal Tribunal should rule on the “Aquatica” appeal. If no agreement is reached, the Administrative Court, as the court of next instance, would have to make a judgement – probably by the end of 2012.

The topping-out ceremony at “Harvestehuder Weg 36” should take place at the end of September, celebrating completion of the first stage of construction. The second stage is set to commence before the end of this year. In Berlin, building construction continues on the twin projects “yoo berlin” and “Am Zirkus 1”. Another topping-out is due this autumn: on the “Schooren des Alpes” project.

August 2011 – Die Peach Property Group AG, ein führender Entwickler von hochwertigen Wohnimmobilien im deutschsprachigen Europa, steigerte im ersten Halbjahr 2011 den Marktwert des betreuten Immobilienportfolios im Vergleich zum 31. Dezember 2010 um 3 Prozent auf CHF 272,2 Mio. Negativ ins Gewicht fiel dabei der deutliche Anstieg des Schweizer Frankens. Zu konstanten Wechselkursen hätte eine Marktwertsteigerung um 5 Prozent auf CHF 278,5 Mio. resultiert.

Da im ersten Halbjahr 2011 wie erwartet weder grössere Projektabschlüsse noch Gewinne aus Akquisitionen verbucht wurden, lagen die Erträge mit CHF 6,2 Mio. unter der Vergleichsperiode des Vorjahrs (1. Halbjahr 2010: CHF 34,5 Mio.). Ausgehend vom tieferen Ertragsniveau resultierte auf Stufe Betriebsgewinn (EBIT) für die erste Jahreshälfte 2011 ein Verlust von CHF -5,3 Mio. (CHF 24,6 Mio.). Das Periodenergebnis, beeinflusst durch Währungsverluste von netto CHF -1,9 Mio., beträgt CHF -6,3 Mio. (CHF 16,6 Mio.). Das entspricht einem verwässerten Ergebnis je Aktie von CHF -1.30 (CHF 6.18).

Das konsolidierte Eigenkapital beläuft sich per 30. Juni 2011 auf CHF 99,4 Mio. Das ergibt eine solide Eigenkapitalquote von 51 Prozent (31.12.2010: 53 Prozent).

Wichtige Projekt-Meilensteine erreicht

Die Peach Property Group hat im ersten Halbjahr 2011 ihre Entwicklungsprojekte in der Schweiz, Deutschland und Österreich gemäss Terminplanung vorangetrieben: Auf dem „Peninsula“-Areal in Wädenswil bei Zürich wurden die bauvorbereitenden Arbeiten in Angriff genommen. Mit dem renommierten Landschaftsdesigner Enzo Enea wurde eine exklusive Kooperation für die Park- und Gartengestaltung abgeschlossen. Zudem hat die Peach Property Group mit allen Rekurrenten gegen das Projekt „Aquatica“ Gespräche geführt. Das Rekursverfahren ist noch nicht abgeschlossen. Ende Juni erfolgte schliesslich wie geplant die Baueingabe für das Projekt „Mews & Gardens“. Mit „Living 106“ hat die Peach Property Group ihr erstes Projekt in Berlin zum Abschluss gebracht. Bei „yoo berlin“ wurden die Tiefbauarbeiten im Juli abgeschlossen; am 1. August 2011 erfolgte der Start für den Hochbau. Für das Hotel, das im Rahmen des Projekts „Am Zirkus 1“ im anschliessenden Gebäudeteil von „yoo berlin“ erstellt wird, konnte ein Pachtvertrag über 20 Jahre mit der Fattal Group abgeschlossen werden, die in Deutschland bereits 24 Hotels betreibt. In Hamburg fand im Mai die Grundsteinlegung für die erste der beiden Bauetappen des Projekts „Harvestehuder Weg 36“ statt. Und beim Projekt „Schooren des Alpes“ in Kappl bei Ischgl kam der Hochbau gemäss Zeitplan voran.

Ergänzung der Strategie

Die Peach Property Group hat im ersten Halbjahr ihre Strategie weiterentwickelt: Neben dem bisherigen Fokus auf Projektentwicklungen im Luxus- und im hoch-wertigen Wohneigentumssegment wird die Gruppe künftig auch in gut rentierende Bestandsimmobilien investieren, um die konzentriert auftretenden Erträge aus dem Projektgeschäft durch stetige Mieteinnahmen zu glätten.

Der erste Schritt in der Strategieumsetzung wurde bereits Mitte Juli vollzogen mit dem Erwerb eines ersten Portfolios von Bestandsimmobilien in Deutschland. Das Portfolio umfasst 376 Wohneinheiten mit einer Gesamtwohnfläche von 26 000 m2. Die Liegenschaften befinden sich in Munster im Einzugsgebiet der beiden Grossstädte Hamburg und Hannover. Dem Kaufpreis von EUR 9 Mio. inklusive Kaufnebenkosten stehen jährliche Mieteinnahmen von rund EUR 1,2 Mio. gegenüber. Das entspricht einer Bruttorendite von über 13 Prozent. Unter Abzug der Unterhaltskosten resultiert eine Nettorendite von 9,75 Prozent.

Emission einer Euro-Anleihe

Vor dem Hintergrund der langfristigen Zielsetzungen und der angepassten Strategie begibt die deutsche Tochtergesellschaft Peach Property Group (Deutschland) GmbH eine Euro-Anleihe, deren Erlös primär für die Finanzierung bestehender und neuer Projekte sowie den Aufbau von Bestandsimmobilien in Deutschland eingesetzt wird. Die öffentlich aufgelegte Anleihe von bis zu EUR 50 Mio. ist mit einem Coupon von 6,6 Prozent und einer Laufzeit von fünf Jahren ausgestattet und am Open Market der Deutschen Börse kotiert (ISIN -Code: DE000A1KQ8K4, WKN A1KQ8K). Die Anleihe wird vornehmlich bei institutionellen Investoren in Deutschland und der Schweiz platziert. Die Emission startete am 4. Juli 2011 und läuft bis Ende Jahr weiter.

Ausblick

Die Peach Property Group wird auch in der zweiten Jahreshälfte 2011 die Akquisition geeigneter renditestarker Bestandsportfolios prüfen. Auf Projektebene werden wiederum verschiedene Meilensteine angestrebt: Auf dem „Peninsula“-Areal in Wädenswil sollte im Winter die Baubewilligung für das Projekt „Mews & Gardens“ eintreffen, während parallel dazu das „Beach House“-Projekt weiterläuft. Noch in der zweiten Jahreshälfte dürfte sich das Baurekursgericht zum „Aquatica“-Rekurs äussern. Sollte keine Einigung gefunden werden, müsste – voraussichtlich bis Ende 2012 – in nächster Instanz das Verwaltungsgericht eine Beurteilung vornehmen.

Beim „Harvestehuder Weg 36“ findet Ende September das Richtfest für die erste Bauetappe statt. Die zweite Etappe soll noch in diesem Jahr beginnen. In Berlin wird bei den Zwillingsprojekten „yoo berlin“ und „Am Zirkus 1“ der Hochbau vorangetrieben. Beim Projekt „Schooren des Alpes“ findet im Herbst das Richtfest statt.
