Peach Property Group erwirbt 1.114 Wohnungen in Nordrhein-Westfalen – Sollmiete im Konzern steigt um 35 Prozent auf CHF 22 Mio. p.a.

 Zürich, 15. März 2017 – Die Peach Property Group baut ihren Immobilienbestand durch die Übernahme von 1.114 Wohnungen in Nordrhein-Westfalen um mehr als einen Drittel auf insgesamt 4.243 Wohneinheiten aus. Die vermietbare Wohnfläche im gesamten Immobilienportfolio der Gruppe steigt damit um rund 73.000 Quadratmeter auf ca. 283.500 Quadratmeter. Die jährlichen Sollmieteinnahmen der Peach Property Group steigen durch den Portfolio-Kauf um CHF 5,7 Mio. auf CHF 22 Mio. Der entsprechende Kaufvertrag wurde gestern notariell beurkundet; mit einem Closing wird im ersten Halbjahr 2017 gerechnet. Verkäufer ist ein grosses deutsches Immobilienunternehmen; über den Kaufpreis wurde Stillschweigen vereinbart.

Das neue Portfolio, zu dem auch 679 Parkplätze gehören, befindet sich zu einem Grossteil im Stadtteil Alt-Oberhausen in Oberhausen in der Nähe von Essen und Düsseldorf. 47 Wohnungen liegen im angrenzenden Duisburg. Die Gebäude sind in einem guten baulichen Zustand, so dass keine grösseren Sanierungsmassnahmen notwendig sind. Der Vermietungsstand beläuft sich insgesamt auf rund 95 Prozent und das Portfolio erwirtschaftet eine jährliche Ist-Miete in Höhe von CHF 5,4 Mio. (EUR 5,0 Mio.).

Das neue Portfolio umfasst den grössten zusammenhängenden Bestand an sogenannten Zechenhäusern – sanierte ehemalige Bergmannshäuser – zur Miete im Ruhrgebiet. Diese machen rund 40 Prozent der Jahresnettokaltmiete des neuen Portfolios aus. Bei den Mietern sind die Zechenhäuser wegen des Einfamilienhauscharakters und der großen Gärten sehr beliebt. Mit 1,9 Prozent ist der Leerstand bei diesen 385 Wohneinheiten entsprechend gering.

Zum Portfolio, das die Peach Property Group nun erwirbt, gehören darüber hinaus rund 100 für Alterswohnen geeignete Wohnungen, für welche durch die Caritas auch eine Betreuung der Bewohner angeboten wird, sowie mehrere Mehrfamilienhäuser, die überwiegend aus der Gründerzeit stammen und ebenfalls attraktiven Wohnraum bieten. Diese Objekte wurden mehrheitlich Ende der 1980er bzw. Anfang der 1990er Jahre grundsaniert.

Oberhausen entwickelt sich von einem ehemaligen Industrie- zum Dienstleistungsstandort. Einkaufs- und Freizeiteinrichtungen bilden einen wichtigen Schwerpunkt der Wirtschaft. Das CentrO in Oberhausen beispielsweise ist mit über 830.000 m² Betriebsfläche und 220 Shops eines der grössten Einkaufs- und Freizeitzentren Europas. Daneben finden sich in Oberhausen auch eine Reihe touristischer Attraktionen von überregionaler Bedeutung, zum Beispiel das Legoland Discovery Centre, das Sea Life-Aquarium, die König Pilsner Arena oder das Metronom Theater. Zum Jahresende 2016 lebten in Oberhausen mehr als 212.000 Personen.

Peach Property Group acquires 1,114 apartments in North Rhine-Westphalia – consolidated target rent increases by 35 percent to CHF 22 million p.a.

Zurich, 15 March 2017 – Peach Property Group has increased its real estate portfolio by more than one third to a total of 4,243 residential units by acquiring 1,114 apartments in North Rhine-Westphalia. The rentable residential space in the group’s entire real estate portfolio has thus increased by around 73,000 square meters to approx. 283,500 square meters. Annual target rental income for Peach Property Group has increased by CHF 5.7 million to CHF 22 million as a result of the purchase. The corresponding purchase agreement was certified by the notary yesterday, and closing is scheduled for the first half of 2017. The properties are being sold by a major German real estate company; it has been agreed not to disclose the purchase price.

The new portfolio, which also includes 679 parking bays, is mostly located in the district Alt-Oberhausen of Oberhausen, close to Essen and Düsseldorf. 47 apartments are located in nearby Duisburg. The buildings are in excellent condition, which means that no major renovation work is required. Around 95 percent of the units have been let and the portfolio currently generates annual rent of CHF 5.4 million (EUR 5.0 million).

The new portfolio includes the largest connected group of so-called “Zechenhäuser” (renovated, former colliery houses) available for rent in the Ruhr region. These account for around 40 percent of the annual basic net rent in the new portfolio. The colliery houses are very popular with tenants as they have single-family house character with large gardens. The vacancy rate is correspondingly low for these 385 residential units at just 1.9 percent.

This portfolio which Peach Property Group is now acquiring also includes 100 apartments suitable for old-age residences, for which Caritas offers support for the residents. The portfolio also includes several multi-family dwellings, which mostly stem from Germany’s “Gründerzeit” and also offer attractive residential space. The majority of these properties were renovated at the end of the 1980s and at the start of the 1990s.

Oberhausen is migrating from an industrial to a service location. Shopping and leisure facilities represent important elements of the economy. The CentrO in Oberhausen, for example, is one of Europe’s largest shopping and leisure centers with more than 830,000 square meters of operating space and 220 shops. There are also a number of tourist attractions in Oberhausen, such as the Legoland Discovery Center, the Sea-Life Aquarium, the König Pilsner Arena or the Metronom Theater. At the end of 2016, more than 212,000 people were living in Oberhausen.

Peach Property Group lifts earnings before taxes to CHF 15 million according to preliminary 2016 figures; residential portfolio reaches 3,150 units

  • Earnings before taxes up from CHF 3.3 million to around CHF 15 million;

 Zürich, 1 February 2017 – Peach Property Group has lifted its profits substantially in 2016 according to preliminary, unaudited figures. Earnings before taxes in the past financial year are expected to total around CHF 15 million, a significant increase compared to the previous year’s earnings of CHF 3.3 million. The sale of properties but also higher rental income and valuation increases of investment properties have led to this marked increase. The figures are proof of the successful further implementation of the strategy of value-added portfolio management focusing on German residential properties. At the same time, operating costs were cut once again in 2016 by around 8 percent, and the financing structure was improved substantially.

According to preliminary figures, rental income increased in 2016 by around 7 percent to almost CHF 9.2 million despite properties being sold in the amount of more than CHF 120 million. The increase in target rental income on an annualized basis is significantly higher, up 39 percent year-on-year to CHF 16.3 million as the newly acquired residential portfolio in Kaiserslautern has only been consolidated since December 2016. This portfolio comprises 895 apartments and 12 commercial units. This new portfolio in Kaiserslautern alone will earn annual rental income of around CHF 4.4 million.

The sale of the Gretag site in Switzerland and the commercial Erkrath Retail property in Germany generated substantial funds in 2016. During the past financial year these funds were largely invested in the acquisition of a total of four residential portfolios in Germany, expanding the properties under management by more than 1,600 apartments to a current total of around 3,150 units. This means that the portfolio has more than doubled compared to the end of 2015, when it totaled 1,522 apartments. The total rental space in the portfolio thus increased in 2016 to almost 250,000 square meters, compared to around 164,000 square meters in the previous year. The market value of the investment portfolio increased in 2016 to around CHF 225 million after CHF 219 million at the end of 2015.

Additional funds in the amount of CHF 25 million were raised through the full placement of the hybrid bond listed on SIX Swiss Exchange (PEA15, ISIN CH0305711647). This increase further reinforced the equity base. In addition, the liabilities and financing costs were cut significantly in 2016 as a result of the scheduled repayment of the corporate bond of the German subsidiary Peach Property Group (Deutschland) AG, which bore interest of 6.6 percent per annum. This bond had a nominal amount of EUR 50 million and its most recent outstanding volume totaled EUR 46.7 million. The Group has repaid this amount from operating funds without taking out any new borrowing. As a result of the bond repayment and the sale of the Gretag and Erkrath Retail properties interest expense fell by more than 20 percent during the course of 2016. The equity ratio (IFRS) as of 31 December 2016 increased substantially to over 40 percent compared to 31 percent at the end of the previous year. This ratio benefited from the positive course of business, the increase in the hybrid bond and the reduction in financial liabilities mentioned above.

Peach Property Group is confident that it will continue its profitable growth in the current fiscal year 2017. The focus continues to be on expanding the portfolio with residential properties in B cities in Germany, as well as optimising and increasing the value of the existing investment properties. The development project “Wollerau Park” in Switzerland will be completed in the first quarter of 2018 and the proportion of development projects will further decrease significantly. At present, almost 70 percent of the apartments have been sold and construction work is making good progress.

 Zürich, 1. Februar 2017 – Die Peach Property Group hat nach vorläufigen, ungeprüften Zahlen den Gewinn in 2016 erheblich gesteigert. Das Ergebnis vor Steuern dürfte im abgelaufenen Geschäftsjahr mit rund CHF 15 Mio. markant über dem Vorjahresergebnis von CHF 3,3 Mio. liegen. Zu diesem signifikanten Anstieg haben Objektverkäufe, aber auch höhere Mieteinnahmen und Wertsteigerungen der Bestandsimmobilien beigetragen. Die Zahlen sind Beleg einer erfolgreichen weiteren Umsetzung der Strategie einer wertsteigernden Bestandshaltung mit dem Fokus auf deutsche Wohnimmobilien. Gleichzeitig konnten die operativen Kosten 2016 noch einmal um rund 8 Prozent verringert und die Finanzierungsstruktur erheblich verbessert werden.

Die Mieteinnahmen erhöhten sich 2016 ersten Eckdaten zufolge trotz Objektverkäufen im Umfang von über CHF 120 Mio. um rund 7 Prozent auf knapp CHF 9,2 Mio. Die Steigerung der Soll-Mieterträge auf annualisierter Basis fällt mit plus 39 Prozent im Jahresvergleich auf CHF 16,3 Mio. signifikant höher aus, da das neu erworbene Wohnportfolio in Kaiserslautern mit 895 Wohnungen und 12 Gewerbeeinheiten erst seit Dezember 2016 konsolidiert wird. Allein aus dem neuen Portfolio in Kaiserslautern ergeben sich jährliche Mieteinnahmen von rund CHF 4,4 Mio.

Durch den Verkauf des Gretag-Areals in der Schweiz und der gewerblichen Immobilie Erkrath Retail in Deutschland konnten 2016 erhebliche Mittel generiert werden. Diese wurden im abgelaufenen Geschäftsjahr unter anderem für den Erwerb von insgesamt vier Wohnportfolien in Deutschland genutzt und der Bestand um gut 1.600 Wohnungen auf nunmehr rund 3.150 Einheiten erweitert. Dies entspricht mehr als einer Verdoppelung im Vergleich zum Jahresende 2015 mit 1.522 Wohnungen. Die gesamte vermietbare Fläche im Bestand stieg 2016 damit auf knapp 250.000 Quadratmeter von rund 164.000 Quadratmetern ein Jahr zuvor. Der Marktwert des Bestandsportfolios wurde in 2016 auf rund CHF 225 Mio. von CHF 219 Mio. zum Jahresende 2015 ausgebaut.

Zusätzliche Mittel in Höhe von CHF 25 Mio. flossen der Peach Property Group in 2016 durch die Aufstockung und Vollplatzierung der an der SIX Swiss Exchange gelisteten Hybridanleihe zu (PEA15, ISIN CH0305711647). Mit dieser Aufstockung wurde auch die Eigenkapitalbasis weiter gestärkt. Darüber hinaus wurden die Verbindlichkeiten und Finanzierungskosten 2016 durch die planmässige Rückzahlung der mit 6,6 Prozent pro Jahr verzinsten Unternehmensanleihe der deutschen Tochter Peach Property Group (Deutschland) AG signifikant reduziert. Diese Anleihe mit einem Nominalbetrag von EUR 50 Mio. hatte zuletzt ein ausstehendes Volumen von EUR 46,7 Mio., welches die Gruppe aus operativ erwirtschafteten Mitteln, ohne die Aufnahme neuer Fremdmittel, zurückgezahlt hat. Durch diese Rückzahlung und die Objektverkäufe reduzierte sich der Zinsaufwand im Jahresverlauf 2016 um über 20 Prozent. Positiv beeinflusst durch die erfreuliche Geschäftsentwicklung, die Erhöhung der Hybridanleihe und die erwähnte Reduktion der Finanzverbindlichkeiten erhöhte sich die Eigenkapitalquote nach IFRS zum 31. Dezember 2016 markant auf über 40 Prozent nach 31 Prozent zum Ende des Vorjahres.

Für das laufende Geschäftsjahr 2017 ist die Peach Property Group zuversichtlich, das profitable Wachstum fortzusetzen. Der Fokus liegt weiterhin auf dem Bestandsausbau mit Wohnimmobilien in deutschen B-Städten sowie auf der Optimierung und Wertsteigerung der bestehenden Renditeobjekte. Anfang 2018 wird dann das derzeit im Bau befindliche Entwicklungsprojekt „Wollerau Park“ in der Schweiz abgeschlossen und der Anteil der Entwicklungsprojekte nochmals deutlich abnehmen. Aktuell sind knapp 70 Prozent der Wohnungen verkauft und die Bauarbeiten kommen gut voran.

Damit einher dürfte die weitere deutliche Erhöhung der Mieteinnahmen gehen.“

Peach Property Group increases profit after tax to CHF 3.6 Mio and significantly increases equity ratio to 45% in first half of 2016

Zurich, 24 August 2016 – Peach Property Group, an investor specialising in the management of residential property in Germany, has achieved key successes in implementing its strategy of strengthening its investment portfolio in the residential property sector in the first half of 2016.

At CHF 7.7 million, earnings before taxes exceeded profit recorded in the prior-year period by approximately 65 percent. Profit after tax rose by around 6 percent to CHF 3.6 million, a figure that includes significantly higher one-off tax expenses resulting from the profitable sale of the Gretag site in Regensdorf near Zurich as well as the sale of the „Erkrath Retail“ property near Düsseldorf. Property sales, higher rental income and appreciation in the value of investment properties caused by the significant expansion of the residential portfolio as well as operational progress within the portfolios have all had a positive effect on earnings, while operating costs have also been considerably reduced.

As a result of the sale of the Gretag site in Switzerland and the commercial „Erkrath Retail“ property in Germany during the reporting period, Peach Property Group received substantial funds that were used to make additional residential portfolio acquisitions and repay the EUR 50 million bond listed on the Frankfurt Stock Exchange. Most prominently, Peach Property Group acquired three portfolios containing a total of 795 apartments in the first six months of 2016, increasing the Group’s residential portfolio to 2,245 units with lettable space totalling almost 150,000 square metres. Despite the property sales in Regensdorf and Erkrath, rental income increased by approximately 5 percent to CHF 4.4 million.

As of the end of June 2016, the market value of the investment portfolio accounted for CHF 160 million. Without taking into account the properties sold in Erkrath and Regensdorf, this equates to an increase of CHF 57 million compared to the end of 2015. The increase mainly resulted from the three successful acquisitions. In addition, the occupancy rate of properties such as those in Nordhessen and Neukirchen was significantly improved due to a combination of refurbishments and active asset management, resulting in value appreciation and higher rental income.

Peach Property Group reduced its operating costs further despite acquiring additional portfolios. Personnel expenses fell by around 28 percent to CHF 2.3 million between January and June 2016. Employee numbers were reduced in project management due to an increased focus on portfolio management and the completion of development projects, while the executive management team was also reduced to three members.

In light of higher profits for the first six months of the year and the topping-up of the hybrid bond to a total of CHF 39.3 million, equity rose significantly to CHF 133 million as of 30 June 2016, compared with CHF 114 million at the end of 2015. As a result of these developments and a marked reduction in total assets caused by the repayment of the EUR-denominated bond, the IFRS equity ratio was up from 31 percent as of 31 December 2015 to 45 percent at the end of the reporting period. The equity ratio based on market values was up to 48 percent from 33 percent at the end of 2015.

Peach Property Group expects this positive business development to continue during the second half of 2016 financial year and is continuing to focus on increasing the size and value of its residential property investment portfolio in Germany. The company recently notarised an agreement to acquire a portfolio consisting of around 900 apartments in Kaiserslautern, thus boosting the number of apartments in its portfolio by 40 percent to almost 3,150 units and increasing target rent by 37 percent to around CHF 16.2 million.

 Zürich, 24. August 2016 – Die Peach Property Group, ein auf Bestandshaltung in Deutschland spezialisierter Investor mit Fokus auf Wohnimmobilien, hat im ersten Halbjahr 2016 zentrale Erfolge bei der Umsetzung der Strategie der verstärkten Bestandshaltung im wohnwirtschaftlichen Bereich erzielt und den Gewinn weiter gesteigert.

Das Ergebnis vor Steuern lag mit CHF 7,7 Mio. rund 65 Prozent über dem Gewinn der Vorjahresperiode. Nach Steuern erhöhte sich das Ergebnis um gut 6 Prozent auf CHF 3,6 Mio. Darin enthalten sind erheblich höhere, einmalige Steueraufwendungen, die sich durch den profitablen Verkauf des Gretag-Areals in Regensdorf bei Zürich sowie den Verkauf von „Erkrath Retail“ ergeben haben. Positiv auf das Ergebnis wirkten sich Objektverkäufe, höhere Mieteinnahmen sowie Wertsteigerungen bei den Bestandsimmobilien durch den signifikanten Ausbau des Wohnportfolios und durch operative Fortschritte bei den Beständen aus. Gleichzeitig konnten die operativen Kosten weiter deutlich reduziert werden.

Durch den Verkauf des Gretag-Areals in der Schweiz und der gewerblichen Immobilie „Erkrath Retail“ in Deutschland sind der Peach Property Group im Berichtszeitraum erhebliche Mittel zugeflossen, die für weitere Akquisitionen von Wohnportfolien und zur Rückzahlung der an der Börse Frankfurt kotierten EUR 50 Mio. Anleihe genutzt wurden. So hat die Peach Property Group in den ersten sechs Monaten des Jahres 2016 drei Portfolien mit insgesamt 795 Wohnungen erworben. Der Wohnungsbestand der Gruppe hat sich dadurch auf 2.245 Einheiten mit einer vermietbaren Fläche von knapp 150.000 Quadratmetern erhöht. Die Mieteinnahmen konnten trotz der Objektverkäufe um rund 5 Prozent auf CHF 4,4 Mio. gesteigert werden.

Der Marktwert des Bestandsportfolios belief sich zum Ende Juni 2016 auf CHF 160 Mio. Ohne Berücksichtigung der verkauften Liegenschaften in Erkrath und Regensdorf bedeutet dies eine Steigerung im Vergleich zum Jahresende 2015 von CHF 57 Mio. Massgeblich resultierte der Zuwachs aus erfolgreichen Akquisitionen. Durch Sanierungen und ein aktives Asset Management wurde der Vermietungsstand bei Objekten wie zum Beispiel in Nordhessen und Neukirchen wesentlich verbessert, wodurch Wertsteigerungen und höhere Mieteinnahmen resultierten.

Trotz der zusätzlichen Portfolien hat die Peach Property Group die operativen Kosten weiter gesenkt. So wurde der Personalaufwand von Januar bis Juni 2016 um rund 28 Prozent auf CHF 2,3 Mio. reduziert. Zum einen wurde Personal im Bereich Projektentwicklung durch den verstärkten Fokus auf die Bestandshaltung und den Abschluss von Entwicklungsprojekten abgebaut. Zum anderen wurde die Geschäftsleitung auf drei Personen reduziert.

Das Eigenkapital hat sich durch den höheren Halbjahresgewinn und durch die erfolgreiche Aufstockung der Hybridanleihe auf insgesamt CHF 39,3 Mio. wesentlich erhöht und lag zum 30. Juni 2016 bei CHF 133 Mio. nach CHF 114 Mio. per Jahresende 2015. Dadurch, sowie durch eine deutlich verringerte Bilanzsumme aufgrund der Ablösung der EUR-Anleihe, hat sich die Eigenkapitalquote nach IFRS von 31 Prozent per 31. Dezember 2015 auf 45 Prozent zum Ende der Berichtsperiode erhöht. Zu Marktwerten belief sich die Eigenkapitalquote auf 48 Prozent nach 33 Prozent zum Jahrsende 2015.

Für die zweite Hälfte des Geschäftsjahr 2016 erwartet die Peach Property Group eine Fortsetzung der profitablen Geschäftsentwicklung und legt den Fokus weiterhin auf eine zunehmende und wertsteigernde Bestandshaltung von Wohnimmobilien in Deutschland. Gerade erst hat die Gesellschaft einen Vertrag für die Übernahme eines Portfolios mit rund 900 Wohnungen in Kaiserslautern notariell beurkundet. Die Anzahl der Wohnungen im Portfolio der Gesellschaft wird damit um 40 Prozent auf knapp 3.150 Einheiten erhöht und die annualisierte Soll-Miete um 37 Prozent auf rund CHF 16,2 Mio. gesteigert.

Peach Property Group acquires portfolio in Kaiserslautern – residential portfolio increases by 40% to 3,150 units, annual target rent reaches CHF 16.2 million

Zurich, 22 August 2016 – Peach Property Group, an investor specialising in portfolio management in Germany with a focus on residential property, today announced that it is significantly expanding its portfolio by acquiring an additional real estate portfolio in Germany. The agreement to purchase 901 apartments, 10 commercial units and 589 parking spaces in Kaiserslautern with lettable space totalling around 63,400 square metres was notarised on Friday 19 August 2016. The deal increases the total lettable space in Peach Property Group’s investment portfolio by 34 percent to almost 250,000 square metres and increases the number of apartments by around 40 percent to approximately 3,150 units. The properties were sold by a large German property company; both parties agreed not to disclose the purchase price.

The transaction is subject to suspensive conditions, most of which are outside the Peach Property Group’s sphere of influence. The closing of the transaction is expected to take place in the fourth quarter of 2016.

The deal marks the successful continuation of Peach Property Group’s strategy of strengthening its real estate investment portfolio in the German residential property sector while at the same time increasing current revenue. The new residential portfolio has annual target rent of around CHF 4.4 million (EUR 4.1 million) and generates an actual annual net rent of around CHF 4.1 million (EUR 3.8 million). The acquisition will raise the Group’s annual target rent by more than a third to a new high of more than CHF 16.2 million. The new portfolio is spread across a total of 12 sites in Kaiserslautern and is in good structural condition. The overall vacancy rate is less than 5 percent.

Zürich, 22. August 2016 – Die Peach Property Group, ein auf Bestandshaltung in Deutschland spezialisierter Investor mit Fokus auf Wohnimmobilien, baut durch den Kauf eines weiteren Immobilienportfolios in Deutschland den Bestand signifikant aus. Der Vertrag für den Kauf von 901 Wohnungen, 10 Gewerbeeinheiten sowie 589 Stellplätzen mit einer vermietbaren Fläche von rund 63.400 Quadratmetern in Kaiserslautern wurde am Freitag, 19. August 2016, notariell beurkundet. Damit steigt die gesamte Fläche im Bestandsportfolio der Peach Property Group um 34 Prozent auf knapp 250.000 Quadratmeter und die Anzahl der Wohnungen um rund 40 Prozent auf rund 3.150 Einheiten. Der Verkäufer ist ein grosses deutsches Immobilienunternehmen; über den Kaufpreis wurde Stillschweigen vereinbart.

Die Transaktion steht unter dem Vorbehalt von aufschiebenden Bedingungen, die grossteils nicht im Einflussbereich der Peach Property Group liegen. Mit dem Closing wird im 4. Quartal 2016 gerechnet.

Damit setzt die Peach Property Group die Strategie der verstärkten Bestandshaltung im wohnwirtschaftlichen Bereich in Deutschland weiter erfolgreich um und erhöht gleichzeitig die laufenden Einnahmen. Das neue Wohnportfolio weist eine jährliche Sollmiete von rund CHF 4,4 Mio. (EUR 4,1 Mio.) auf und erwirtschaftet eine Ist-Jahresnettokaltmiete von rund CHF 4,1 Mio. (EUR 3,8 Mio.). Die jährliche Sollmiete der Gesellschaft steigt durch den Ankauf um mehr als einen Drittel auf einen neuen Höchstwert von über CHF 16,2 Mio. Das neue Portfolio verteilt sich auf insgesamt 12 Standorte in Kaiserslautern und befindet sich in einem guten baulichen Zustand. Der Leerstand beläuft sich insgesamt auf unter 5 Prozent.

Peach Property Group and NOVUM Hotel Group conclude 20-year lease agreement: former Hoesch headquarters in Dortmund will be transformed into a 4-star hotel with 210 rooms

 Zurich, 12 July 2016 – Peach Property Group, an investor specialising in portfolio management in Germany with a focus on residential property and selected development projects, has achieved further progress in transforming the former Hoesch headquarters in Dortmund. Planning permission to convert the historic building was obtained last year, and Peach has now concluded a 20-year lease agreement with Hamburg-based NOVUM Hotel Group, which is enjoying dynamic growth. The NOVUM Hotel Group will start operating the hotel with 210 rooms and space of around 15,500 m2 (gross floor space) under the “NOVUM Select” brand in spring 2019. The NOVUM Hotel Group currently holds 84 hotels in Germany and other European countries. The hotel group already operates a “NOVUM Hotel Unique” and a “NOVUM Hotel Excelsior” in Dortmund, and is thus well acquainted with the local market.

The building is currently vacant, and will be converted into a 4-star hotel while maintaining its historic, protected substance. The responsible authorities already issued the requisite planning permission in 2015, and tenders for the conversion work are currently running. It is planned to start the construction work at the end of 2016 and to complete this by the end of 2018.

In addition to the hotel, the property has around 1,700 m2 of additional space that is available for an alternative use. Peach Property Group is currently in advanced-stage negotiations with an interested party for this space. Peach Property Group is forecasting total annual rental income of around EUR 1.5 million for a fully let property. As it is possible to write down investments in this building at an accelerated rate thanks to Denkmal AfA (deprecation for the use of listed buildings), this property will earn attractive returns after taxes.

The property enjoys a central location at Rheinische Straße 173 to the west of Dortmund’s city centre, and was built between 1916 and 1921. The listed building has neoclassical architecture and a total rental area of around 17,200 m2 (gross floor space) and is close to the “U” cultural centre in the up-and-coming Unionviertel in Dortmund. This district will be extensively redeveloped in the coming years.

Peach Property Group schliesst mit der NOVUM Hotel Group einen Pachtvertrag über 20 Jahre ab: die ehemalige Hoesch-Zentrale in Dortmund wird ein 4- Sterne-Hotel mit 210 Zimmern

  • Hotel mit 210 Zimmern in historischer Substanz geplant
  • Pachtvertrag mit NOVUM Hotel Group für ein 4-Sterne-Hotel als „Novum Select“ abgeschlossen

 Zürich, 12. Juli 2016 – Die Peach Property Group, ein auf Bestandshaltung in Deutschland spezialisierter Investor mit Fokus auf Wohnimmobilien und ausgewählte Projektentwicklungen, hat bei der ehemaligen Hoesch-Zentrale in Dortmund weitere Fortschritte erzielt. Nachdem im vergangenen Jahr die Baubewilligung für die Umnutzung des historischen Gebäudes erteilt wurde, konnte nun mit der dynamisch wachsenden NOVUM Hotel Group aus Hamburg ein Pachtvertrag über 20 Jahre abgeschlossen werden. Ab spätestens Frühling 2019 wird die NOVUM Hotel Group das Hotel mit 210 Zimmern unter der Marke „NOVUM Select“ auf einer Fläche von rund 15.500 Quadratmetern (Bruttogeschossfläche – BGF) betreiben. Die NOVUM Hotel Group führt aktuell 84 Häuser in Deutschland und anderen europäischen Ländern. In Dortmund ist die Hotelgruppe bereits mit den Hotels “NOVUM Hotel Unique“ und “NOVUM Hotel Excelsior“ vertreten und kennt den lokalen Markt somit bestens.

Das aktuell leerstehende Gebäude wird unter Wahrung der historischen und denkmalgeschützten Bausubstanz in ein 4-Sterne-Hotel umgebaut. Die notwendige Baubewilligung wurde von den zuständigen Behörden bereits 2015 erteilt. Derzeit laufen die Ausschreibungen für die Umbauarbeiten. Es ist geplant, dass diese Ende 2016 beginnen und bis Ende 2018 abgeschlossen sind.

Neben dem Hotel stehen im Objekt weitere Flächen von rund 1.700 Quadratmetern für ergänzende Nutzungen zur Verfügung. Für diese steht Peach Property Group derzeit in fortgeschrittenen Verhandlungen mit einem Interessenten. Insgesamt geht die Peach Property Group bei Vollvermietung von jährlichen Mieteinnahmen von rund EUR 1,5 Mio. aus. Da Investitionen in den Bau dank Denkmal AfA (Absetzung für Abnutzung von denkmalgeschützten Immobilien) beschleunigt abgeschrieben werden können, ergibt sich eine attraktive Nachsteuer-Rendite.

Das Gebäude befindet sich in zentraler Lage an der Rheinischen Str. 173 im Westen der Dortmunder Innenstadt und wurde zwischen 1916 und 1921 errichtet. Das denkmalgeschützte Objekt im neoklassizistischen Stil mit einer vermietbaren Fläche von rund 17.200 Quadratmetern BGF liegt unweit des Kulturzentrums „U“ im aufstrebenden Dortmunder Unionviertel, das in den kommenden Jahren einen umfassenden Stadtumbau erfahren wird.
