Peach Property Group zahlt EUR 50 Mio. Anleihe zurück

Zürich, 1. Juli 2016 – Die Peach Property Group, ein auf Bestandshaltung in Deutschland spezialisierter Investor mit Fokus auf Wohnimmobilien, hat gestern die Unternehmensanleihe der deutschen Tochter Peach Property Group (Deutschland) AG (ISIN DE000A1KQ8K4) mit einem Nominalbetrag von EUR 50 Mio. planmässig zurückgezahlt. Die Rückzahlung der zuletzt ausstehenden EUR 46,7 Mio. erfolgte aus operativem Cashflow. Dieser ergab sich aus dem erfolgreichen Asset Management der Peach Property Group in den vergangenen Jahren – insbesondere aus dem Verkauf des Gretag-Areals in Regensdorf bei Zürich und der Gewerbeimmobilie „Erkrath Retail“ bei Düsseldorf. Die Rückzahlung der Anleihe konnte somit ohne die Aufnahme neuer Fremdmittel erfolgen. Entsprechend verbessern sich die Bilanzrelationen, da sich die Verbindlichkeiten der Gruppe bei gleichzeitiger Verkürzung der Bilanzsumme wesentlich reduzieren. Zudem verringern sich die Finanzierungskosten deutlich. Details hierzu werden im Halbjahresabschluss 2016 erläutert, welcher am 24. August 2016 veröffentlicht wird.

Die 6,6%-Anleihe wurde im Juli 2011 begeben und war im Entry Standard der Frankfurter Wertpapierbörse gelistet. Die Aktie der Peach Property Group AG (PEAN, ISIN CH0118530366) sowie die Hybridanleihe (PEA15, ISIN CH0305711647) sind an der SIX Swiss Exchange gelistet.

Peach Property Group repays EUR 50 million bond

Zurich, 1 July 2016 – Peach Property Group, an investor specialising in the management of residential property in Germany, yesterday repaid the corporate bond of its German subsidiary Peach Property Group (Deutschland) AG (ISIN DE000A1KQ8K4) with a nominal amount of EUR 50 million on schedule. The final amount outstanding of EUR 46.7 million was repaid from the cash flow from operating activities. This resulted from Peach Property Group’s successful asset management over the past few years, in particular from the sale of the Gretag site in Regensdorf by Zurich and the commercial property “Erkrath Retail” by Düsseldorf. It was thus possible to repay the bond without having to take out new borrowing. The balance sheet ratios have improved as a result, as the Group’s liabilities have fallen substantially with a simultaneous reduction in total assets. In addition, financing costs have fallen significantly. Details will be announced in the 2016 six-month financial statements, which will be published on 24 August 2016.

The 6.6% bond was issued in July 2011 and was listed in the Entry Standard on Frankfurt Stock Exchange.  Shares of Peach Property Group (PEAN, ISIN CH0118530366) and the hybrid bond (PEA15, ISIN CH0305711647) are listed on the SIX Swiss Exchange.

Zürich, 31. Mai 2016 – Die Peach Property Group, ein auf Bestandshaltung in Deutschland spezialisierter Investor mit Fokus auf Wohnimmobilien und ausgewählte Projektentwicklungen, hat beim Projekt „Wollerau Park“ bei Zürich wichtige Meilensteine erreicht. Es wurden bereits Wohnungen im Wert von CHF 40 Mio. fest reserviert oder beurkundet und entsprechend wurde mit dem Bau begonnen. Die Abschlüsse entsprechen über 45 Prozent des erwarteten Vertriebsvolumens von knapp CHF 87 Mio. Damit wurde die notwendige Vorvertriebsquote deutlich überschritten. Nach Projektabschluss und der Ablösung von damit verbundenen Verbindlichkeiten wird ein Liquiditätsrückfluss von CHF 30 Mio. erwartet.

Das Projekt „Wollerau Park“ ist in die beiden Teilbereiche „Wollerau Lofts“ und „Wollerau Residenzen“ eingeteilt. Bis Anfang 2018 ist eine parkähnliche Bebauung auf einer Grundstücksfläche von über 10‘800 m2 vorgesehen. Es sollen insgesamt 46 hochwertige Eigentumswohnungen entstehen. „Wollerau Park“ befindet sich in einer der steuergünstigsten Gemeinden der Schweiz, in der Nähe von Zürich. Zu diesem Zweck wurde eine Vereinbarung mit einem führenden Schweizer Bauunternehmer getroffen, welcher Planungs-, Ausführungs- sowie Kostensicherheit für das Projekt garantiert.

Peach Property Group reports progress at its Wollerau project near Zurich: 45% of apartments sold and start of construction

  • More than 45 percent of “Wollerau Park” project notarised or reserved, clearly exceeding pre-sales rate
  • Construction has started; dismantling already at an advanced stage
  • By the beginning of 2018, 46 high-quality apartments and 10 commercial units with a sales volume of CHF 87 million will be built

 Zurich, 31 May 2016 – Peach Property Group, an investor specialising in portfolio management in Germany with a focus on residential property and selected development projects, today announced the achievement of key milestones at its “Wollerau Park” project near Zurich. Apartments worth CHF 40 million have already been reserved or notarised and therefore construction was started. The sales or reservations represent more than 45 percent of the expected sales volume of just under CHF 87 million, thus clearly exceeding the pre-sales rate. After completing the project and repaying liabilities related to it, the Group expects a cash return of CHF 30 million.

The project is divided into two sections, “Wollerau Lofts” and “Wollerau Residenzen”. The park-like development on a land area of more than 10,800 sqm is scheduled to be completed by early 2018. In total, 46 high-quality condominiums will be built. “Wollerau Park” is located in one of the most tax-friendly communities in Switzerland, in direct vicinity to Zurich. Peach Property Group AG: Generalversammlung stimmt sämtlichen Anträgen zu

Zürich, 21. April 2016 – Die Aktionäre der Peach Property Group AG, einem auf Bestandshaltung in Deutschland spezialisierten Investor mit Fokus auf Wohnimmobilien, haben an der heutigen Generalversammlung alle Anträge des Verwaltungsrats mit deutlicher Mehrheit angenommen. Insgesamt waren 48 Prozent des stimmberechtigten Aktienkapitals vertreten.

Unter anderem wurde der Immobilien- und Finanzexperte Reto A. Garzetti (56) als Verwaltungsratspräsident für ein Jahr wieder gewählt. Die ebenfalls zur Wiederwahl vorgeschlagenen Mitglieder des Gremiums, Peter E. Bodmer und Dr. Christian De Prati, wurden ebenfalls für ein weiteres Amtsjahr bestätigt.

Auf die Ausschüttung einer Dividende wurde antragsgemäss verzichtet, um die Mittel für den weiteren Portfolioausbau in Deutschland zu nutzen. Bisher wurden dort dieses Jahr bereits drei Portfolien mit insgesamt 800 Wohnungen erworben.

Peach Property Group AG: Annual General Meeting approves all proposals

Zurich, 21 April 2016 – The shareholders of Peach Property Group AG, an investor specialising in the management of residential property in German, approved all proposals submitted by the Board of Directors with clear majorities at the today’s Annual General Meeting. Overall, 48 percent of the company’s voting capital was represented at the meeting.

Among others, the real estate and financial expert Reto A. Garzetti (56) was re-elected as President of the Board of Directors for the duration of one year. Also the other two members of the Board nominated for re-election, Peter E. Bodmer and Dr. Christian De Prati, were re-elected for one-year terms of office.

The shareholders also approved a resolution not to pay a dividend for the financial year 2015 in order to focus the Group on further growth in its core business. In this respect, a total of 800 apartments were already acquired in three portfolio transactions earlier this year.

Peach Property Group stockt Hybridanleihe auf

  • Privatplatzierung von CHF 12,5 Mio. bei internationalen Investoren

  • Mittelzufluss zum Ausbau des Bestandsportfolios

Zürich, 7. April 2016 – Die Peach Property Group, ein auf Bestandshaltung in Deutschland spezialisierter Investor mit Fokus auf Wohnimmobilien, hat im Rahmen einer Privatplatzierung bei internationalen Investoren das Volumen ihrer im Dezember 2015 ausgegebenen Hybridanleihe um weitere CHF 12,5 Mio. aufgestockt. Damit konnte dem bereits im Rahmen der Erstemission konkret bekundeten Interesse von Investoren Rechnung getragen werden. Entsprechend erhöht sich auch das Eigenkapital der Gesellschaft, da die Mittel dieser nachrangigen Obligation unter internationaler Rechnungslegung (IFRS) als Eigenkapital gelten. Das gesamte ausstehende Volumen der Hybridanleihe beläuft sich nunmehr auf CHF 37,5 Mio. Die zufliessenden Mittel sollen primär zum weiteren Ausbau des Bestandsportfolios verwendet werden. Im Fokus stehen dabei renditestarke Wohnimmobilien in Deutschland.

Die Hybridanleihe hat keine Laufzeitbegrenzung. Eine Kündigung durch die Peach Property Group ist erstmals zum 15. Dezember 2018 möglich. Bis zu diesem Zeitpunkt wird die Anleihe mit einem Kupon in Höhe von 5 Prozent pro Jahr verzinst. Danach liegt die jährliche Verzinsung bei 3-Monats-Libor zzgl. 9,25 Prozent. Die Anleihe ist seit 16. Dezember 2015 an der SIX Swiss Exchange AG kotiert.

Peach Property Group tops up hybrid bond

  • Private placement of CHF 12.5 Mio. with international investors

Zurich, 7. April 2016 – Peach Property Group, an investor specialising in the management of residential property in Germany, today announced that is has topped up its hybrid bond issued in December 2015 by an additional CHF 12.5 million by way of a private placement with international investors to account for concrete interest shown by investors in recent months. This move also increases the Company’s equity since the funds from this subordinated bond are classified as equity in accordance with International Financial Reporting Standards (IRFS). The hybrid bond now has a total volume of CHF 37.5 million. Peach Property intends to use the funds primarily for the further expansion of the investment portfolio. In this context, the focus will be on high-yield residential properties in Germany.

The hybrid bond has a perpetual term and may be terminated by Peach Property Group no earlier than as at 15 December 2018. Up until that date, the bond will have a coupon of 5 percent p.a.; after that, the annual interest rate will be equivalent to the 3-month LIBOR rate plus 9.25 percent. The bond has been traded on SIX Swiss Exchange AG since 16 December 2015.

Peach Property Group acquires further residential properties in Lower Saxony and increases residential portfolio to 2,250 units

Zurich, 4 April 2016 – Peach Property Group, an investor specialising in the management of residential property in Germany, today announced the notarisation of an agreement to acquire 287 apartments and 3 commercial units near its existing portfolio in Munster/Lower Saxony, further expanding the Group’s residential portfolio in this region. This acquisition rises the number of apartments owned by Peach Property Group to a total of 2,250 units, with the lettable floor area increasing by 19,700 square metres to a total of around 150,000 square metres. The closing of the transaction is expected to take place in May 2016.

The annual target rent of the properties, which were acquired out of a special situation, is around EUR 1.0 million (CHF 1.1 million). The residential portfolio has a vacancy rate of around 50 percent. Nonetheless, the residential portfolio’s initial gross yield is over 10 percent.

The newly acquired residential complex, which taken together constitutes a listed group of buildings, has a central location and attractive outside spaces. Peach Property Group will revitalise the residential portfolio in a sustainable manner, thereby reducing the vacancy rate considerably. The approach will be similar to one followed in the neighbouring “Gartensiedlung in der Lüneburger Heide” in Munster, where Peach Property Group succeeded in lowering the vacancy rate to under 5 percent through various revitalisation measures. Furthermore, the joint management of the existing residential portfolio in Munster and the new residential units acquired in its vicinity will result in considerable efficiency gains.

Zürich, 4. April 2016 – Die Peach Property Group, ein auf Bestandshaltung in Deutschland spezialisierter Investor mit Fokus auf Wohnimmobilien, hat einen Vertrag für den Kauf von 287 Wohnungen und 3 Gewerbeeinheiten in der Nähe des bereits bestehenden Portfolios in Munster/Niedersachsen beurkundet. Damit baut die Gesellschaft ihr Wohnportfolio in Niedersachsen weiter aus. Die Anzahl der Wohnungen im Bestand der Peach Property Group steigt durch diese Akquisition auf insgesamt 2.250 Einheiten, die vermietbare Wohnfläche erhöht sich um 19.700 Quadratmeter auf insgesamt rund 150.000 Quadratmeter. Mit dem Abschluss der Transaktion wird im Mai 2016 gerechnet.

Die jährliche Soll-Miete der aus einer Sondersituation heraus erworbenen Wohnungen beträgt rund EUR 1,0 Mio. (CHF 1,1 Mio.). Der Leerstand des Wohnportfolios liegt bei rund 50 Prozent. Die Bruttoanfangsrendite des Wohnportfolios errechnet sich dennoch mit über 10 Prozent.

Die neu erworbene Wohnanlage mit Ensemble-Schutz ist zentral gelegen und weist attraktive Aussenbereiche auf. Die Peach Property Group wird das Wohnportfolio nachhaltig revitalisieren und dadurch den Leerstand deutlich zurückführen. Als Muster dafür dient die benachbarte „Gartensiedlung in der Lüneburger Heide“ in Munster; hier gelang es der Peach Property Group, durch Revitalisierungsmassnahmen den Leerstand auf unter 5 Prozent zu senken. Darüber hinaus ergeben sich durch die gemeinsame Verwaltung des bestehenden Wohnportfolios in Munster und der im Umfeld gelegenen neu erworbenen Wohneinheiten deutliche Effizienzgewinne.
