Peach Property Group kauft 116 Wohnungen in Nordhessen und erweitert den Bestand auf über 2.000 Wohnungen

Zürich, 22. März 2016 – Die Peach Property Group, ein auf Bestandshaltung in Deutschland spezialisierter Investor mit Fokus Wohnimmobilien hat einen Vertrag für den Kauf von 116 Wohnungen südlich von Kassel notariell beurkundet und erweitert somit erfolgreich das bereits bestehende Wohnungsportfolio in Nordhessen. Die Anzahl der Wohnungen im Bestand der Peach Property Group steigt damit auf insgesamt 2.034 Einheiten und die vermietbare Wohnfläche erhöht sich um 8.300 Quadratmeter auf insgesamt über 137.000 Quadratmeter. Mit dem Closing der Transaktion wird im April 2016 gerechnet.

Die neu erworbenen Wohnungen erwirtschaften eine jährliche Miete von rund CHF 0,6 Mio. und sind nahezu vollständig vermietet. Aufgrund des sehr guten baulichen Zustands besteht kurz- und mittelfristig kein Investitionsbedarf.

Peach Property Group acquires 116 apartments in Northern Hesse to expand its portfolio to over 2,000 apartments

 

  • Agreement for further portfolio acquisition notarised
  • Annual rental income of around CHF 0.6 million; almost fully let

Zurich, 22 March 2016 – Peach Property Group, an investor focused on residential property in Germany, today announced the notarisation of the agreement to acquire 116 apartments south of Kassel, thereby successfully expanding its existing residential portfolio in Northern Hesse. This transaction raises the number of apartments owned by Peach Property Group to a total of 2,034 units, with the lettable floor area increasing by 8.300 square metres to a total of 137.000 square metres. The closing of the transaction is expected to take place in April 2016.

The newly acquired apartments generate annual rental income of around CHF 0.6 million and are almost completely let. Due to the buildings’ excellent structural condition, there is no short or medium term need for refurbishment.

Peach Property Group nach endgültigen Zahlen mit signifikanter Ergebnisverbesserung und stärkerer Bilanz in 2015

Zürich, 15. März 2016 – Die Peach Property Group AG, ein auf Bestandshaltung in Deutschland spezialisierter Investor im Bereich Wohnimmobilien, hat nach endgültigen Zahlen den Gewinn im Geschäftsjahr 2015 signifikant verbessert. Das Ergebnis vor Steuern (EBT) erhöhte sich auf CHF 3,3 Mio. nach einem Verlust von CHF 8,7 Mio. im Vorjahr. Dieses Ergebnis ist deutlich höher als zunächst prognostiziert und vorab kommuniziert, da die Kaufangebote für das Gretag Areal die ursprünglichen Erwartungen deutlich überstiegen. Im Ergebnis enthalten sind negative Wechselkurseffekte im Umfang von rund CHF 2,4 Mio. – dies, nachdem die schweizerische Nationalbank im Januar 2015 die Wechselkursuntergrenze zum Euro aufgegeben hat und der Euro in der Folge stark abgewertet wurde. Der Gewinn nach Steuern verbesserte sich auf CHF 1,2 Mio.

Durch den weiteren Ausbau des Bestandsportfolios durch den Ankauf von 636 Wohnungen in Nordrhein-Westfalen und durch deutliche operative Fortschritte bei den bereits im Portfolio der Peach Property Group befindlichen Immobilien konnte der Marktwert der Bestände um rund 20 Prozent auf CHF 218,7 Mio. erhöht werden. Die Mieteinnahmen sind im Vergleich zum Vorjahr um 12 Prozent auf CHF 8,6 Mio. gestiegen (in Lokalwährung um 20%).

Die operativen Kosten konnten erneut um CHF 2 Mio. auf rund CHF 10 Mio. reduziert werden. Positiv wirkten sich vor allem die um 20 Prozent verringerten Personalkosten aus. Somit wurde das im Frühjahr 2015 lancierte Programm zur Kostensenkung erfolgreich umgesetzt; Effekte daraus werden auch im Geschäftsjahr 2016 erwartet.

Mit dem Abschluss des Projektes „Living 108“ und Wohnungsübergaben bei weiteren Projekten wurde der Anteil des Entwicklungsgeschäfts plangemäss deutlich verringert. Entwicklungsprojekte machen nunmehr noch rund 30 Prozent am gesamten Portfolio aus. Aus den Übergaben wurde in 2015 ein Ertrag aus Entwicklungsliegenschaften in Höhe von CHF 75,5 Mio. erzielt. Durch das reduzierte Entwicklungsgeschäft lagen diese Erlöse wie erwartet unter dem Vorjahreswert von CHF 126,7 Mio. Zusammen mit dem in 2014 erfüllten TU Vertrag für das Projekt Peninsula Beach House in Wädenswil bei Zürich resultierte wie erwartet ein tieferer betriebliche Ertrag von CHF 112,6 nach CHF 194,6 Mio. im Vorjahr.

Im Berichtszeitraum sind wie bereits vermeldet negative Sondereffekte bei auslaufenden Entwicklungsprojekten in Höhe von insgesamt CHF 8,4 Mio. angefallen. Diese ergaben sich zu einem Grossteil durch Abschreibungen auf Forderungen gegen einen mittlerweile insolventen Lieferanten sowie Preiszugeständnisse, die zur Beschleunigung des Verkaufs der letzten Wohnungen im hochwertigen Bereich eingegangen wurden. Diese Belastungen haben einmaligen Charakter und betreffen ausschliesslich das stark reduzierte Entwicklungsgeschäft.

Erfreulich entwickelte sich die Eigenkapitalbasis. Im Zuge der Ergebnissteigerung und der erfolgreichen Platzierung einer Hybridanleihe in Höhe von rund CHF 25 Mio. wurde das Eigenkapital zum Jahresende 2015 signifikant gesteigert. Es überstieg mit rund CHF 114,0 Mio. den Vorjahreswert um gut CHF 29 Mio. Dies ergibt eine deutlich verbesserte Eigenkapitalquote nach IFRS von 31,3 Prozent (Vorjahr 19,8 Prozent) bzw. nach Marktwerten von rund 32,6 Prozent (Vorjahr 22,6 Prozent).

Für das laufende Geschäftsjahr 2016 erwartet die Peach Property Group die Fortsetzung des profitablen Wachstums. So sollen die operativen Kosten weiter reduziert und die wiederkehrenden Erträge aus Mieteinnahmen gesteigert werden. Zum einen soll die Vermietungssituation des Bestandsportfolios weiter optimiert und zum anderen gut rentierliche Wohnportfolien vornehmlich in Deutschland erworben werden. Mit dem jüngst bekannt gegebenen Zukauf in Nordrhein-Westfalen wurde hier bereits ein erster Erfolg verzeichnet. Die Mittel aus den jüngsten Immobilienverkäufen werden auch zur weiteren Optimierung der Bilanz- und Finanzierungsstruktur und hier insbesondere zur Rückzahlung der ausstehenden Anleihen verwendet.

Im Rahmen der Neuausrichtung auf die wertorientierte Bestandshaltung wird Bernd Hasse sein Amt als Vorstand der Peach Property Group (Deutschland) AG und Mitglied der Geschäftsleitung der Peach Property Group zum Ende April 2016 niederlegen und das Unternehmen verlassen. Seine Aufgaben werden vom neu aufgebauten Management Team in Köln wahrgenommen, das direkt an die Geschäftsleitung rapportieren wird. Die Geschäftsleitung wird künftig somit aus drei Personen bestehen, dem CEO Dr. Thomas Wolfensberger, dem CFO Dr. Marcel Kucher und dem Head of Sales and Marketing Dr. Andreas Steinbauer. Die Geschäftsleitung und der Verwaltungsrat der Peach Property Group danken Bernd Hasse für sein grosses Engagement für die Gruppe und wünschen ihm für die Zukunft alles Gute.

Final figures show significant improvement in Peach Property Group earnings and stronger balance sheet in 2015

 

  • Profit before tax at CHF 3.3 million and after tax at CHF 1.2 million substantially improved compared to previous year

Zurich, 15 March 2016 – Peach Property Group AG, an investor in the residential property sector, today announced final figures showing a significant improvement in profit in the 2015 financial year. Earnings before taxes (EBT) increased to CHF 3.3 million following a loss of CHF 8.7 million in the previous year. This level of earnings is considerably higher than initially forecast and communicated in the preliminary figures as the sales offers for the Gretag property substantially exceeded the original expectations. The earnings figure includes negative currency effects of around CHF 2.4 million that arose after the Swiss National Bank abandoned the exchange rate floor against the Euro in January 2015. Profit after tax rose to CHF 1.2 million after a loss of CHF 10.4 million had been incurred in the previous year.

The further expansion of the investment portfolio through the acquisition of 636 apartments in North Rhine-Westphalia and significant operational improvements in relation to the properties already in Peach Property Group’s portfolio led to a market value increase of the investment properties by around 20 percent to CHF 218.7 million. Rental income was up around 12 percent on the previous year to CHF 8.6 million (an increase of 20 percent in local currency).

Operating costs were cut once more by CHF 2 million to around CHF 10 million, due in particular to a 20 percent reduction in staff costs. Thus, the cost-cutting programme launched in spring 2015 was successfully implemented. Further effects thereof are expected in the 2016 financial year.

According to plan the completion of the “Living 108” project and the handover of apartments in other projects further reduced the proportion of developments in the Group’s portfolio. Development projects now account for only around 30 percent of the entire portfolio. The handovers generated income from development properties of CHF 75.5 million in 2015. Due to the reduced development business, income from this segment was below the prior-year figure of CHF 126.7 million. Together with the TU Contract for “Peninsula Beach House” that was completed in the prior year operating income was down at CHF 112.6 million after CHF 194.6 million a year before, as expected.

As already reported, negative extraordinary effects totalling CHF 8.4 million were incurred for development projects that were coming to an end in the reporting period. Most of these resulted from the write-downs of receivables from a by now insolvent supplier and price concessions made to accelerate the exit from the premium development project sector. These charges are of a one-off nature and concern all the development business, which has now been substantially reduced.

The equity base developed positively. Due to the positive result and the successful placement of a hybrid bond with a volume of around CHF 25 million, equity has increased significantly. It amounted to approximately CHF 114.0 million, exceeding the prior-year figure by a good CHF 29 million. This results in an improved equity ratio in accordance with IFRSs of 31.3 percent (previous year: 19.8 percent) and at market value of around 32.6 percent (previous year: 22.6 percent).

Peach Property Group expects to continue its profitable growth in the current (2016) financial year. The Group aims to further reduce its operating costs and lift recurring income from rental income. This will be achieved by further optimising the rental situation of the investment portfolio and by purchasing additional residential properties that generate good yields, predominantly in Germany. With the recently announced acquisition in North Rhine-Westphalia a first success was already achieved. In addition, the proceeds from the recent property sales will be used to further improve the balance sheet and financing structure, and in particular to repay the outstanding bonds.

In connection with the focus on value-enhancing portfolio management, Bernd Hasse will step down from his position as CEO of Peach Property Group (Deutschland) AG and member of the executive management of the Peach Property Group at the end of April 2016, leaving the Group. Going forward, the newly built management team in Cologne will report directly to the executive board which as of May 2016 will comprise three members: CEO Dr. Thomas Wolfensberger, CFO Dr. Marcel Kucher and Head of Sales and Marketing Dr. Andreas Steinbauer. The executive management and the Board of Directors of Peach Property Group would like to thank Bernd Hasse for his strong commitment to the Group and wish him all the best for the future.

Peach Property Group erweitert den Bestand um 397 Wohnungen auf über 1.900 Wohnungen

Zürich, 8. März 2016 – Die Peach Property Group AG, ein Investor mit Fokus auf Wohnimmobilien, baut ihr Bestandsportfolio weiter aus. Ein entsprechender Kaufvertrag für die Übernahme eines spezialisierten Immobilienunternehmens wurde notariell beurkundet. Peach Property Group erwirbt dadurch ein Portfolio von rund 30 Gebäuden mit 397 Wohneinheiten und 36 Gewerbeeinheiten in der Stadt Düsseldorf sowie im näheren Umkreis. Über die Höhe des Kaufpreises wurde Stillschweigen vereinbart. Mit dem Vollzug wird bis spätestens im April 2016 gerechnet.

Durch die Übernahme steigt die Anzahl der Wohnungen im Bestand der Peach Property Group auf über 1.900 Einheiten. Die vermietbare Wohnfläche erhöht sich um knapp 24.000 Quadratmeter auf insgesamt knapp 130.000 Quadratmeter. Wohnimmobilien machen nach den kürzlich erfolgten Verkäufen nunmehr einen Anteil von über 80% Prozent der Gesamtmieteinnahmen aus. Die jährliche Soll-Miete der Peach Property Group erhöht sich durch den Kauf um rund CHF 2,6 Mio. (EUR 2,4 Mio.); insgesamt bleiben die jährlichen Soll-Mieten damit trotz des kürzlich bekannt gegebenen Verkaufs des Gretag Areals sowie von Erkrath Retail bei über CHF 10 Mio.

Die Vermietungsquote von derzeit 86 Prozent soll durch ein aktives Asset Management und durch gezielte Investitionen in die Objekte zeitnah erhöht werden. Es sind nur geringfügige Modernisierungsarbeiten notwendig, da sich die Immobilien in einem guten baulichen Zustand befinden.

Zurich, 8 March 2016 – Peach Property Group, an investor in residential real estate, today announced a further expansion of its investment portfolio. The respective purchase agreement for the acquisition of a real estate company was notarised yesterday. Peach Property Group thus acquires a portfolio of around 30 buildings with 397 residential and 36 commercial units in Düsseldorf and the surrounding area. The parties agreed not to disclose the purchase price. The closing of the transaction is expected to take place no later than April 2016.

The acquisition will rise the number of apartments in Peach Property Group’s portfolio to over 1,900 units. The lettable residential floor area increases by roughly 24.000 square metres to a total of close to 130.000 square metres. After the recent sales, rent from residential properties now accounts for more than 80 percent of Peach Property Group’s overall rental income. The acquisition increases annual rental income by around CHF 2.6 million (EUR 2.4 million). Overall, the annual target rent thus remains at more than CHF 10 million despite the recently announced sales of the Gretag site and the Erkrath Retail property.

Peach Property Group intends to increase the current occupancy rate of 86 percent in the short term through active asset management and specific investments in the properties. The properties require only minor modernisation work because the buildings are in good structural condition.

Peach Property Group sells Gretag property in Regensdorf near Zurich

Zurich, 4 March 2016 – Peach Property Group AG, a leading investor in real estate, today announced the sale of its Gretag property in Regensdorf, Switzerland, along with the planned construction project for 665 apartments to Turidomus Anlagestiftung. The respective purchase agreement has been notarised yesterday. The sale will generate payback of around CHF 70 million or more than CHF 14 per share for Peach Property Group. This means that Peach Property Group is selling the property at a significantly higher price than the purchase price. This figure is also higher than the current carrying amount and rewards the value-enhancing development of the property in recent years. Peach Property Group expects the transaction to be completed by the end of March 2016.

The property now sold comprises of two plots spanning around 36,000 m². It is located not far from Zurich, in direct proximity to Regensdorf train station. The site currently covers several commercial properties and has a sizeable land reserve for future construction. The Gretag property is a key component of the „Bahnhof-Nord“ development zone north of the train station, currently the largest development area in the Canton of Zurich. After intensive planning work, the community assembly in Regensdorf resolved on a partial revision of the construction and zoning regulations and approved the private „Gretag property“ design plan at the beginning of December 2015. This was a milestone in the development of the area.

The funds generated from the transaction will be used primarily to reduce liabilities and thus further strengthen the Group’s equity ratio. In addition, the investment portfolio will be expanded further, primarily in Germany.

Zürich, 4. März 2016 – Die Peach Property Group, ein führender Investor mit Fokus auf Wohnimmobilien, verkauft das Gretag-Areal in Regensdorf nahe Zürich mitsamt dem geplanten Bauprojekt für 665 Wohnungen an die Turidomus Anlagestiftung. Der entsprechende Kaufvertrag wurde gestern notariell beurkundet. Durch den Verkauf erzielt die Peach Property Group Netto-Kapitalrückflüsse in Höhe von rund CHF 70 Mio. Dies entspricht mehr als CHF 14 pro Aktie. Damit realisiert die Peach Property Group einen Verkaufspreis, der deutlich über dem Erwerbspreis und auch über dem aktuellen Buchwert liegt und die wertsteigernde Entwicklung des Areals der letzten Jahre honoriert. Mit dem Vollzug der Transaktion rechnet Peach Property Group bis Ende März 2016.

Das nun veräusserte Areal umfasst zwei Parzellen mit rund 36.000 Quadratmetern unweit von Zürich direkt am Bahnhof Regensdorf. Aktuell ist das Gelände mit mehreren Gewerbeobjekten bebaut und besitzt zudem eine beachtliche Baulandreserve. Es bildet einen zentralen Bestandteil des Entwicklungsgebiets „Bahnhof Nord“ – dem aktuell grössten Entwicklungsgebiet im Kanton Zürich. Die Gemeindeversammlung in Regensdorf hatte nach intensiven Vorarbeiten und Planungen Anfang Dezember 2015 eine Teilrevision der Bau- und Zonenordnung beschlossen sowie dem privaten Gestaltungsplan „Gretag-Areal“ zugestimmt. Dies stellte einen Meilenstein in der Entwicklung des Gebietes dar.

Die Mittel aus der Transaktion sollen primär zum Abbau von Verbindlichkeiten und damit zur weiteren Stärkung der Eigenkapitalquote genutzt werden. Darüber hinaus soll aber auch das Bestandsportfolio vornehmlich in Deutschland weiter ausgebaut werden.

Zurich, 17 February 2016 – Peach Property Group, an investor in residential real estate, today announced the sale of its “Erkrath Retail” commercial property near Düsseldorf to a private German investor at an attractive price. The contract for the acquisition of all shares of Peach Property Group (Deutschland) AG’s subsidiary, Portfolio Erkrath Retail GmbH, which exclusively owns the “Erkrath Retail” property, was notarised yesterday. The sale will generate additional cash funds of approximately CHF 9 million for Peach Property Group that will be used for further company growth. The transaction is expected to close in the first quarter of 2016.

Following this transaction, Peach Property Group will further focus on the residential property sector, in line with its strategy. The proceeds from the sale will be reinvested in additional high-yielding residential properties, predominantly in Germany.

Peach Property Group had acquired the commercial property located in the centre of Erkrath-Hochdahl with lettable space of 6,700 m² in 2012. Through active asset management and major leasing successes, the property’s market value has risen considerably since the acquisition. A particular impact had the lease extension signed with EDEKA Rhein-Ruhr ahead of time for 16 year until the end of 2031. Peach Property Group can now realise this appreciation in value by the sale of this commercial property.

Zürich, 17. Februar 2016 – Die Peach Property Group, ein Investor mit Fokus auf Wohnimmobilien, verkauft ihr Gewerbeobjekt „Erkrath Retail“ bei Düsseldorf zu einem attraktiven Preis an einen privaten deutschen Investor. Der Vertrag für die Übernahme sämtlicher Anteile der Tochtergesellschaft von der Peach Property Group (Deutschland) AG, der Portfolio Erkrath Retail GmbH, welche ausschliesslich das Objekt „Erkrath Retail“ besitzt, wurde gestern notariell beurkundet. Die Peach Property Group erhält durch den Verkauf zusätzliche liquide Mittel in Höhe von knapp CHF 9 Mio. Mit dem Vollzug der Transaktion wird im ersten Quartal 2016 gerechnet.

Damit legt die Peach Property Group den Fokus strategiekonform noch stärker auf den wohnwirtschaftlichen Bereich. Die Mittel aus dem Verkauf sollen entsprechend zum Erwerb von weiteren renditestarken Wohnimmobilien vornehmlich in Deutschland verwendet werden.

Die Peach Property Group hatte die Gewerbeimmobilie im Zentrum von Erkrath-Hochdahl mit einer vermietbaren Fläche von 6.700 Quadratmetern 2012 erworben. Durch ein aktives Asset Management und wichtige Vermietungserfolge konnte der Marktwert der Immobilie seit der Akquisition deutlich gesteigert werden. Insbesondere konnte mit EDEKA Rhein-Ruhr der Mietvertrag vorzeitig um 16 Jahre bis Ende 2031 verlängert werden. Die Peach Property Group kann diesen Wertzuwachs nun realisieren.
