Preliminary figures show marked improvement in Peach Property Group AG earnings in 2015

  • EBT of around CHF 1 million expected
  • Rental income up 12 percent to CHF 8.6 million (+20 percent excluding exchange rate effects)
  • Share of investment properties in overall portfolio rises to over 70 percent
  • Equity ratio increases sharply to over 30 percent
  • Positive outlook for 2016

 Zurich, 1 February 2016 – Preliminary, unaudited figures show that Peach Property Group AG, an investor in residential and commercial real estate, recorded a noticeable year-on-year improvement in earnings in the 2015 financial year, as expected. Thanks to the successful expansion of its portfolio and advancements in existing investment properties, rental income was up substantially on the prior-year figure. A sizeable reduction in operating costs was recorded at the same time. The completion of the “Living 108” project in Berlin and the handover of apartments in the other projects in Berlin and Hamburg appreciably reduced the proportion of developments in the Group’s portfolio, further improving its risk profile.

In 2015, the Peach Property Group expanded its investment portfolio and achieved major letting successes. Investment properties now make up more than 70 percent of the overall portfolio, which is close to the strategic objective of at least 75 percent communicated by the Group. Peach Property’s annualised current rental income rose by around 12 percent to CHF 8.6 million, up from CHF 7.7 million in the previous year. Excluding the negative exchange rate effects, current rental income would have climbed around 20 percent. Increasing its focus on investment properties also enabled Peach Property Group to lower its operating costs – particularly staff costs – significantly in the past financial year by over CHF 2 million to around CHF 10 million. Now that the cost reduction programme launched in spring 2015 has been fully in force since the fourth quarter of 2015, this effect will continue in 2016.

In the second half of the year, impairment losses of around CHF 4.6 million were charged for the development projects Peninsula Wädenswil, Seelofts in Rorschach, yoo berlin and H36 in Hamburg. Furthermore, costs incurred in connection with the Am Zirkus project had a negative impact of around CHF 1.2 million on the income statement. These charges are all of a one-off nature and they all concern the development business, which is has now been substantially reduced.

In spite of the extraordinary items, Peach Property Group is forecasting positive earnings before taxes (EBT) of around CHF 1 million.

Peach Property’s balance sheet at the end of December 2015 showed a significant increase in equity year-on-year. The equity ratio in accordance with IFRSs stood at around 30 percent compared with 19.8 percent at the end of December 2014, and 25.5 percent at the end of the first half of 2015. Further to the reduction of the overall balance sheet and hence risk positions, the increase was due in particular to the successful placement of a hybrid bond in December 2015 with a volume of around CHF 25 million. This created additional financial latitude for Peach to refinance its liabilities and finance its further growth.

The Peach Property Group is confident that its business will continue to develop encouragingly in the 2016 financial year. The basis for this will be provided by continued successful management of the remaining development projects and an active management of the investment portfolio in the residential property sector with a view to value appreciation, in order to further increase current revenue through rental income.

Our equity ratio of 30 percent provides a solid basis for the future. For 2016, we are planning to acquire additional investment properties that generate good yields and have appreciation potential, mainly in Germany’s residential property sector and also to further reduce our costs – for both our operations and also our financing activities.“

Peach Property Group AG nach vorläufigen Zahlen mit deutlicher Ergebnisverbesserung in 2015

Zürich, 1. Februar 2016 – Die Peach Property Group AG, ein Investor im Bereich Wohn- und Geschäftsimmobilien, hat nach vorläufigen, ungeprüften Zahlen das Ergebnis im Geschäftsjahr 2015 im Vergleich zur Vorperiode wie erwartet deutlich verbessert. Durch den erfolgreichen Bestandsausbau und Fortschritte bei bestehenden Renditeliegenschaften lagen die Mieteinnahmen signifikant über dem Vorjahresniveau. Gleichzeitig wurden die operativen Kosten erheblich reduziert. Durch den Abschluss des Projektes „Living 108“ in Berlin und Wohnungsübergaben bei den weiteren Projekten in Berlin und Hamburg wurde der Anteil des Entwicklungsgeschäftes deutlich verringert, womit sich auch das Risikoprofil der Gruppe weiter verbesserte.

In 2015 konnten das Bestandsportfolio ausgebaut und wichtige Vermietungs-erfolge erzielt werden. Der Anteil von Bestandsimmobilien am gesamten Portfolio beträgt nun über 70 Prozent und liegt damit nahe am kommunizierten strategischen Ziel von mindestens 75 Prozent. Die laufenden Mieteinnahmen von Peach Property Group stiegen auf Jahresbasis um rund 12 Prozent auf CHF 8,6 Mio. nach CHF 7,7 Mio. ein Jahr zuvor. Ohne die negativen Währungseffekte hätte die Steigerung bei rund. 20 Prozent gelegen. Mit der verstärkten Fokussierung auf Bestandsliegenschaften konnten auch die operativen Kosten – und hier insbesondere die Personalkosten – im abgelaufenen Geschäftsjahr um über CHF 2 Mio. auf noch rund CHF 10 Mio. merklich gesenkt werden. Nachdem das im Frühling 2015 lancierte Kostenprogramm seit dem 4. Quartal 2015 voll greift, wird sich dieser Effekt  2016 weiter fortsetzen.

Im zweiten Halbjahr wurden Wertberichtigungen auf den Entwicklungs-projekten Peninsula Wädenswil, Seelofts in Rorschach, yoo berlin und H36 in Hamburg im Umfang von rund CHF 4.6 Mio. vorgenommen. Weiter belastete das Projekt Am Zirkus die Erfolgsrechnung im Umfang von rund CHF 1.2 Mio. Diese Belastungen haben einmaligen Charakter und betreffen allesamt das nunmehr stark reduzierte Entwicklungsgeschäft.

Trotz der Sondereffekte erwartet die Peach Property Group ein positives Ergebnis vor Steuern (EBT) in der Höhe von rund CHF 1 Mio.

Auf der Bilanzseite konnte Peach Property das Eigenkapital zum Ende Dezember 2015 im Vergleich zum Vorjahr signifikant erhöhen. Die Eigenkapitalquote nach IFRS lag bei rund 30 Prozent nach 19,8 Prozent zum Ende Dezember 2014 und 25,5 Prozent zum Ende des ersten Halbjahres 2015. Die Steigerung resultierte bei gleichzeitig reduzierter Bilanzsumme vor allem aus der erfolgreichen Platzierung einer Hybridanleihe im Dezember 2015 im Volumen von rund CHF 25 Mio. Dadurch hat Peach zusätzlichen finanziellen Spielraum für die Refinanzierung von Verbindlichkeiten und das weitere Wachstum geschaffen.

Für das Geschäftsjahr 2016 ist die Peach Property Group zuversichtlich, die positive Geschäftsentwicklung fortzusetzen. Die Basis dafür ist die fortgesetzte erfolgreiche Abwicklung der verbleibenden Projekte und die wertsteigernde Bestandshaltung im wohnwirtschaftlichen Bereich und damit eine weitere Erhöhung der laufenden Einnahmen aus Mieterträgen.

Für 2016 planen wir, weitere gut rentierende Bestandsobjekte mit Wertsteigerungspotenzial vor allem im Bereich Wohnen in Deutschland zu erwerben sowie unsere Kosten – sowohl operativ als auch auf der Finanzierungseite – weiter zu senken.“

Peach Property Group platziert Hybridanleihe mit rund CHF 25 Mio.

Zürich, 11. Dezember 2015 – Die Peach Property Group AG, ein Investor im Bereich Wohn- und Geschäftsimmobilien, hat durch die Begebung einer nachrangigen Obligation („Hybridanleihe“, ISIN: CH0305711647) ein Emissionsvolumen von rund CHF 25 Mio. erzielt. Insgesamt wurden im Rahmen des öffentlichen Angebots in der Schweiz sowie einer Privatplatzierung bei ausgewählten europäischen Investoren rund 25.000 Stücke zu je einem Nennbetrag von CHF 1.000 platziert.

Die Gesellschaft hat damit das zu Beginn der Zeichnungsfrist kommunizierte Zielvolumen platziert. Die Aufstockungsmöglichkeit auf bis zu CHF 50 Mio. konnte kurz vor Ablauf der Zeichnungsfrist aufgrund regulatorischer und zeitlicher Restriktionen noch nicht realisiert werden. Investoren haben aber der Gesellschaft ein entsprechendes Interesse angemeldet, auf welches die Peach Property Group zu einem späteren Zeitpunkt zurückkommen kann.

Die Hybridanleihe hat eine unbegrenzte Laufzeit, wobei eine Kündigung durch die Peach Property Group AG erstmals nach drei Jahren zum 15. Dezember 2018 möglich ist. Bis zu diesem Termin wird die Anleihe mit einem Kupon von 5,00 Prozent pro Jahr verzinst, anschliessend liegt der jährliche Zins bei 3-Monats-Libor zzgl. 9,25 Prozent.

Der Mittelzufluss wird zur Refinanzierung von Verbindlichkeiten der Peach Property Group sowie zum Ausbau des Bestandsportfolios vornehmlich in Deutschland verwendet. Die Gesellschaft nutzt die dortigen attraktiven Marktopportunitäten für eine strategiekonforme verstärkte Bestandshaltung mit dem mittelfristigen Ziel, den Immobilienbestand auf 75 Prozent am Gesamtportfolio zu erhöhen. Der Fokus liegt dabei auf attraktiven und renditestarken Objekten in den Regionen Nordrhein-Westfalen, Niedersachsen und Hessen.

Peach Property Group places hybrid bond with a volume of around CHF 25 million

Zurich, 11 December 2015 – Peach Property Group AG, an investor in the residential and commercial real estate sectors, today announced that it achieved an issue volume of around CHF 25 million by issuing a subordinated bond (“hybrid bond”, ISIN CH0305711647). A total of around 25,000 bonds at a face value of EUR 1,000 each were sold by way of a public offer in Switzerland as well as by private placements with selected European investors.

Herewith the Company has placed the target volume as communicated at beginning of the subscription period. The Company could not utilise its option to increase the target volume for the hybrid bond to up to CHF 50 million yet due to timely and regulatory restrictions occurring shortly before the end of the subscription period. Investors however have shown interest to which Peach Property Group can get back at a later point in time.

The hybrid bond has an unlimited term and may be terminated by Peach Property Group AG no earlier than after three years, i.e. effective 15 December 2018. Up until that date, the bond will have a coupon of 5.00 percent p.a.; after that, the annual interest rate will be equivalent to the 3-month LIBOR rate plus 9.25 percent.

Peach Property Group will use the proceeds to refinance its liabilities and to expand its portfolio of investment properties, primarily in Germany. The Company will leverage the currently favourable market opportunities in Germany to increase its focus on investment properties in line with its strategy. The mid-term goal is to increase the portion of investment properties to 75 percent of its overall portfolio. Peach Property Group’s focus is on attractive and high-yield properties in the German states of North Rhine-Westphalia, Lower Saxony and Hesse.

Peach Property Group AG: Key progress in planning for the Gretag site in Regensdorf near Zurich

  • Town council resolves partial revision of the construction and zoning regulations and approves private design plan for the “Gretag site”

Zurich, 9 December 2015 – Peach Property Group AG, one of the leading investors in the residential and commercial real estate sectors, has made key progress for the “Gretag site” in Regensdorf close to Zurich. The town council meeting on 7 December 2015 resolved to partially revise the construction and zoning regulations for the “Bahnhof-Nord” area and approved the private design plan for the “Gretag site”. Developing the “Bahnhof Nord” area contributes to the future growth as well as to the concentration of the mid- term development into central areas in line with the Canton’s planning guideline – in particular given that this is currently the largest development area in the Canton of Zurich. The Gretag site is a central component in this development plan. The most recent resolutions by the town council are a further milestone in realizing the planned residential construction on this site.

Peach Property Group is planning to build 654 apartments in several construction phases. These will have a modest price level and will also include commercial and restaurant spaces. When finished, the site will have a total rental area of approx. 55,000 square metres. Construction is expected to start from 2017. The Gretag site comprises more than 48,000 square meters (of which around 36,000 square meters are owned by Peach Property Group) and is characterised by its excellent location at Regensdorf train station, close to Zurich.

The partial revision of the construction and zoning regulations as well as the private design plan are key foundations for the both the Gretag site as well as for future projects at other sites in the “Bahnhof Nord” area. They will now be submitted to the Canton of Zurich for approval.

The planned investments at the Gretag site will kick off the transformation of the entire “Bahnhof Nord” area. A central factor in the long-term, successful development of this area continues to be the institutionalised, strong cooperation between all of the property owners both between themselves and also with the town council. Peach Property Group will contribute actively towards the top-quality development of this entire region in the future – together with all of the partners.

Die Gemeinde-versammlung vom 7. Dezember 2015 hat eine Teilrevision der Bau- und Zonenordnung des Gebietes „Bahnhof-Nord“ beschlossen sowie dem privaten Gestaltungsplan „Gretag-Areal“ zugestimmt. Die Entwicklung des gesamten Gebiets „Bahnhof Nord“ ist im Sinne des kantonalen Richtplans ein Beitrag zur Innenentwicklung und Verdichtung an zentralen Lagen und stellt aktuell das grösste Entwicklungsgebiet im Kanton Zürich dar. Das Gretag Areal bildet einen zentralen Bestandteil dieses Gebiets. Die jüngsten Beschlüsse der Gemeinde-versammlung sind ein weiterer Meilenstein in der Realisierung der geplanten Wohnbebauung des Areals.

Die Peach Property Group plant in mehreren Etappen den Bau von 654 Wohnungen in einem mittleren Preisniveau sowie Gewerbe- und Gastronomieflächen. Die gesamte vermietbare Fläche beläuft sich nach Vollendung auf ca. 55.000 Quadratmeter. Der Baustart wird voraussichtlich ab 2017 erfolgen. Das Gretag-Areal umfasst eine Fläche von mehr als 48.000 Quadratmetern (davon gut 36.000 Quadratmeter im Eigentum der Peach Property Group) und zeichnet sich durch eine sehr gute Lage am Bahnhof Regensdorf unweit von Zürich aus.

Der Gestaltungsplan und die Teilrevision der Bau- und Zonenordnung als wichtigste Grundlage für den Gestaltungsplan sowohl des Gretag-Areals als auch für künftige Vorhaben auf anderen Baufeldern im Gebiet „Bahnhof Nord“ werden nun dem Kanton zur Genehmigung eingereicht.

Die geplanten Investitionen auf dem Gretag-Areal stellen eine Initialzündung für die Transformation des gesamten Gebiets „Bahnhof Nord“ dar. Für eine langfristig erfolgreiche Entwicklung ist weiterhin eine institutionalisierte gute Zusammenarbeit aller Grundeigentümer unter sich und mit der Gemeinde zentral. Zürich, 2. Dezember 2015 – Die Peach Property Group AG, ein führender Investor im Bereich Wohn- und Geschäftsimmobilien, hat kurz nach Beginn der Zeichnungsfrist für ihre nachrangige Obligation („Hybridanleihe“, ISIN: CH0305711647) eine sehr gute Nachfrage verzeichnet. Es liegen unterdessen Zeichnungszusagen von Investoren oberhalb des ursprünglichen Zielvolumens von CHF 25 Mio. vor. Entsprechend macht Peach Property deshalb von der Aufstockungsmöglichkeit für die Hybridanleihe auf bis zu CHF 50 Mio. Gebrauch. Die Zeichnungsfrist im Rahmen des öffentlichen Angebots in der Schweiz läuft noch voraussichtlich bis zum 11. Dezember 2015 (12:00 Uhr), eine vorzeitige Schliessung ist möglich. Zudem findet eine Privatplatzierung bei ausgewählten europäischen Investoren statt.

Die Hybridanleihe hat eine unbegrenzte Laufzeit, eine Kündigung durch die Peach Property Group AG ist erstmals zum 15. Dezember 2018 möglich. Der Zinscoupon beläuft sich bis zum 15. Dezember 2018 auf 5,00% p.a., anschliessend liegt der jährliche Zins bei 3-Monats-Libor zzgl. 9,25%. Die Kotierung der Hybridanleihe an der SIX Swiss Exchange soll zum 15. Dezember 2015 erfolgen. Den Mittelzufluss aus der Hybridanleihe will die Peach Property Group AG zur Refinanzierung von Verbindlichkeiten der Gruppe und zum Ausbau des Bestandsportfolios vor allem in Deutschland nutzen. Im dortigen Markt sieht das Unternehmen weiterhin attraktive und renditestarke Investitionsmöglichkeiten. Die Peach Property Group verfügt per 30. Juni 2015 über ein Bestandsportfolio an Wohn- und Gewerbeimmobilien in Deutschland und der Schweiz mit einem Marktwert von über CHF 200 Mio. und ein Entwicklungsportfolio mit einem Marktwert von gut CHF 130 Mio. Peach Property Group AG increases target volume of its hybrid bond due to high demand

  • Subscription commitments in excess of the original target volume of CHF 25 million have already been received
  • Company is thus using the option to increase the volume

  • Proceeds to be used for refinancing and to further expand the Group’s investment portfolio

Zurich, 2 December 2015 – Peach Property Group AG, one of the leading investors in the residential and commercial real estate sector, has been met with excellent demand for its subordinated bond (“hybrid bond”, ISIN: CH0305711647) shortly after the subscription period commenced. It has received subscription commitments from investors in excess of the original target volume of CHF 25 million. As a result, Peach Property Group AG is using its option to increase the volume of the hybrid bond up to CHF 50 million. The subscription period as part of the public offer in Switzerland is expected to end on 11 December 2015 (noon), early closing is possible. In addition, there will be a private placement with selected European investors.

The hybrid bond has an unlimited term, and termination by Peach Property Group AG is possible for the first time on 15 December 2018. The interest coupon is 5.00% p.a. through to 15 December 2018, and 3-month Libor plus 9.25% thereafter. The hybrid bond will be listed on the SIX Swiss Exchange on 15 December 2015. Peach Property Group AG plans to use the proceeds from the hybrid bond to refinance the Group’s liabilities and to expand its portfolio of investment properties in Germany in particular. Peach Property Group AG resolves to issue a hybrid bond

  • Subscription period from 1 December to 11 December 2015
  • Volume of CHF 25 million with possibility to increase to a total of CHF 50 million
  • Fixed coupon: 5.00% p.a. through December 2018
  • Proceeds to be used to refinance the group and further expand the portfolio of investment properties in Germany

Zurich, 1 December 2015 – The Management Board of Peach Property Group AG, a leading investor in the residential and commercial real estate sectors, has resolved to issue a subordinated bond (“hybrid bond”, ISIN: CH0305711647). The subscription period as part of the public offer in Switzerland starts on 2 December 2015 and is expected to end on 11 December 2015 (noon), with earlier closing also possible. In addition, there will be a private placement with select European investors. The target volume for the hybrid bond is CHF 25 million. In the  event of greater demand, it is possible to increase the volume to CHF 50 million. The hybrid bond has an unlimited term, and termination by Peach Property Group is possible for the first time on 15 December 2015. The interest coupon is 5.00% p.a. through 15 December 2018, and 3-month Libor plus 9.25% thereafter. The hybrid bond will be listed on the SIX Swiss Exchange from 15 December 2015. As a result of the roadshow for the group’s subsidiary Peach Property Group (Deutschland) AG, institutional investors from Switzerland in particular have announced very concrete interest in the structure of a hybrid bond at group level which has now been selected. As a result, the company is confident that the it will be able to place the planned volume.

Peach Property Group plans to use the proceeds from the hybrid bond to refinance the group’s liabilities and to expand its portfolio of investment properties in Germany in particular. The company believes that there continue to be attractive, profitable opportunities for investment on the market in Germany. As per June 30, 2015 Peach Property Group has a portfolio of both residential and commercial investment properties in Germany and Switzerland with a market value of CHF 200 million and a development portfolio with a market value of CHF 139 million. The real estate assets not encumbered with mortgages and thus uncollateralized real estate assets totals around CHF 170 million. Over the medium term, the investment focus is on Germany in particular, and more precisely on North Rhine-Westphalia, Lower Saxony and Hessen.

Over the past few years, the focus of  the overall portfolio has increasingly shifted towards investment properties; as of the end of September 2015 around 63% of the portfolio was invested in investment properties according to the asset reporting published each quarter. Over the medium term, the company aims to hold 75% of its total portfolio in real estate. As an active portfolio manager, in so doing the Peach Property Group aims to constantly increase the value of its investment portfolio via active asset management.

Zürich, 1. Dezember 2015 – Der Verwaltungsrat der Peach Property Group AG, einem führenden Investor im Bereich Wohn- und Geschäftsimmobilien, hat die Begebung einer nachrangigen Obligation („Hybridanleihe“, ISIN: CH0305711647) beschlossen. Die Zeichnungsfrist im Rahmen des öffentlichen Angebots in der Schweiz beginnt am 2. Dezember 2015 und endet voraus-sichtlich am 11. Dezember 2015 (12:00 Uhr), eine vorzeitige Schliessung ist möglich. Zudem findet eine Privatplatzierung bei ausgewählten europäischen Investoren statt. Das Zielvolumen der Hybridanleihe liegt bei CHF 25 Mio. Bei grosser Nachfrage ist eine Erhöhung des Volumens auf CHF 50 Mio. möglich. Die Hybridanleihe hat eine unbegrenzte Laufzeit, eine Kündigung durch die Peach Property Group ist erstmals zum 15. Dezember 2018 möglich. Der Zinscoupon beläuft sich bis zum 15. Dezember 2018 auf 5,00% p.a., anschliessend liegt der jährliche Zins bei 3-Monats-Libor zzgl. 9,25%. Die Kotierung der Hybridanleihe an der SIX Swiss Exchange soll zum 15. Dezember 2015 erfolgen. Anlässlich der Roadshow der Konzerntochter Peach Property Group (Deutschland) AG von Anfang November 2015 haben insbesondere institutionelle Investoren aus der Schweiz sehr konkretes Interesse an der nun gewählten Struktur einer Hybridanleihe auf Gruppenstufe bekundet. Entsprechend ist das Unternehmen zuversichtlich, das geplante Volumen zu platzieren.

Den Mittelzufluss aus der Hybridanleihe will die Peach Property Group zur Refinanzierung von Verbindlichkeiten der Gruppe und zum Ausbau des Bestandsportfolios vor allem in Deutschland nutzen. Im dortigen Markt sieht das Unternehmen weiterhin attraktive und renditestarke Investitionsmöglichkeiten. Die Peach Property Group verfügte zum Halbjahr 2015 über ein Bestandsportfolio an Wohn- und Gewerbeimmobilien in Deutschland und der Schweiz mit einem Marktwert von CHF 200 Mio. und ein Entwicklungsportfolio mit einem Marktwert von CHF 130 Mio. Das nicht durch Grundpfandrechte belegte und somit unbesicherte Immobilienvermögen beläuft sich dabei auf rund CHF 170 Mio. Der mittelfristige Investitionsfokus liegt insbesondere in Deutschland und hier in den Regionen Nordrhein-Westfalen, Niedersachsen und Hessen.

In den vergangenen Jahren hat sich der Schwerpunkt des Gesamtportfolios immer mehr in Richtung Bestandsobjekte verlagert; per Ende September 2015 waren gemäss dem quartalsweise veröffentlichten Asset Reporting rund 63% des Portfolios in Bestandsimmobilien investiert. Mittelfristig liegt die Zielgrösse des Immobilienbestands bei 75% des Gesamtportfolios. Als aktiver Bestandshalter strebt die Peach Property Group dabei eine stetige Wertsteigerung des Bestandsportfolios durch aktives Asset Management an.
