Berlin: first residential building project of Peach Property Group in Germany successfully completed

  • All 76 flats by Living 106 sold to private owners
  • Completed on time and within budget

Berlin, 25 August 2011 – All of the 76 flats of the project Living 106 on Chausseestrasse 106 in Berlin – all in the upper price segment – have now been sold. In February 2011, Peach Property Group announced the completion, on time and within budget, of Living 106 with a total surface area of 5,300 square metres. The marketing rate for the flats, a portion of which were offered as managed furnished flats, was already over 90% at this time. The topping-out ceremony for the development project, with two extensively renovated existing buildings and two new buildings, took place in autumn 2009. With this, Peach Property Group, a leading developer of top-quality residential property in German-speaking Europe, has successfully completed its first development project in Germany and registered all the flats. With the completion of the project, a total return flow of equity capital of approximately EUR 7.5 million comes to the enterprise, of which about EUR 2.5 million are apportioned to 2010 and about EUR 5 million to 2011.

Alongside the 22 condominiums and lofts with a surface area of up to 350 square metres, 54 “serviced apartments” with up to 66 square metres were also created on Chausseestrasse 106, as completely furnished modern flats. All the inhabitants have access to the building’s own day spa with sauna and fitness area as well as an underground car park. Bernd Hasse, Managing Director of Peach Property Group in Germany, stated: “The mixture of owner-occupiers and their identification with the area, together with the short-term tenants who are fascinated with Berlin, is what gives the building its charm. Living 106 represents a harmonious building ensemble with old and new buildings as well as an urban mixed form of living. Berlin: Erstes Wohnungsbauprojekt der Peach Property Group in Deutschland erfolgreich abgeschlossen

Berlin, 25. August 2011 – Die insgesamt 76 Wohnungen des Projektes Living 106 in der Berliner Chausseestraße 106  – alle im gehobenen Segment –  sind jetzt vollständig verkauft. Im Februar 2011 hatte die Peach Property Group die termin- und kostengerechte Fertigstellung von „Living 106“ mit einer Gesamtfläche von 5.300 m2 mitgeteilt. Der Vermarktungsstand für die Wohnungen, von denen ein Teil als gemanagte möblierte Apartments angeboten wurde, lag zu diesem Zeitpunkt bereits bei über 90%. Das Richtfest für das Entwicklungsprojekt mit zwei aufwändig sanierten Bestandsbauten und zwei Neubauten war im Herbst 2009 erfolgt. Damit hat die Peach Property Group, ein führender Entwickler von hochwertigen Wohnimmobilien im deutschsprachigen Europa, nach zwei Jahren ihr erstes Entwicklungsprojekt in Deutschland erfolgreich abgeschlossen und alle Wohnungen beurkundet. Mit dem Abschluss des Projektes ergibt sich für das Unternehmen ein Gesamtrückfluss an Eigenmitteln von rund EUR 7,5 Mio., wovon rund EUR 2,5 Mio. auf 2010 und rund EUR 5 Mio. auf 2011 entfallen.

Zürich, 16. August 2011 – Als Chief Information Officer wird Marcel Kucher dafür verantwortlich sein, die internen Geschäftsprozesse zu optimieren und automatisieren und die Peach Property Group so in die Lage zu versetzen, noch effizienter zu wachsen. Prioritär werden Projekte in den Bereichen Finanz- und Rechnungswesen, Marketing und Vertrieb sowie Projekt- und Baumanagement umgesetzt.

Integriertes Informationssystem als Wachstumstreiber
Thomas Wolfensberger, CEO und Delegierter des Verwaltungsrats, erklärt: „Unsere Vision ist, die wertschöpfenden Prozesse für die Evaluation und Umsetzung unserer Immobilienprojekte in ein Disziplinen übergreifendes Informationssystem einzubringen. Mit einer integrierten Plattform können wir unsere Projekte noch schneller, transparenter und rationeller realisieren und uns weitere Wettbewerbsvorteile verschaffen.“

Marcel Kucher war während der letzten acht Jahre massgeblich am Aufbau der Beratungsfirma a-connect in der Schweiz und den USA beteiligt, so als Chief Financial Officer und Head Corporate Development. Unter seiner Führung wurde für alle Standorte ein SAP-basiertes Informationssystem eingeführt, welches das Wachstum der Gruppe entscheidend unterstützte. Zuvor war er bei McKinsey & Company und der Credit Suisse tätig. Marcel Kucher studierte Wirtschaft an der Universität Zürich und der London School of Economics und schloss mit dem Doktortitel ab.

Neuer Head Marketing und Communications
Zudem stösst Albert Halter als Head Marketing and Communications zur Peach Property Group. Albert Halter war seit 2006 bei der SWX Group und bei SIX Group Head Corporate Communications und Head External Communications. In früheren Funktionen wirkte er als Manager External Communications für Barry Callebaut und als Head Communications für Swiss Re Asset Management. Albert Halter studierte an der Universität Zürich und promovierte als Dr. Phil I. Er folgt auf Joel Blom, der das Unternehmen seit 2008 erfolgreich begleitet hat und sich neuen Aufgaben stellt.

Rahman Rahmanzadeh schliesst seine erfolgreiche Tätigkeit ab
Nachdem die Geschäftsaktivitäten der Peach Property Group in der Schweiz und in Deutschland gut etabliert sind und eine kompetente Führungsmannschaft für die Bereiche Entwicklung, Bau- und Projektmanagement aufgebaut wurde, hat sich Chief Construction Officer Rahman Rahmanzadeh entschieden, das Unternehmen auf Ende September zu verlassen und sich neuen Aufgaben zuzuwenden. Seine Aufgaben werden in der Schweiz von Bruno Birrer, Chief Operating Officer, übernommen. In Deutschland zeichnen die beiden Geschäftsführer Bernd Hasse und Ralf Vorrink dafür verantwortlich.

Peach Property Group announces management changes

Zurich, 16 August 2011 – As Chief Information Officer, Marcel Kucher will be responsible for optimising and automating internal business processes, enabling Peach Property Group to grow even more efficiently. Priority is being given to implementing projects in the fields of finance and accounting, marketing and sales as well as project and building management.

Integrated information system will drive growth
Thomas Wolfensberger, CEO and Delegate of the Board of Directors, explains: “Our vision is to incorporate the processes which create value for the appraisal and implementation of our real-estate projects into a single, interdisciplinary information system. An integrated platform will allow us to complete our projects even faster, more transparently and more rationally, and gain us further competitive advantages.”

Over the past eight years, Marcel Kucher has played a key role in building up the consultancy company a-connect in Switzerland and the USA, serving as Chief Financial Officer and Head of Corporate Development. He managed the introduction of an SAP-based information system at all sites, which lent decisive support to the Group’s growth. Kucher had previously worked at McKinsey & Company and Credit Suisse, after completing his studies in economics at the University of Zurich and the London School of Economics and obtaining a doctorate.

New Head of Marketing and Communications
Joining Peach Property Group as Head of Marketing and Communications is Albert Halter, who had been with SWX Group since 2006. He has also served as Head of Corporate Communications and Head of External Communications at SIX Group. Earlier posts held include Manager External Communications at Barry Callebaut and Head of Communications at Swiss Re Asset Management. Halter studied at the University of Zurich, where he obtained the degree of Dr. phil. I. He takes over from Joel Blom, who has served the company successfully since 2008 and is now moving on to new challenges.

Thomas Wolfensberger comments: “We are very pleased to be able to appoint Albert Halter, a communications professional with a thorough knowledge of corporate and marketing communications. His broad experience will enable him to support our sometimes highly complex plans professionally. Rahman Rahmanzadeh winds up his successful activity
Peach Property Group’s business activities in Switzerland and Germany are now well established, with an expert managerial team in place for the areas of development as well as building and project management. Chief Construction Officer Rahman Rahmanzadeh has therefore decided to leave the company at the end of September and dedicate himself to new tasks. Chief Operating Officer Bruno Birrer will take over Rahmanzadeh’s duties in Switzerland while, in Germany, the two Managing Directors Bernd Hasse and Ralf Vorrink will assume this responsibility.

“Rahman Rahmanzadeh has made a valuable contribution to the successful development of our business in Switzerland and Germany. We thank him most warmly for his great dedication and convey every good wish to him for the future,” adds Wolfensberger.

Peach Property Group buys portfolio properties in Munster, Germany, for around EUR 9 million (CHF 10.8 Mio)

Peach Property Group (Deutschland) GmbH acquires portfolio properties in Munster, in Luneburg Heath, Germany, offering 26,000 square metres of apartment floor space

Annual rental income of around EUR 1.2 million (CHF 1.4 Mio)

Zurich, Cologne and Hamburg, 12 July 2011 – Peach Property Group Ltd, a leading developer of top-quality residential properties in German-speaking Europe, is acquiring a portfolio of 376 residential units with floor space totalling 26,000 square metres. The vendor is Frankfurt-based Alpha Real Estate GmbH.

The properties are located in Munster, a small town around 80 kilometres south of Hamburg. This places them in the catchment areas of two major cities: Hamburg and Hanover. In return for a purchase price of around EUR 9 million (CHF 10.8 Mio), the annual rental income will stand at around EUR 1.2 million (CHF 1.4 Mio)

CEO Thomas Wolfensberger comments: “This acquisition marks a milestone in the implementation of our corporate strategy. That is to complement our project developments in the premier-quality residential segment with portfolio properties yielding good returns. Acquiring this new portfolio in Munster will procure us a sustainable rental income on advantageous terms, with an annual return of around 13% in the form of rent.”

Peach Property Group had already announced at its annual press conference, on 6 April 2011, that it did not intend the development of high-quality residential property to be its only interest. In fact the Group was seeking to build up a portfolio of properties to provide a permanent source of annual income. Partly for this purpose, on 6 July 2011, Peach Property Group issued a bond of up to EUR 50 million (CHF 60 Mio) with a 6.6% coupon and a five-year term.

Die Wohnimmobilien liegen rund 80 km südlich von Hamburg, in Munster und befinden sich somit im Einzugsgebiet der beiden Grosstädte Hamburg und Hannover. Dem Kaufpreis von rund EUR 9 Mio (CHF 10.8 Mio) stehen jährliche Mieteinnahmen von rund EUR 1.2 Mio (CHF 1.4 Mio) gegenüber.

6 July 2011 – Peach Property Group, a leading developer of high-quality residential property in German-speaking Europe, is planning to issue a corporate bond on the German capital market. With volume up to EUR 50 million, the bond will pay interest of 6.6% per annum over a five-year term. Issuer is the Group’s German subsidiary, Peach Property Group (Deutschland) GmbH.

The funds raised by the loan are to be used to support the company’s future growth on the German market. The main emphasis is on financing existing and new projects, building up portfolio properties and optimising the structure of the company’s finance. CEO Thomas Wolfensberger comments: “Peach Property Group has established itself in Germany as a major provider of top-quality properties. We know this market and discern attractive potential here – both for project development and for building up a portfolio of existing properties with good returns. The proceeds of the bond will lay the foundation for us to tap this potential.”

BaFin, the German federal financial supervisory authority, approved the bond issue on 1 July 2011. The subscription period, in which accrued interest is not payable, runs from 4 to 15 July 2011. The bond is being placed jointly with ACON Actienbank as structuring partner and will be listed on the German stock exchange’s open market. Volumen von bis zu EUR 50 Mio. wird eine jährliche Verzinsung von 6,6% und eine Laufzeit von fünf Jahren aufweisen. Emittentin ist die deutsche Tochtergesellschaft Peach Property Group (Deutschland) GmbH.

Die Mittel aus der Anleihe sollen für das künftige Wachstum der Gesellschaft im deutschen Markt eingesetzt werden. Im Vordergrund stehen die Finanzierung
bestehender und neuer Projekte, der Aufbau von Bestandsimmobilien sowie die
Optimierung der Finanzierungsstruktur. CEO Thomas Wolfensberger kommentiert: „Die Peach Property Group hat sich in Deutschland als wichtiger Anbieter von hochwertigen Immobilien etabliert. Building construction is underway at „yoo berlin“ and „Am Zirkus 1“ projects

Zurich, Berlin and Cologne, 28 June 2011 – Peach Property Group Ltd, a leading developer of top-quality residential properties in German-speaking Europe, announces the start of building construction work on its “yoo berlin” and “Am Zirkus 1” projects. Civil engineering work on the foundations, launched 12 months ago, has been completed to time and within budget. Over the same period, apartment sales volume at “yoo berlin” has rocketed to over EUR 32 million, meeting the planned quota for advance sales. Target asking prices for the apartments have, without exception, been met or exceeded. Thus finance for the whole project is now assured. A firm 20-year lease has been concluded for the “Am Zirkus 1” hotel project.

General contractor agreements were concluded in June, also providing reasonable cost security for the remaining course of building construction work on the two projects.

Total investment costs for both parts of the project (the Peach Property Group portions) are expected to run to around EUR 124.4 million (CHF 148 million).

Thomas Wolfensberger, CEO of Peach Property Group, notes: “Peach Property Group now meets all the preconditions, in terms of advance sales and finance, which were necessary to move the entire project forward to the building construction stage, after completion of the civil engineering works. This is one of the most important milestones that we have ever passed in the German market.”

Historic location for Peach Property Group’s showpiece development

The “yoo berlin” part of the project is rising on a unique historic site on the banks of the river Spree, in the centre of Berlin. It comprises 12,800 square metres of saleable living space. A total of 87 dwelling units will be built, subdivided into six different residential formats: townhouse, penthouse, pied-à-terre, atrium suite, master suite and atrium pied-à-terre. The apartments are being built in cooperation with designer Philippe Starck under the label “yoo – inspired by Starck”, with floor spaces ranging from 62 to 339 square metres. There are also a lobby and a health, fitness and spa area, complete with bar and café.

Next door, Peach Property Group is building the “Am Zirkus 1” part of the project. This will be a 311-room hotel with office and business units. Total surface area will be 16,500 square metres, of which 5,000 is top-quality office space.

Fattal Group, which already operates 24 Leonardo Hotels in Germany, five of which are in Berlin, is fitting out the hotel in avant-garde style. This positions “Am Zirkus 1” as the first theme hotel. Peach Property Group has leased the hotel to Fattal Group for 20 years.

The representative office space is spread across 10 floors, with individual areas ranging from 150 to 500 square metres. A common feature is the exposed position impressively overlooking the river Spree, Weidendammer Bridge and the skyline of the district around Berlin’s Friedrichstrasse railway station. This wide view, unusual for offices, is achieved by arranging all office space in the building’s south-east wing.

Bernd Hasse, Managing Director Peach Property Group (Deutschland) GmbH, commented: “Demand for properties in locations of the quality of the ‘Am Zirkus 1’ and ‘yoo berlin’ developments far exceeds the limited availability.”

Construction in progress on all Peach Property Group projects in Germany

The two parts of the project “yoo berlin” and “Am Zirkus 1” are scheduled for completion in 2012 (office and hotel section) and 2013 (residential units).

Thus all Peach Property Group’s projects in Germany are either being built or already completed. In May, the foundation stone was laid for “Harvestehuderweg 36” in Hamburg, while the Group’s third Berlin project, “living 106”, was completed on time at the end of 2010 and has only a few residential units still for sale.

Juni 2011 – Die Peach Property Group AG, ein führender Entwickler von hochwertigen Wohnimmobilien im deutschsprachigen Europa, kündigt den Start der Hochbaumassnahmen in ihren Projekten „yoo berlin“ und „Am Zirkus 1“ an. Die vor 12 Monaten begonnenen Tiefbauarbeiten konnten termin- und kostengerecht abgeschlossen werden. In der gleichen Zeit nahm das Verkaufsvolumen der „yoo berlin“-Wohnungen auf über EUR 32 Mio. zu und entspricht der geplanten Vorvertriebsquote. Die angestrebten Zielverkaufspreise der Wohnungen wurden ausnahmslos erreicht oder übertroffen. Die Projektfinanzierung ist somit vollumfänglich sichergestellt. Das Hotelprojekt „Am Zirkus 1“ konnte in einem Pachtvertrag für 20 Jahre fest verpachtet werden.

Mit dem im Juni erfolgten Abschluss der Generalunternehmerverträge konnte zudem für den Hochbau eine angemessene Kostensicherheit für den restlichen Verlauf der beiden Projekte erreicht werden.

Die voraussichtlichen Gesamtinvestitionskosten für beide Teilprojekte betragen (Anteile Peach Property Group) rund EUR 124,4 Mio. (CHF 148 Mio.).

Peach Property Group realisiert Vorzeigeobjekt an historischer Lage

Das Teilprojekt „yoo berlin“ entsteht an einmaliger historischer Lage an der Spree in Berlin Mitte und umfasst eine verkaufbare Wohnfläche von 12‘800 m². Erstellt werden insgesamt 87 Wohneinheiten, unterteilt in sechs unterschiedliche Wohnkonzepte: Townhouse, Penthouse, Pied-à-terre, Atrium Suite, Master Suite und Atrium Pied-à-terre. Die Wohnungen werden in Zusammenarbeit mit dem Designer Philippe Starck unter dem Label „yoo – inspired by Starck“ errichtet und weisen Flächen zwischen 62 m² und 339 m² auf. Hinzu kommen Lobby, Wellness- und Spabereich mit Bar und Café.

Im anschliessenden Gebäudeteil realisiert die Peach Property Group im Teilprojekt „Am Zirkus 1“ein Hotel mit 311 Zimmern, Büro und Gewerbeeinheiten mit einer Gesamtfläche von 16‘500 m². Rund 5‘000 m² davon entfallen auf höchstwertige Büroflächen.

Das Hotel wird von der Fattal Group, die in Deutschland bereits 24 Leonardo-Hotels betreibt, im „Avantgarde Style“ eingerichtet und als erstes neues Themenhotel positioniert. Die Hotelgesellschaft betreibt bereits fünf Hotels in Berlin. Die Peach Property Group hat das Hotel in einem Pachtvertrag für 20 Jahre an die Fattal Group verpachtet.

Die repräsentativen Büroflächen verteilen sich auf zehn Geschosse mit Flächen zwischen 150 m² und 500 m². Gemeinsames Merkmal sind die exponierte Lage und der eindrückliche Ausblick auf die Spree, die Weidendammer Brücke und die Skyline des Viertels am Bahnhof Friedrichstrasse. Diese für Büros ungewöhnliche Bellevue-Situation entsteht durch die Anordnung aller Büroflächen im Südost-Flügel des Gebäudes.

Bernd Hasse, Geschäftsführer Peach Property Group (Deutschland) GmbH, sagte: „Für Immobilien mit der Standort-Qualität der Objekte „Am Zirkus 1“ und „yoo berlin“, übertrifft die Nachfrage das limitierte Angebot bei weitem.“

Sämtliche Projekte der Peach Property Group in Deutschland im Bau

Die Fertigstellung der beiden Teilprojekte „yoo berlin“ und „Am Zirkus 1“ ist für 2012 (Büro- und Hotelbereich) und 2013 (Wohneinheiten) geplant.

Somit befinden sich nun sämtliche Projekte der Peach Property Group in Deutschland im Bau oder sind bereits fertiggestellt. Während im Mai die Grundsteinlegung von Hamburg „Harvestehuderweg 36“ gefeiert werden konnte, ist „living 106“, das dritte Berliner Projekt der Gruppe, welches Ende 2010 termingerecht fertiggestellt worden war, bis auf einige wenige Wohneinheiten verkauft.
